THE CITYS COMPREHENSIVE <br />PLAN,R! r FOR COMPREHENSIVE <br />AMENDMENT TO THE FUTURE LAND USE MAP CHANGING FROM <br />COUNTY • 1 • T TO CITY • <br />(RESIDENTIAL C. 1 THE ZONINGDESIGNATION *! <br />COUNTY.• R. 1 TO CITY • <br />NUMBERSDENSITY RESIDENTIAL) FOR APPROXIMATELY 4.95 ACRES OF <br />REAL PROPERTY LOCATED ON WIRE ROAD AND APPROX. 1,000 <br />FEET NORTH OF COUNTY ROAD 54 AND HAVING PARCEL <br />1 1 w11 1 11 • r 02-26-21-0010-03600-0010 <br />LOCATED AT 6700, 6712, AND 6718 WIRE ROAD, ZEPHYRILLS <br />FLORIDA 33542; PROVIDING FOR CODIFICATION, SEVERABILITY <br />1 AN EFFECTIVE DATE. <br />WHEREAS, Chapters 125 and 163 Florida Statutes, authorize the City Council of the City <br />of Zephyrhills to prepare and enforce a Comprehensive Plan for the development of the City; and <br />the City Council desires to amend the City of Zephyrhills' Comprehensive Plan, and; <br />WHEREAS, the City Council has determined that the proposed amendment meets the <br />criteria for a Small -Scale Comprehensive Plan Amendment pursuant to Section 163.3184, Florida <br />Statutes, and the Zephyrhills Comprehensive Plan; and <br />WHEREAS, the Zephyrhills Planning Commission, sitting as the Local Planning Agency, <br />on March 15, 2022, held a public meeting on the proposed amendment to the Comprehensive Plan <br />with due public notice, pursuant to Section 125.55(2), Florida Statutes, and recommended approval <br />to the City Council; and <br />WHEREAS, based upon the recommendations of the Zephyrhills Planning Commission <br />to the City Council, said Council has prepared the amendment to the City's Comprehensive Plan, <br />and; <br />WHEREAS, the proposed Future Land Use Map amendment meets the criteria of a small- <br />scale Future Land Use Map amendment and is consistent with the goals, objectives and policies <br />of the Comprehensive Plan; and <br />WHEREAS, the City Council has determined that the RU (Residential Urban) future land <br />use classification would be appropriate, would promote the general welfare, and would encourage <br />proper development within the City; and <br />WHEREAS, the City Council has determined that the R4 Zoning Designation would be <br />appropriate, would promote the general welfare, and encourage proper development within the <br />City; and <br />WHEREAS, the City Council desires to hereby formally adopt the amendment to the <br />City's Comprehensive Plan. I <br />NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Zephyrhills, <br />Florida, as follows: <br />Section 1. Recitals. <br />The Whereas Clauses above are true and accurate and are incorporated by reference <br />and made a part of this Ordinance. <br />Section 2. Authority. <br />This Ordinance is enacted pursuant to Chapter 163, Florida Statutes, and under the <br />home rule powers of the City. <br />Section 3. Amendment. <br />-1- <br />
