All work shall be in strict accordance with national electrical code all applicable local ordinances and in <br />cooperation with the utility companies. <br />2. Coordinate all work with all trades. <br />3. Mount all outlets and receptacles plumb and flush with walls. <br />4. Receptacles shall be mounted 12" a.f.f unless shown otherwise. <br />5. Install electrical cable, wire and connectors as indicated in accordance with the manufacturer's written <br />instruction, the applicable requirements of nec and the national electrical contractors association "standard of <br />installation' and in accordance with recognized industry practices to ensure that production serve the intended <br />functions. <br />6. All wire shall be std. #10 and #12 and shall be romex or nm cable Type "B" or approved equal. <br />7. Coordinate electrical requirements for A/C with A/C contractor. <br />8. R313.1 Smoke alarms. <br />Smoke alarms shall be installed in the following locations: <br />1. In each sleeping room. <br />2. Outside each separate sleeping area in the immediate vicinity of the bedrooms. <br />3. On each additional story of the dwelling, including basements but not including crawl spaces and <br />uninhabitable attics. In dwellings or dwelling units with split levels and without an intervening door between the <br />adjacent levels, a smoke alarm installed on the upper level shall suffice for the adjacent lower level provided that <br />the lower level is less than one full story below the upper level. <br />When more than one smoke alarm is required to be installed within an individual dwelling unit the alarm devices <br />shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the <br />individual unit. The alarm shall be clearly audible in all bedrooms over background noise levels with all intervening <br />doors closed. <br />All smoke alarms shall be listed and installed in accordance with the provisions of this code and the household fire <br />warning equipment provisions of NFPA 72. <br />NOTES <br />R309.1 Opening protection. <br />Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other <br />openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inches <br />(35 mm) in thickness, solid or honeycomb core steel doors not less than 1 3/8 inches (35 mm) thick, or 20-minute <br />fire -rated doors. <br />R309.1.1 Duct penetration. <br />Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be <br />constructed of a minimum No, 26 gage (0.48 mm) sheet steel or other approved material and shall have no <br />openings into the garage. <br />R309.2 Separation required. <br />The garage shall be separated from the residence and its attic area by not less than '/2-inch (12.7 mm) gypsum <br />board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms <br />above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent. Where the separation is a <br />floor -ceiling assembly, the structure supporting the separation shall also be protected by not less than 1/2-inch (12.7 <br />mm) gypsum board or equivalent. <br />R311.4.3 Landings at doors. <br />There shall be a floor or landing on each side of each exterior door. <br />Exception: Where a stairway of two or fewer risers is located on the exterior side of a door, other than the required <br />exit door, a landing is not required for the exterior side of the door. <br />The floor or landing at the exit door required by Section R311.4.1 shall not be more than 1.5 inches (38 mm) lower <br />than the top of the threshold. The floor or landing at exterior doors other than the exit door required by Section <br />R311.4.1 shall not be required to comply with this requirement but shall have a rise no greater than that permitted in <br />Section R311.5.3. <br />Exception: The landing at an exterior doorway shall not be more than 73/4 inches (196 mm) below the top of the <br />threshold, provided the door, other than an exterior storm or screen door does not swing over the landing. <br />The width of each landing shall not be less than the door served. Every landing shall have a minimum dimension of <br />36 inches (914 mm) measured in the direction of travel. <br />R311.4.4 Type of lock or latch. <br />All egress doors shall be readily openable from the side from which egress is to be made without the use of a key <br />or special knowledge or effort. <br />R311.5.2 Headroom. <br />The minimum headroom in all parts of the stairway shall not be less than 6 feet 8 inches (2036 mm) measured <br />vertically from the sloped plane adjoining the tread nosing or from the floor surface of the landing or platform. <br />R311.5.3 Stair treads and risers. <br />R311.5.3.1 Riser height. <br />The maximum riser height shall be 73/4 inches (196 mm), The riser shall be measured vertically between leading <br />edges of the adjacent treads. The greatest riser height within any flight of stairs shall not exceed the smallest by <br />more than 3/8 inch (9.5 mm). <br />R311.5.3.2 Tread depth. <br />The minimum tread depth shall be 10 inches (254 mm). The tread depth shall be measured horizontally between <br />the vertical planes of the foremost projection of adjacent treads and at a right angle to the tread's leading edge. <br />The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 3/8 inch (9.5 mm). <br />Winder treads shall have a minimum tread depth of 10 inches (254 mm) measured as above at a point 12 inches <br />(305) mm from the side where the treads are narrower. Winder treads shall have a minimum tread depth of 6 <br />inches (152 mm) at any point. Within any flight of stairs, the greatest winder tread depth at the 12 inch (305 mm) <br />walk line shall not exceed the smallest by more than 3/8 inch (9.5 mm). <br />R311.5.3.3 Profile. <br />The radius of curvature at the leading edge of the tread shall be no greater than 9/16 inch (14.3 mm). A nosing not <br />less than 3/4 inch (19 mm) but not more than 11/4 inch (32 mm) shall be provided on stairways with solid risers. The <br />greatest nosing projection shall not exceed the smallest nosing projection by more than 3/8 inch (9.5 mm) between <br />two stories, including the nosing at the level of floors and landings. Beveling of nosing shall not exceed'/2 inch <br />(12.7 mm). Risers shall be vertical or sloped from the underside of the leading edge of the tread above at an angle <br />not more than 30 (0.51 rad) degrees from the vertical. Open risers are permitted, provided that the opening <br />between treads does not permit the passage of a 4-inch diameter (102 mm) sphere. <br />Exceptions: <br />1. A nosing is not required where the tread depth is a minimum of 11 inches (279 mm). <br />2. The opening between adjacent treads is not limited on stairs with a total rise of 30 inches (762 mm) or less. <br />R312.1 Guards required. <br />Porches, balconies or raised floor surfaces located more than 30 inches (762 mm) above the floor or grade below <br />shall have guards not less than 36 inches (914 mm) in height. Open sides of stairs with a total rise of more than 30 <br />inches (762 mm) above the floor or grade below shall have guards not less than 34 inches (864 mm) in height <br />measured vertically from the nosing of the treads. <br />Porches and decks which are enclosed with insect screening shall be provided with guards where the walking <br />surface is located more than 30 inches (762 mm) above the floor or grade below. <br />R314.1.2 Thermal barrier, <br />Foam plastic, except where otherwise noted, shall be separated from the interior of a building by minimum 1/2-inch <br />(12.7 mm) gypsum board or an approved finish material equivalent to a thermal barrier to limit the average <br />temperature rise of the unexposed surface to no more than 250'F (121'C) after 15 minutes of fire exposure to the <br />ASTM E 119 standard time temperature curve. The gypsum board shall be installed using a mechanical fastening <br />system in accordance with Section R702.3.5. Reliance on adhesives to ensure that the gypsum board will remain in <br />place when exposed to fire shall be prohibited. <br />R401.3 Drainage. <br />Surface drainage shall be diverted to a storm sewer conveyance or other approved point of collection so as to not <br />create a hazard. Lots shall be graded so as to drain surface water away from foundation walls. The grade away <br />from foundation walls shall fall a minimum of 6 inches (152 mm) within the first 10 feet (3048 mm). <br />Exception: Where lot lines, walls, slopes or other physical barriers prohibit 6 inches (152 mm) of fall within 10 feet <br />(3048 mm), drains or swales shall be provided to ensure drainage away from the structure. <br />d. Three -eighths -inch -thick single -ply gypsum board shall not be used on a ceiling where a water -based textured <br />finish is to be applied, or where it will be required to support insulation above a ceiling. On ceiling applications to <br />receive a water -based texture material, either hand or spray applied, the gypsum board shall be applied <br />perpendicular to framing. When applying a water -based texture material, the minimum gypsum board thickness <br />shall be increased from 3/8 inch to 112 inch for 16-inch on center framing, and from 112 inch to 5/8 inch for 24-inch on <br />center framing or 1/2-inch sag -resistant gypsum ceiling board shall be used. <br />R703.7.5 