<br />responsible for any error or inaccuracies resulting from its failure to do so. The architect
<br />assumes no responsibility for laying out the work.
<br />1.10 Electrical, plumbing and mechanical subcontractors shall provide for additional engineering
<br />(if required) and shall secure all necessary permits, pay all associated fees and
<br />arrange for all necessary inspections that may be required.
<br />1.11 All materials used in the work shall be as specified. In the absence of specifications for any
<br />materials required for the performance of the work, materials used shall be the best of their
<br />respective kinds.
<br />1.12 Any deviations from the drawings and specifications must be approved by the architect prior to
<br />construction. Any deviations that are not approved shall become the sole responsibility of the
<br />contractor.
<br />1.13 All materials, systems, and construction components shall be installed in accordance with the
<br />manufacturer's published instructions and specifications. The contractor shall coordinate the work
<br />of all trades in order to assure proper clearances and coordination of the work.
<br />1.8 Minimum 6 mil vapor retarder must be installed to protect against rainfall dilution. If rainfall
<br />occurs before vapor retarder placement, retreatment is require.
<br />1.9 Concrete over pour and mortar along the foundation perimeter must be removed before
<br />exterior soil treatment.
<br />1.10 Soil treatment must be applied under all exterior concrete or grade within 1'-0" of the structure
<br />side walls.
<br />1.11 An exterior vertical chemical barrier must be installed after construction is complete including
<br />landscaping and irrigation. Any soil disturbed after the vertical barrier is applied shall be
<br />retreated.
<br />1.12 All buildings are required to have pre -construction treatment.
<br />1.13 A certificate of compliance must be issued to the building department by a licensed pest control
<br />company before a certificate of occupancy will be issued. The certificate of compliance shall
<br />state: 'The building has received a complete treatment for the prevention of subterranean
<br />termites. The treatment is in accordance with the rules and laws of the Florida Department of
<br />Agriculture and Consumer Services."'
<br />1.14 After all work is completed, loose wood and fill must be removed from below and within V-0" of
<br />the building. This includes all grade stakes, tub trap boxes, forms, shoring or other cellulose
<br />containing material.
<br />1.15 No wood, vegetation, stumps, cardboard, trash, etc., shall be buried within 16-0" of any
<br />building or proposed building,
<br />CONCRETE:
<br />3.1 Concrete to be normal weight with the following minimum compressive strengths at twenty-eight (28)
<br />days:
<br />(A) Footings, slab -on -grade, slab fill ------------------- 3,000 psi
<br />(B) Masonry filled cells, wall tie beams, and tie columns --- 3,500 psi
<br />3.2 Concrete shall be ready -mix per ASTM C94 as follows:
<br />1.14 It shall be the responsibility of the contractor to properly store and protect all materials delivered to the job (A) Portland cement ----------------------- ASTM C150
<br />site. Any loss of any nature shall be borne by the contractor. (B) Aggregates --------------------------- ASTM C 33 (3/4 max)

<br />1.15 The premises and work areas shall be maintained in a reasonably neat and orderly condition and (D) Air Entraining -------------------------- ASTM C260

<br />1.16 Gasoline, fuel oil, paint thinners and all tither hazardous materials shall not be stored inside of the
<br />premises. Use of such products or products containing such components shall only be used with
<br />adequate and proper ventilation and shall be dispensed from containers approved for such use. The
<br />contractor shall maintain all necessary Material Safety Data Sheets (MSDS) on the project site for all
<br />products requiring same.
<br />1.17 The contractor shall comply with all applicable rules and regulations of OSHA.
<br />1.18 The contractor shall provide and maintain all necessary temporary shoring or bracing as may be
<br />required to prevent damage to the owner's property or injury to persons.
<br />1.20
<br />1.21 The contractor shall not commence work until the Owner has been provided with a certificate of
<br />insurance indicating appropriate minimum insurance coverages.
