DEMOLITION NOTES
<br />1 ALL DEMOLITION WORK SHALL BE PERFORMED WITH "DUE CARE & DILIGENCE" SO
<br />AS TO PREVENT THE ARBITRARY DESTRUCTION OR INTERRUPTION OF
<br />CONCEALED UTILITIES WHICH ARE INTENDED TO REMAIN IN USE AND THE
<br />ROUTING OF WHICH COULD NOT BE PREDETERMINED UNTIL DEMOLITION WAS
<br />STARTED. ALL SUCH DISCOVERIES OF UTILITIES DURING THE DEMOLITION
<br />PROCESS WHICH ARE IN A LOCATION DIFFERENT FROM THAT INDICATED, CHANGE
<br />DIRECTION FROM FLOOR TO FLOOR, ETC., OR ARE UNIDENTIFIED, SHALL BE
<br />REPORTED TO THE ARCHITECT BEFORE REMOVAL.
<br />2. OCCUPANTS AND PEDESTRIANS SHALL BE PROTECTED DURING CONSTRUCTION
<br />AND DEMOLITION ACTIVITIES PER CHAPTER 33 SAFEGUARDS DURING
<br />CONSTRUCTION IN THE IBC. REQUIRED EXITS, EXISTING STRUCTURAL ELEMENTS,
<br />FIRE PROTECTION DEVICES AND SANITARY SAFEGUARDS SHALL BE MAINTAINED
<br />AT ALL TIMES DURING ALTERATIONS, REPAIRS, AND ADDITIONS. WHERE SUCH
<br />REQUIRED ELEMENTS OR DEVICES ARE BEING ALTERED OR REPAIRED, ADEQUATE
<br />SUBSTITUTE PROVISIONS SHALL BE MADE BY THE CONTRACTOR.
<br />3. REMOVE ALL EXISTING CONSTRUCTION THAT WILL BE NECESSARY TO BE
<br />REMOVED TO ACCOMPLISH THE NEW WORK INDICATED. PRIOR TO THE REMOVAL
<br />OF ANY WALLS CONTRACTOR TO VERIFY WITH ARCHITECT/STRUCTURAL
<br />ENGINEER IF ANY WALLS ARE STRUCTURAL SUPPORTING. IF WALLS ARE
<br />STRUCTURAL SUPPORTING WALLS, CONTRACTOR TO RECEIVE FROM ARCHITECT
<br />STRUCTURAL ENGINEER PROCEDURES TO SHORE AND BRACE ANY REQUIRED
<br />STRUCTURAL ELEMENTS AND RECEIVE DETAILS FOR FINISHED CONDITION.
<br />4. REMOVE EXISTING MILLWORK AS INDICATED. FLOOR SURFACE SHALL BE PATCHED
<br />FLUSH TO MATCH ADJACENT SURFACES OR TO RECEIVE NEW FINISHES.
<br />5. WHERE INDICATED, REMOVE EXISTING DOOR AND FRAME AND SEAL OPENING
<br />WITH WALL CONSTRUCTION TO MATCH ADJACENT FINISHES UNLESS NOTED
<br />OTHERWISE. FINISH WALL TO MATCH ADJACENT FINISH OR TO RECEIVE NEW
<br />FINISH AS SCHEDULED.
<br />6. ALL STRUCTURAL SYSTEMS SHALL BE MAINTAINED AND SHALL BE OF SUFFICIENT
<br />STRENGTH TO SUPPORT THE DESIGN LOADS AND TO RESIST THE DEFORMATION
<br />CAUSED BY SUCH LOADS TO WHICH THE SOIL PRESSURE INCLUDING SURCHARGE,
<br />HYDROSTATIC HEAD, AND IMPACT LOADS AS APPLICABLE.
<br />7. PATCH ALL FINISHES TO MATCH EXISTING, INCLUDING BUT NOT LIMITED TO,
<br />GYPSUM BOARD, PLASTER, ACOUSTIC SYSTEMS, WOOD TRIM, BASE, PANELS,
<br />RAILS, AND WAINSCOT, ETC. VERIFY MATCH OF NEW FINISH MATERIALS TO
<br />EXISTING COLOR, TEXTURE, THICKNESS, CUT, ETC. TO SATISFACTION OF THE
<br />OWNER PRIOR TO INSTALLATION. PROVIDE OTHER MATERIALS TO MATCH
<br />EXISTING WHEN REQUIRED TO BE APPROVED BY THE OWNER.
