INSTR# 2024024933 OR BK 10959 PG 1889 Page 1 of 2 <br />02/14/2024 10:26 AM Rcpt: 2670116 Rec: 18.50 DS: 0.00 IT: 0.00 <br />Nikki Alvarez-Sowles, Esq., Pasco County Clerk & Comptroller <br />ORDINANCE NO. 1475-24 <br />WHEREAS, the City Council desires to amend the City of Zephyrhills' Land <br />Development Code as it relates to the maximum density of the Multi -Family Residential (R-4) <br />zoning category from 20 to 14 units per gross acre; and <br />WHEREAS, the City Council and the Zephyrhills Planning Commission held a public <br />workshop to review the current elements of the City's Land Development Code as it relates to the <br />current maximum density, as a result of the workshop the joint Boards agreed that the maximum <br />density of the Multi -Family Residential (R-4) zoning category shall be decreased from 20 to 14 <br />units per gross acre standards; and <br />WHEREAS, based upon the recommendations of the joint workshop of the City Council <br />and the Zephyrhills Planning Commission, the City Council of the City of Zephyrhills has prepared <br />the amendments to the City's Land Development Code and find that they are in the best interest <br />of the City of Zephyrhills; and <br />WHEREAS, the City Council desires to hereby formally adopt the amendment to the City <br />of Zephyrhills Land Development Code. <br />NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of <br />Zephyrhills, Florida, as follows: <br />Section 1. Recitals. <br />The Whereas Clauses above are true and accurate and are incorporated by reference <br />and made a part of this Ordinance. <br />Section 2. Authority. <br />This Ordinance is enacted pursuant to Chapter 163, Florida Statutes, and under the <br />home rule powers of the City. <br />Section 3. Amendments. <br />Section § 2.01.03.06 of the City of Zephyrhills Land Development Code and <br />Land Development Code Table 7.01.01 are hereby amended as follows: <br />§ 2.01.03.06 MULTI -FAMILY RESIDENTIAL (R-4). <br />This category is established to identify areas of the city appropriate for <br />higher density mixed duplex and multi -family residential development. The <br />maximum density of development shall be 14 units per gross acre with a <br />maximum of 75% impervious area. <br />Land Development Code Tables: <br />1.) Table 7.01.01 Density, Area, Height & Bulk Requirements — R4 <br />maximum density decease to 14 units per gross acre; attached hereto <br />as Exhibit 1. <br />Section 3. Repealer. <br />Any and all ordinances in conflict herewith are hereby repealed to the extent of any conflict. <br />