<br />1.22 All work shall be guaranteed by the contractor for a period of one year with exception of products
<br />and components whose manufacturers provide for additional warranty and/or guaranty periods or
<br />as may be otherwise specified herein. Prior to final payment, the contractor shall provide an
<br />originally signed guaranty for the work and other applicable warranties and guaranties to the
<br />owner.
<br />1.23 A foundation survey shall be performed and a copy of the survey shall be on the site for the
<br />building inspector's use, or all property markers hall be exposed and a string stretched from marker
<br />to marker to verify required setbacks.
<br />3.3 Prepare and place concrete in accordance with the American Concrete Institute (ACI)
<br />Manual of Standard Practice, Parts 1, 2, and 3, including recommendations for hot
<br />weather concreting and ACI 318 Building Code requirements for reinforced concrete.
<br />3.4 Required slump range at discharge end of truck equals (=) three (3) to five (5)
<br />inches.
<br />3.5 Contractor shall verify locations of all openings and sleeves, slab recesses, etc., as required by
<br />other trades before concrete is placed.
<br />MASONARY
<br />4.1 Hollow load bearing units shall conform to ASTM C90, normal weight N2, with a minimum
<br />compressive strength of 1,500 psi.
<br />4.2 Bond intersecting masonry walls by either laying 50% of the units at the intersections in
<br />an overlapping masonry bond pattern with alternating units bearing 8" on the units below
<br />or by installing 4" by 10" rectangular anchors formed from 3/8" reinforcing steel between
<br />adjacent units at maximum vertical centers of 16".
<br />4.3 Lay all masonry units true to line and grade. Mortar joints shall extend the full width and
<br />depth of face shells and shall not exceed 3/8" thickness, except for bed joints at footings
<br />which shall not exceed 3/4" thick,
<br />4.4
<br />Mortar shall be type M or S and conform to ASTM C270. Mortar shall be used within two (2)
<br />4.5 hours of mixing.
<br />Place all masonry in running bond with three -eights (3/8) inch mortar joints.
<br />CARPENTRY:
<br />6.1 Furnish and install all rough and finish carpentry, and cabinet work as required to
<br />completely provide for work indicated.
<br />6.2 All lumber and plywood shall have grade marks and mill and treatment identification.
<br />6.3 Pressure treatments shall include Osmosalts, Osmose K-33, Womansalts or Celcure.
<br />6.4 Framing lumber shall be minimum No. 2, Southern Yellow Pine and shall have
<br />maximum moisture content of 15%.
<br />F fr 1,2000 psi

<br />E = 1,600,000 psi
<br />6.5 Curbs, sleepers, nailers, furring, lumber in contact with earth, concrete, masonry or steel, and all
<br />exposed and unpainted lumber shall be pressure treated. Pressure treated lumber shall be
<br />impregnated with a CCA salt treatment in accordance with F.S. TT-W-571 and bear the
<br />American Wood Preserves Institute Quality Mark LP-2,
<br />6.6 Provide all necessary anchorage using hot dipped galvanized common or ring shank nails and
<br />hot dipped bolts, nuts and washers or wood screws. Staples are not permitted.
<br />6.7 Install all framing closely fitted and accurately set, Reinforce all openings with headers and bridge
<br />as shown or as required. Space studs and furring at maximum 16" centers. Provide single sole
<br />plates and double top plates of the same width as framing members.
<br />6.8 Finish lumber for interior trim shall be B and Better Douglas Fir. Provide stain grade
<br />material without finger joints,
<br />Install all trim in the longest lengths possible to avoid joints. Miter exterior corners, cope interior
<br />6•9 corners and carefully scribe woodwork to other adjacent work. Provide profiles to match existing
<br />as closely as possible and anchor all trim work with trim headed nails set just below the trim's
<br />surface.
<br />6.10 All plywood that is used for sheathing shall be a minimum of four plys and unless otherwise
<br />specified or required to match an existing condition shall be nominal 5/8" CDX structurally rated for
<br />the condition.