<br />8. WHERE APPLICABLE LEVEL ALL EXISTING FLOORS AS REQUIRED TO RECEIVE NEW
<br />FLOOR FINISHES. INSTALL REQUIRED TRANSITION PIECES BETWEEN VARIOUS
<br />FLOOR FINISHES AS DETAILED ON THE DRAWINGS. MATCH EXISTING WHERE
<br />POSSIBLE.
<br />GENERAL ALTERATION NOTES:
<br />1 ALL EXISTING SUBSTRATES AND FINISHES DISTURBED OR INTERRUPTED BY THE
<br />WORK SHALL BE REPLACED OR"FILLED IN"TO ACHIEVE UNIFORM COLOR,
<br />TEXTURE, PATTERN, AND APPEARANCE TO MATCHING ADJACENT SUBSTRATES
<br />AND FINISHES. TRANSITION BETWEEN EXISTING TO EXISTING AND NEW TO
<br />EXISTING SUBSTRATES AND FINISHES SHALL BE ACHIEVED IN STRAIGHT
<br />HORIZONTAL AND/OR VERTICAL LINES BETWEEN DIFFERENT AND/OR NEW
<br />SUBSTRATES AND FINISHES.
<br />2. PATCH, REPAIR, OR REPLACE ALL EXISTING FINISHES AND SUBSTRATES
<br />DISTURBED DURING CONSTRUCTION OR AS A RESULT OF DEMOLITION OR
<br />REMOVAL OF AN ITEM. ALL REPAIR OR REPLACEMENT SHALL MATCH ADJACENT
<br />EXISTING AND/OR NEW SUBSTRATES, PATTERNS, AND FINISHES. SEE ROOM FINISH
<br />SCHEDULE AND SPECIFICATIONS FOR NEW FINISHES.
<br />3. PREPARE EXISTING REMAINING WORK SUBSTRATES TO RECEIVE NEW FINISHES
<br />AS INDICATED ON THE ROOM FINISH SCHEDULE AND IN SPECIFICATIONS.
<br />SUBSTRATE PREPARATION SHALL BE IN CONFORMANCE WITH THE INSTALLATION
<br />REQUIREMENTS OF EACH NEW FINISH.
<br />4. AT THE DEMOLITION OF AN EXISTING ITEM, REMOVE ALL TRACES OF THE
<br />DEMOLISHED ITEMS/COMPONENTS FROM THE SURFACE OF THE REMAINING
<br />FLOOR, WALLS, CEILING, AND ROOF. AT THE REMOVED FASTENERS IN ALL
<br />EXISTING MASONRY WALLS AND FLOORS, PATCH HOLE WITH GROUT LEVEL WITH
<br />EXISTING ADJACENT SUBSTRATES IN ORDER TO RECEIVE NEW FINISHES.
<br />5. AT EXISTING FLOORS: WHERE WALLS ARE SCHEDULED FOR DEMOLITION AND
<br />EXTEND TO BELOW THE CONTINUOUS FLOOR LINE, THE WALL SHALL BE
<br />DEMOLISHED TO BELOW THE FLOOR THICKNESS. PATCH JOINTS SHALL NOT
<br />TELEGRAPH THROUGH THE NEW FINISH.
<br />6. AT WALL SURFACES TO BE PAINTED, WHERE PATCHING OCCURS IN THE WORK OF
<br />AN EXISTING PAINTED SURFACE, THE PATCHED AREA SHALL BE SPACKLED,
<br />FILLED, PRIMED, AND INTERMEDIATE PAINT COATS APPLIED PRIOR TO
<br />APPLICATION OF FINAL FINISH PAINT COATS. APPLY FINAL FINISH PAINT COATS
<br />OVER THE ENTIRE WALL SURFACE CONTAINING THE PATCH. WHERE PAINTING IS
<br />LIMITED TO PATCH, THE WORK AREA SHALL INCLUDE THE SURFACE FROM THE
<br />JOINT AT THE WALUFLOOR INTERSECTION TO THE JOINT AT THE WALUSEALING
<br />INTERSECTION. IT SHALL EXTEND HORIZONTALLY FROM LEFT SIDE OF THE PATCH
<br />TO RIGHT SIDE OF THE PATCH AND SHALL INCLUDE THE ENTIRE PATCH. PROVIDE
<br />ADDITIONAL SPACKLING AND PAINT COATS UNTIL THE PATCH AREA IS BLEND
<br />COMPLETELY WITH THE EXISTING ADJACENT WALL SURFACE. PATCHES AT
<br />CEILINGS SHALL BE TREATED IN SAME FASHION AS DESCRIBED ABOVE.
