<br />ANNEXING ADDITIONAL • O BE INCLUDED WITHIN
<br />THE BOUNDARIES OF THE CITY OF ZEPHYRHILLS PURSUANT TO
<br />LANDSTHE REQUEST OF THE OWNERS OF SUCH 1 IN
<br />ACCORDANCE WITH SECTION 171.044, FLORIDA STATUTES, AS
<br />AMENDED.
<br />WHEREAS, the City is authorized by Chapter 171, Florida Statutes, to annex contiguous and
<br />infill area, and to extend the City limits upon receipt of written consent of the land owner, together
<br />with the approval of the City Council after public notice and public hearing; and
<br />WHEREAS, Zephyrhills Storage, LLC, as owner of the lands described in Section 2 below
<br />consented to annexation by the City of Zephyrhills of said lands described in Section 2 below; and
<br />WHEREAS, the Planning Commission, sitting as the Local Planning Agency, did hold public
<br />hearing on the 16 day of August, 2022 to consider the proposed annexation; and
<br />WHEREAS, due public notice of hearing on the proposed annexation was given by the City
<br />Council on September 29, 2022 and October 13, 2022, as required by the Zephyrhills Land
<br />Development Code, as amended, and Chapter 171, Florida Statutes; and
<br />WHEREAS, the City Council has reviewed and evaluated the applications submitted, and has
<br />determined that the annexation of said lands into the City is in the public interest and is consistent
<br />with the City's Comprehensive Plan and Land Development Regulations.
<br />NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Zephyrhills,
<br />Florida, as follows:
<br />Section 1. The Whereas clauses above are true and accurate and are incorporated by reference
<br />- and made a part of this Ordinance.
<br />Section 2. The following lands, lying and being situated in Pasco County, Florida to -wit:

<br />Legal Description:
<br />THE SOUTH 100 FEET OF TRACT I AND THE WEST 30 FEET OF THE
<br />NORTH 221.60 FEET OF TRACT 1, AND THE WEST 400 FEET OF TRACT 16
<br />LESS THE SOUTH / FEET THEREOF;PORTION

<br />the same are hereby annexed to and included within the boundaries of the City of
<br />Zephyrhills, Florida, a municipal corporation.
<br />Section 3. Said lands are contiguous to or infill of the present city limits of the City of
<br />Zephyrhills. That said lands are now incorporated and lie within the same County
<br />as said City. That the owners of said lands contained in said area to be annexed
<br />have given written consent to have such area annexed.
<br />Section 4. The City of Zephyrhills, Florida, is authorized by the legislature of the State of
<br />Florida, pursuant to Section 171.044, F.S, and pursuant to the Charter of the City
<br />of Zephyrhills, to annex contiguous and infill area and to extend the City limits or
<br />territorial boundaries upon receipt of written consent of all owners of land
<br />contained in the area to be annexed, together with the approval of the City Council
<br />of the City of Zephyrhills, of said annexation duly expressed by Ordinance.
