EXHIBIT B - LANDLORD WORKLETTER <br />DESCRIPTION OF LANDLORD IMPROVEMENTS <br />(GREY SHELL) <br />LANDLORD'S WORK <br />THE LANDLORD SHALL CARRY OUT THE FOLLOWING WORK IN THE LEASED PREMISES IN A GOOD AND WORKMANLIKE MANNER: <br />1. ELECTRICAL: <br />200A, 208/12OV, 3 POLE EXTERIOR ELECTRICAL SERVICE METER CAN WITH SE RATED FUSED DISCONNECT WITH 2O0A FUSES IN NEMA 3R, <br />EXTERIOR TO PREMISES AT BLDG ELECTRICAL ROOM. CONDUIT STUBBED TO THE INTERIOR, NO PANEL OR WIRING. LOCATION TO BE <br />DETERMINED BY THE LANDLORD. NO ELECTRICAL DISTRIBUTION. JUNCTION BOX FROM INTERIOR WITH CONDUIT FEED TO JUNCTION BOX AT <br />SIGNAGE LOCATION FOR FUTURE TENANT SIGN. EMERGENCY LIGHTING AND EXIT SIGNS TO CODE AT THE COMPLETION OF THE LANDLORD <br />WORK, CONNECTED TO HOUSE PANEL SO THAT TENANT CONTRACTOR CAN RE -FEED FROM THE TENANT PANEL ONCE INSTALLED AND <br />POWERED. CONDUIT STUB IN FROM BUILDING PHONE DEMARCATION POINT INTO TENANT SPACE AT LOCATION DETERMINED BY THE LANDLORD. <br />THE TENANT SHALL PROVIDE ALL OTHER ELECTRICAL WORK INCLUDING, BUT NOT LIMITED TO, INTERIOR SERVICE PANEL, PANEL FEEDER <br />WIRING, ALL LIGHTING, OUTLETS AND WIRING REQUIRED. <br />2. HEATING AND AIR CONDITIONING EQUIPMENT: <br />MINIMUM ONE (1) TON OF COOLING CAPACITY PER 300 SQUARE FEET OF AREA WILL BE SUPPLIED AND INSTALLED ON THE ROOF OF THE <br />LEASED PREMISES. INSTALLED WORK IS LIMITED TO HVAC UNIT ON ROOF CURB STRUCTURALLY ANCHORED WITH ROOF PENETRATION FOR <br />FUTURE ELECTRICAL, INSTALLED DISCONNECT AT ROOF LEVEL, DUCT SMOKE DETECTOR IN RETURN, THERMOSTAT, SUPPLY AND RETURN DUCT <br />DROP INTO SPACE FOR FUTURE TENANT CONNECTION. LOCATIONS AND NUMBER OF UNITS AS DETERMINED BY LANDLORD. NO ELECTRICAL, <br />DUCT DETECTOR, OR DUCT WORK WIRING OR CONNECTIONS ARE INCLUDED. ALL OTHER WORK REQUIRED TO HOOK UP THE SYSTEM TO BE <br />COMPLETED BY THE TENANT. THE TENANT IS REQUIRED TO MAKE ITS OWN INQUIRIES REGARDING TO THE ADEQUACY OF THE HVAC CAPACITY <br />PROVIDED BY THE LANDLORD ABOVE AND PROVIDE ALL ELECTRICAL FEEDS AND HVAC DISTRIBUTION. WALLS: <br />UNPAINTED GYPSUM BOARD ON INTERIOR FACE OF DEMISING WALLS, TAPED AND MUDDED (NOT FINISHED) TO CODE. MASONRY FIRE WALLS <br />(LANDLORD'S OBLIGATION WILL BE TO A MAXIMUM 1-HOUR RATING) AND EXTERIOR WALLS WILL BE CONCRETE TILT WALL OR BLOCK. <br />4, FLOOR: <br />NO SLAB. SOIL TO BE BACKFILLED AND COMPACTED AND PROVIDED IN REASONABLY LEVEL CONDITION. <br />5. STOREFRONT: <br />LANDLORD'S STANDARD STOREFRONT IN EXISTING DESIGN CONFIGURATION. <br />6. CEILING: <br />NONE. <br />7. SPRINKLERS: <br />IF REQUIRED BY CODE, THE LANDLORD WILL PROVIDE A COMPLETE SPRINKLER SYSTEM WITHIN THE UNIT BASED ON OPEN AREA WITH ALL <br />UPRIGHT SPRINKLER HEADS (I.E.
