Jackie,
It is a little confusing and I know how much you have on your plate. This is definitely something that
doesn't come up very often and Bill and I had reviewed this a while back.
Per the ordinance:
d. Replacement of dwelling unit. No school impact fee shall be imposed for the replacement of a
dwelling unit, in whole or in part, as long as the owner can demonstrate that the same use existed as
of February 27, 2001; or that the appropriate school impact fee has been paid. However, where a
replacement will create a greater student demand generator, as defined in the Page_1302.3-5 Land
Development Code_January 1, 2012 School Impact Fee Study; e.ga mobile home replaced by a
single-family house, a school impact fee equivalent to the difference shall be due for the resulting
dwelling unit pursuant to the school impact fee in place of in the.time of the change
circumstances j
We have a single family house (School Impact Fee- $8,328.00)being replaced by two multi-family
units (School Impact Fee- 2 x $4,884.00 = $9,768.00).
The School Impact Fee would be equivalent to the difference between these two amounts. I get
charged $9,768.00 but get credit of $8,328.00 so
I pay the difference $9,768.00 - $8,328 = $1,440.00. $1,44o would be the total SIF for both units.
Double check with Bill but I'm quite sure this is correct. Thanks Jackie
3
