GENERAL STRUCTURAL NOTES <br />All work shall conform to the 2020 7th edition of the FBC & the FBC Existing Building <br />DESIGN LOADS: <br />• Roof Live Load <br />20 psf <br />• Roof Dead Load <br />20 psf <br />• Floor Live Load <br />40 psf <br />• Floor Dead Load 15 psf <br />• Ultimate Wind speed (Vuit) 150 mph, Exposure C, Risk Category II <br />• Nominal Wind speed (Vasd) 116 mph <br />ADDITIONS AND REMODELS OF EXISTING CONSTRUCTION <br />• Verify in field (VIF.) all existing (EXIST) constriction and dimensions noted on plans prior to construction and notify Level Engineering and Architect of <br />any discrepancies in writing. <br />• The Engineer's seal applies only to the structural components of this document. The seal does not include construction means, methods, techniques, or <br />safety precautions, which shall remain the responsibility of the contractor. <br />• All shoring of existing constriction is the responsibility of the contractor. Any shoring shown on the plans is conceptual only. <br />• Observations of foundation reinforcing or framing required by the Owner, lender, insurer, building department or any other parry will be accomplished by <br />the engineer at the Owner's expense. At least 48 hours advance notice is requested. <br />WOOD FRAMING: <br />• All framing and details not specifically specified shall comply with the prescriptive (non -engineered) requirements of the FBC & IRC. <br />• Sawn Lumber and Timbers: <br />All wood load bearing components to be #1 SYP or equal; Non load bearing components may be SPF (utility grade or better) <br />All exterior lumber shall be #1 SYP or equal. <br />All lumber in contact with ground, masonry or concrete shall be SP pressure treated or natural durable wood. <br />• Plywood and OSB Sheathing: <br />All plywood and oriented strand board (OSB) sheathing shall be engineered grades with APA grade stamp indicating appropriate maximum <br />spacing of supports. <br />Exterior Wall sheathing: 15/32" CDX plywood or 7/16" OSB, APA 24/16, all edges blocked and nailed. <br />Roof sheathing 19/32" minimuun thickness supported over 24" maximum span. <br />Minimum nailing shall comply with IBC Table 2304.9.1 or IRC Table R602.3(1) except where more or larger nailing shown on drawings. <br />Alternate attachments size and spacing shall comply with IRC Table R602.3(2) <br />• Wall, Floor, and Roof Framing: <br />All wood framing shall comply with the latest NDS edition for wood construction. <br />All wall studs shall be continuous from floor to floor or from floor to roof. <br />Interior load bearing walls, U.N.O., shall be 2x4 SPF or SP #2 or equal at 16" O.C. max. <br />Exterior walls, U.N.O shall be 2x4 minimum SPF or SP 42 or equal at 16" O.C. for walls 9'-5" or less <br />Install blocking at all wall studs over 8'-0" at mid -height. <br />* All beams and headers shall be braced against rotation at points of bearing and shall be a minimum of (2) ply U.N.O. <br />At built-up stud columns, nail all laminations with 16d ) 12" full height, staggered. <br />• All columns must have a continuous load path to foundation. <br />WOOD FRAMING: HARDWARE, CONNECTORS, AND FASTENERS: <br />• All screws, nails and bolts shall comply with American Institute of Timber construction requirements and shall match material and coating of hangers and <br />other connectors. DO NOT mix stainless steel with galvanized products. All nails exposed to the exterior shall be galvanized. <br />• FASTENERS: <br />Nails in roof, wall, and floor sheathing, as well as nails designated as "8d" nails on plan, shall be 8d ring shank gun nails (0.113" diameter x 2 1/2" <br />long) unless noted otherwise. Nail all sheathing with 8d a, 6"/12" minimum unless noted otherwise. <br />Framing nails in 2x lumber shall be 12d common nails (0.131" diameter x 3 1/4" long) unless noted otherwise. These nails are commonly referred <br />to as "short sixteens" or "I6d gun nails". Nails called out as "16d" on plan shall be 12d common nails except as noted below or on plan: <br />• SDS SCREWS -1/4" screws with length indicated, per SIMPSON STRONG TIE. NO SUBSTITUIONS. <br />SOIL: <br />• Design assumes minimum allowable soil pressure of 2000 PSF U.N.O. <br />• Soil must be compacted to 95% standard proctor utilizing vibratory compactor; Contractor to field verify <br />• Bating systems and Pesticides applied to wood or Termite -treat exposed soil prior to construction IAW IRC R318 are acceptable forms of termite <br />protection <br />FOUNDATION: <br />• Foundation is designed based on presumptive safe minimum allowable soil bearing pressure of 2000 PSF; the contractor shall verify the minimum bearing <br />capacity prior to footing placement. <br />• Grading, soil, and foundation construction shall comply with the requirements of the geotechnical report and the Florida building code. <br />ANCHORAGE: <br />• Sills or plates resting on concrete or masonry shall be pressure treated lumber. Cast -in -place bolts shall be 1/2" diameter, embedded 7''. Use 10" long anchor <br />bolts at 2x plates U.N.O. Anchor bolts shall be frill body and have cut threads or nominal diameter rolled threads. 3"x3"x0.229" plate washers shall be used. <br />• Expansion anchors in concrete shall meet the requirements of ACI 355.2. Pre -approved expansion anchors shall be: Simpson Strong -bolt 2. <br />• Adhesive anchors in concrete shall meet the requirements of ACI 355.4. Pre -approved screw anchors shall be Simpson Set-XP or Simpson AT-XP. <br />• Screw anchors in concrete shall meet the requirements or ACI 355.2. Pre -approved screw anchors shall be Simpson Titen HD and can only be installed in <br />dry, interior, or non -corrosive environments. Not intended for exterior exposed applications. <br />• Bolt holes shall be 1/16" maximum larger than the bolt size. Use standard cut washers under bolt heads or nuts against wood. <br />• Connection hardware shall be Simpson Strong -Tie. <br />CONCRETE: <br />• Operation, installation, and procedures to comply with ACI 318 and ACI 332 Standards. <br />• Minimum Compressive Strength (fc)of 2500 PSI at 28 days U.N.O. <br />• Steel reinforcement shall comply with the requirements of ASTM A615, A706, or A996 and have a minimum yield strength (fy-) of 40,000 PSI (Grade 40) <br />• Concrete shall be mixed and delivered IAW requirements of standard specs for Ready -mix concrete (ASTM C94) or concrete made by volumetric batching <br />and continuous mixing (ASTM C685) <br />• Polyethylene Vapor Retarder shall be 6-mil thick and shall be applied over the porous layer (base course or subgrade) and/or the concrete floor slab (below <br />the slab and footers); all joints to be lapped minimum 6" and sealed. <br />• Slabs are designed as unreinforced plain concrete slabs on ground. <br />• One of the following methods of crack control shall be used: <br />• Contraction Joints shall be cut or tooled in the slab a minimum of 1" and to be made within 24 hours of concrete placement. Contraction joints in a 4" <br />slab shall be placed no more than 10' apart in both directions. <br />• 6x6 W l AxW I A Welded Wire Reinforcement Fabric (WWF) shall conform to ASTM A1064 / A1064M <br />• Micro- or Macro- Synthetic Fiber Reinforcement shall be 1/2" to 21/4" in length; Dosage amounts shall be from 0.75 to 3.0 pounds in accordance with <br />the manufacturer's recommendations. Synthetic fibers shall comply with ASTM C1116 <br />• Minimum concrete cover over reinforcement shall be 3" for concrete placed against earth, 1'/2" for structural slabs on ground, and 2" for formed concrete <br />with earth backfill. <br />• Keep reinforcement clean and free of dirt and oil; check for corrosion prior to placement and replace if necessary. <br />Notes <br />PRIOR TO THE COMMENCEMENT OF ANY WORKS, THE BUILDER IS TO CHECK <br />AND/ORDETERMINE ALL CONSTRUCTION DETAILS, INCLUDING CHECKING EXISTING SITE <br />LEVELSAND DIMENSIONS.
