<br />General Air Conditioning Notes
<br />1. This installation to comply with the Florida Model Energy Code, Southern Mechanical Code and any local
<br />code requirements, the mechanical contractor shall secure a mechanical permit from the governing authority
<br />and be responsible for timely inspections of the mechanical work.
<br />2. Ductwork to be fabricated from rigid fiberglass, with the clear dimensions stated
<br />on the mechanical drawings. All supply air takeoffs shall have dampers to balance the airflow to the A/D
<br />scheduled quantities. Identify the damper handles with 12" of "survey flag" to facilitate locating after ceiling is
<br />installed. Ductwork to be R=6.0 or greater where in unconditioned space, R=4.3 in conditioned space;
<br />outdoor air and exhaust air to be un-insulated metal duct. All duct to conform to UA181 standard. Rigid fiberglass
<br />(R=6.0, 1 1/2" thickness) to be reinforced per the SMACNA schedule were the dimension exceeds 26", note
<br />requirements differ between supply and return air, positive vs. negative pressure. Support rigid fiberglass
<br />duct from 1" metal strap, flex support may be in nylon mesh.
<br />3. Duct seam closure and wrap vapor barrier may be in either fiberglass fabric and mastic or duct tape. If duct
<br />tape, the it MUST BE FASSON #0810 - ABSOLUTELY NO SUBSTITUTION!
<br />4. Condensate drains to be in Schedule 40 PVC with a clean out located at the air handler and
<br />a minimum 2 "
<br />deep trap. CD line size to be 3/4" for all
<br />systems. Provide "Armaflex"
<br />type insulation (3/16"
<br />thickness) on any
<br />drain run overhead or where drain sweating
<br />would damage the
<br />structure. Condensate drains to
<br />terminate at
<br />a I$ green space". Provide a secondary drain
<br />system, with aux.
<br />drain pans on the horizontal air
<br />handlers, run
<br />outside and identified with red paint OR a
<br />float switch system
<br />is acceptable.
<br />5. Horizontal air handlers to hang from top cord of roof trusses. Hung above rest rooms drop ceiling in meachanical room.
<br />6. No smoke detector is required as AHU supply air is not greater than 2000 CFM.
<br />7. Condensing units to rest on rubber vibration isolation pads, with a minimum height of 1/2", on concrete slabs.
<br />The concrete slabs by the GC with the mechanical contractor responsible to coordinate the size allowing a
<br />minimum 6" beyond the dimension of the condensing unit.
<br />8. Refrigerant copper lines to be per schedule shown with condensing units, These size lines to have oxygen
<br />purged with dry nitrogen before brazing to minimize scale. All systems to have 1/2" "Armaflex"' type insulation
<br />applied to the suction line. ABSOLUTELY NO DUCT TAPE ON THE INSULATION, use "Preflex" glue on all
<br />joints. Install liquid line filter drier on systems that do not have them factory installed.
<br />9. Thermostat to be TRANE model TCONT602A, 2 heating / 1 cooling / off with fan switch type. Thermostat to be
<br />located as shown at 54" AFF.
<br />10. Thermostat wire to be minimum gauge 18 wire, with a minimum of one spare conductor in each jacket.
<br />LESSOR GAUGE "THERMOSTAT" WIRE IS UNACCEPTABLE!
<br />11. Set outdoor air dampers to quantities indicated on the air handler schedule to meet the requirements of
<br />ASHRAE 62.1-2004. Air quantities are located on the air handler schedule.
<br />12. Air conditioning equipment to have a one-year parts and labor warranty, with an additional warranty of four
<br />years on the compressor by the unit manufacturer. Provide the owner with warranty papers at close out.
<br />13. HVAC contractor to provide a test & balance report to the owner as part of the close out package. This report
<br />to contain model / serial numbers of all mechanical equipment as well as the final balance report showing
<br />airflow by diffuser. A calibrated "flow hood" with an experience technician is required to perform this work.
<br />Contractor may employ a NEBB certified company to perform this work and provide the necessary report. Air
<br />quantities to be balanced to within 10% of listed values. A report of vital system pressures, refrigerant and
<br />duct static, temperatures and amperage readings to be included in this report.