<br />6.12
<br />All plywood that is to be exposed, finished or not, shall be Douglas Fir A/C grade. Unless
<br />otherwise specified or required for the existing condition, all finish plywood shall be 3/4" thick.
<br />All Plumbing, Electrical, and Mechanical rough -ins must be complete, inspected, and approved
<br />before requesting the framing inspection.
<br />THERMAL & MOISTURE PROTECTION:
<br />Exterior Sealants: Vulkem 116 or Sonneborn NP-1.
<br />Interior Sealants: Dap Acrylic Latex or Pecora AC-20.
<br />Plumbing Fixture Sealant: Dow Corning 8640 or G.E. 1700 Series silicone caulking.
<br />Install sealants in accordance with manufacturer's directions.
<br />ELECTRICAL
<br />16.1 This electrical design is intended to meet the requirements of the National Electrical
<br />Code, the local building department regulations and the electrical utility.
<br />16.2 Wiring devices are to be specification grade.
<br />16.3 Contractor is to provide cost options to the owner for: -- energy saving lamps
<br />and ballast vs electronic,
<br />16.4 The contractor shall furnish all material, labor, tools, equipment and work
<br />required for installation of a complete electrical system including lighting and
<br />power distribution, telephone conduits, interior and exterior lighting, as indicated
<br />on drawings. All work shall comply with the standards of the latest adopted
<br />edition of the National Electric Code and all work must meet approval of all
<br />additional codes and inspecting authorities. Contractor shall investigate work to
<br />be done prior to submitting bid.
<br />16.5 Installation: all work shall be done is a neat workmanlike manner by
<br />experienced journeymen electricians.
<br />16.6 All dimensions must be verified by the contractor and responsibility
<br />assumed for accuracy.
<br />16.7 All minor work necessary, although not shown, to make this complete electrical
<br />installation shall be considered a part of the contract.
<br />16.8 Panel board to be square d or approved equal with door unless otherwise
<br />specified (locking door, if required by Owner). Install typewritten, two -column
<br />directories inside each panel -board indicating what each circuit serves.
<br />16.9 All wire to be copper and no wire smaller than #12 awg gauge shall be used on this
<br />installation. (exception: low voltage wiring as required) no aluminum wire to be
<br />used with the exception of the power company feeder line(s).
<br />16.10 Switches: switches controlling panels, load centers, or motors shall be heavy
<br />duty square D, ITE, or approved equal. Multiple mains shall be identified as
<br />main #1, main #2, etc.
<br />16.11 Electrical contractor shall install all exhaust fans, ductwork to be provided and
<br />installed by HVAC Contractor.
<br />MECHANICAL
<br />15.1 The entire installation shall conform to the requirements of the Standard Mechanical Code,
<br />NFPA 90A and NFIPA 96, SMCNA, ACCA, and The Energy Efficiency Code for Building
<br />Construction, latest editions.
<br />15.2 Thermostats shall be mounted at 52" A.F.F. where shown on the plans.
<br />15.3 Coordinate and verify electrical characteristics of equipment with the electrical contractor.
<br />15.4 Coordinate available space for equipment and locations of diffusers, grilles, piping
<br />and devices.
<br />15.4 Provide sheet metal weather covers at penetrations and factory curbs for installation of
<br />all roof top or wall mounted equipment.
<br />DOOR AND WINDOWS
<br />8.1 New interior wood doors as scheduled
<br />8.2 All metal doors are to be as scheduled.
<br />8.3 All exterior windows and glass doors are required to be tested in
<br />accordance with ANSI/AMMA/NWWDA 101/IS2 Standard and bear
<br />an AMMA or WDMA label identifying the manufacturer,
<br />performance characteristics and approved product testing entity,
<br />8.4 All exterior windows and doors shall be anchored per published
<br />manufacturer's recommendations to achieve the design pressure
<br />specified.
<br />8.5 Mullions and adjacent door assemblies are required to be tested or
<br />engineered to transfer 1.5 times the designed loads to the rough
<br />opening substrate.
