INSTR# 2022262490 OR BK 10738 PG 2889 Page 1 of 2 12/16/2022 10:33 AM Rcpt: 2533140 Rec: 18.50 DS: 0.00 IT: 0.00 Nikki Alvarez-Sowles, Esq., Pasco County Clerk & Comptroller 10119111131 3�►C11_ u ''x ' F w I!1 i1 !1 111 • • � r � r I,r ••I WX I b7ff-1111011 IN110111111 Bill a Wal V LVA a rx WHEREAS, Chapters 125 and 163 Florida Statutes, authorize the City Council of the City of Zephyrhills to prepare and enforce a Comprehensive Plan for the development of the City; and the City Council. desires to amend the City of Zephyrhills' Comprehensive Plan, and; WHEREAS, the City Council has determined that the proposed amendment meets the criteria for a Small -Scale Comprehensive Plan Amendment pursuant to Section 163.3184, Florida Statutes, and the Zephyrhills Comprehensive Plan; and WHEREAS, the Zephyrhills Planning Commission, sitting as the Local Planning Agency, on March 15, 2022, held a public meeting on the proposed amendment to the Comprehensive Plan with due public notice, pursuant to Section 125.55(2), Florida Statutes, and recommended approval to the City Council; and WHEREAS, based upon the recommendations of the Zephyrhills Planning Commission to the City Council, said Council has prepared the amendment to the City's Comprehensive Plan, and; WHEREAS, the proposed Future Land Use Map amendment meets the criteria of a small- scale Future Land Use Map amendment and is consistent with the goals, objectives and policies of the Comprehensive Plan; and WHEREAS, the City Council has determined that the RU (Residential Urban) future land use classification would be appropriate, would promote the general welfare, and would encourage proper development within the City; and WHEREAS, the City Council has determined that the R4 Zoning Designation would be appropriate, would promote the general welfare, and encourage proper development within the City; and WHEREAS, the City Council desires to hereby formally adopt the amendment to the City's Comprehensive Plan. NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Zephyrhills, Florida, as follows: Section 1. Recitals. The Whereas Clauses above are true and accurate and are incorporated by reference and made a part of this Ordinance. Section 2. Authority. This Ordinance is enacted pursuant to Chapter 163, Florida Statutes, and under the home rule powers of the City. Section 3. Amendment. The following described lands, lying and being situated in the City of Zephyrhills, to wit: -1-