Flashing. <br />Flashing shall be located beneath the first course of masonry above finished ground level above the <br />foundation wall or slab and at other points of support, including structural floors, shelf angles and <br />lintels when masonry veneers are designed in accordance with Section R703.7. See Section R703.8 for <br />additional requirements. <br />WOOD NOTES <br />1. All framing members bearing interior & exterior shall be wood members with properties equal to or better than <br />those given by the Southern Pine inspection bureau for surfaced dried Southern Pine no. 2 (minimum allowable <br />bending stress -1290 psi for single members uses and 1400 psi for repetitive member uses, Modules of <br />elasticity-1,600,000 psi). <br />2. All wood non -bearing exterior and interior walls to be #2 spruce pine fur (fb = 1,000 psi). <br />3. All wood girders shall have a min. of (4) - 2"x4" studs placed directly under the girder and double plate. <br />4. All lumber in contact with masonry or concrete shall be pressure treated. <br />5. All roof rafters and prefabricated wood trusses shall be securely fastened to their supporting wall or beams <br />with hurricane clips or anchors as noted. <br />it p <br />6. Prefabricated wood trusses shall be designed in accordance with the latest edition of the "national design <br />specification for stress -grade lumber" and it's fasteners as recommended by the national forest products <br />association. <br />7. Truss member and connections shall be proportioned (with a maximum allowable stress increase for load <br />duration of 20% to withstand the load given in note. <br />8. Truss manufacturer shall submit shop drawings and design note with an engineers seal for approval. Design <br />notes are to include the rated load capacity of the connectors used to secure the members, certification of the <br />connector capacity's and manufacturers license to fabricate trusses utilizing the connectors system proposed. <br />9. Bridging for pre-engineered truss shall be as required by truss manufacturer in addition to member show on <br />drawings. <br />10. Roof decks shall be 112" plywood or O.S.B. for fiberglass shingle roofs and 5/8" plywood for concrete or clay <br />tile roofs. Use 8d nails with 4" spacing at all panel edges and 6" spacing intermediate supports. Provide plyclips <br />at unsupported edges. <br />11. All wood frame details -shall be -in accordance with "NATIONAL DESIGN SPECIFICATION FOR WOOD <br />CONSTRUCTION" latest addition, national forest products association, unless detailed otherwise on the structural <br />drawings. <br />12. Roof live load =20 psf. Roof dead load =20 psf <br />13. Gable endwalls adjacent to cathedral ceilings are required to be continuous from floor to roof diaphragm. In both cases the minimum bar lap shall be 40 bar diameter likewise, the bond beam <br />reinforcement shall be continuous around all corners. <br />8. Provide 4" x 4" clean out for all concrete filled cells. at the base of wall. <br />MASONRY/CONCRETE NOTES <br />2103.1 Concrete masonry units. <br />Concrete masonry units shall conform to the following standards: ASTM C 55 for concrete brick; ASTM C 73 for <br />calcium silicate face brick; ASTM C 90 for load -bearing concrete masonry units or ASTM C 744 for prefaced <br />concrete and calcium silicate masonry units. <br />CONCRETE NOTES: <br />1. All concrete shall have a minimum compressive strength of 3,000 psi at 28 days. <br />2. All reinforcing steel to be new domestic deformed billet steel conforming to astm a-615 grade 40 except that <br />ties may be domestic steel conforming to astm A-615 grade 40. <br />3. Welded wire fabric shall conform to A-185. <br />4. Contractor shall verify locations of all openings, sleeves, anchor bolts, inserts, etc. as required by other trades <br />before concrete is placed. No sleeves, openings pr inserts may be placed in beams or slabs unless approved by <br />the architect and shown on shop drawings. <br />5. All reinforcing details to conform to "manual of standard practice for detailing reinforced concrete structures, <br />ACI 315, unless detailed otherwise on structural drawings. <br />6. Provide spacers, chairs. bolts, etc. as required to assemble, place and support all reinforcing in place. <br />7. Provide corner bars for all footings. <br />8. All footing dowel bars shall have a standard 900 bend and shall be embedded 5" into -inch footings and a <br />minimum of 6" into all others. All openings greater than 5 feet to have (1)45 bar on each side of opening and <br />filled with grout. openings greater than 12 feet to have (2)-#5 bars on each side of <br />opening. <br />4.
