the Engineer and as required by code. Provide instruments and labor necessary to conduct <br /> these tests and have them verified by the Engineer. <br /> B. Provide a letter addressed to the Owner advising that the completed systems have been installed <br /> in accordance with the Contract Documents and that such are in proper operating condition. The <br /> Owner shall receive a written guarantee covering all defects in workmanship and material for a <br /> period of one (1) year from date of Substantial Completion. Unless otherwise stated, provide <br /> extended compressor parts warranty, for a total five year warranty, for all compressors. <br /> 3.13 INSTRUCTIONS <br /> A. After the systems are in operation, and tests are complete, instruct the designated personnel of <br /> the Owner on the operation and maintenance of all equipment and systems. Entire session shall <br /> be video and audio recorded, with copy provided to the Owner and Architect. <br /> B. Provide a minimum of eight(8) hours total instruction. Instructions shall include the following: <br /> 1. Location of equipment and explanation of function. <br /> 2. Review of operating instruction manual for record and clarity. <br /> 3. Explanation of specific maintenance requirements to be performed by the Owner. <br /> 4. Complete review of the equipment's Sequence of Operation and critical schedules and <br /> setpoints. <br /> C. Certify in writing that the designated personnel of the Owner (indicated above) were fully <br /> instructed in the care, operation and maintenance of all mechanical equipment. This certification <br /> shall be signed by all persons attending acknowledging they attended the full instructional <br /> program. <br /> 3.14 ENGINEER'S PROJECT SITE VISITS <br /> A. When the engineer or his designated representative visits the site to review the installation, all <br /> tools, ladders, current Contract Documents, etc. necessary for the review of the work shall be <br /> provided. <br /> B. The Engineer will provide a typed list of deficiencies noted during the site visit for corrective <br /> action. Prior to request for supplementary visits, provide an initialed and dated copy of the last <br /> report indicating the current status of the noted deficiency corrections. <br /> 3.15 PROJECT CLOSEOUT <br /> A. Prior to request for substantial completion, all HVAC systems shall be verified for proper <br /> operation and control. Substantiation of complete and operational systems shall be verified by <br /> submission of the following documents and forms: <br /> 1. Completed Test and Balance Report. Reports submitted with comments or punch lists <br /> will be rejected and substantial completion inspection rescheduled at the Contractor's <br /> expense. The final Test and Balance Report shall be provided to the Architect and <br /> Engineer seven days before the scheduled substantial completion walk-through. <br /> 2. Completed Operation and Maintenance Manuals.