<br />7. AT ALL CERAMIC TILE AREAS TO BE PATCHED/REPAIRED THE FOLLOWING WORK
<br />SHALL OCCUR AT DEMOLISHED ITEMS AND DAMAGED AREAS, FILL ALL HOLES IN
<br />EXISTING CERAMIC WALL AND FLOOR TILE THAT ARE UP TO 1 INCH IN DIAMETER
<br />WITH A COLOR EPDXY GROUT TO MATCH THE EXISTING CERAMIC TILE COLOR.
<br />REMOVE AND REPLACE EXISTING ADJACENT AROUND AREAS WHERE HOLES
<br />EXCEED ONE INCH IN DIAMETER. REPLACE WITH NEW TILES THAT MATCH AS
<br />CLOSELY AS POSSIBLE TO EXISTING TILES. MATCH PATTERN, SIZE, SHAPE, COLOR,
<br />TEXTURE, AND COMPOSITION. FINAL SELECTION OF TILE TO BE INSTALLED SHALL
<br />BE THE BY THE ARCHITECT AND OWNER'S REPRESENTATIVE.
<br />8. FOLLOWING ANY DEMOLITION AND/OR REMOVAL, PATCH AND REPAIR ALL
<br />EXISTING DISTURBED SUBSTRATES AND FINISHES TO MATCH EXISTING
<br />SUBSTRATES AND FINISHES OR PREPARE EXISTING ADJACENT CONSTRUCTION TO
<br />ACCOMMODATE NEW CONSTRUCTION AND SCHEDULE FINISHES.

<br />GENERAL NOTES:
<br />1 VERIFY ALL EXISTING CONDITIONS PRIOR TO BEGINNING WORK. BRING ANY DISCREPANCIES FROM

<br />2. REMOVAL OF EXISTING FIXTURES AND EQUIPMENT WILL REQUIRE ISOLATING THE PIPING RISERS
<br />OR MAINS VIA SHUT-OFF VALVES. INSTALL NEW ISOLATION VALVES WERE REQUIRED FOR
<br />COMPLETION OF WORK.
<br />3. REMOVAL OF EXISTING PLUMBING FIXTURES AND EQUIPMENT, ETC. WILL REQUIRE CAPPING AND
<br />SEALING EXISTING MAINS OR BRANCHES AS NECESSARY AND REQUIRED TO ALLOW THE
<br />REMAINING SYSTEMS TO FULLY OPERATE WITHOUT DEGRADATION. CONTRACTOR SHALL PROVIDE
<br />PROTECTIVE PLASTIC DROP CLOTHS TO PROTECT THE EXISTING OCCUPIED AREAS AND
<br />EQUIPMENT FROM DUST AND DEBRIS DURING THE CONSTRUCTION WORK AND SHALL CLEAN THE
<br />AREAS OF ALL CONSTRUCTION DIRT DAILY, AND UPON COMPLETION OF THE WORK. REFER TO
<br />GENERAL CONDITIONS AND DIVISION-1 SECTIONS IN THE SPECIFICATIONS.
<br />4. ALL DRAINED PIPING RISERS AND MAINS SHALL BE REFILLED WITH PROPER FLUID AND PROPERLY
<br />VENTED BY THIS CONTRACTOR ONCE NEW WORK HAS BEEN INSTALLED.
<br />5. COORDINATE WITH GENERAL CONTRACTOR THE REMOVAL AND REPLACEMENT OF ALL EXISTING
<br />CEILINGS, WALLS ETC. AS REQUIRED FOR MECHANICAL DEMOLITION WORK.
<br />6. EXISTING PIPING AND EQUIPMENT, ETC. NOT TO BE UTILIZED IN THE COMPLETED BUILDING SHALL
<br />BE DISCONTINUED OR REMOVED AS REQUIRED. ALL ENDS OF DISCONTINUED PIPING SHALL BE
<br />CAPPED IN THE NEAREST WALL, CEILING, OR FLOOR SO THAT THEY ARE COMPLETELY
<br />CONCEALED. OPENINGS LEFT IN WALLS, CEILINGS, ETC. WHERE EQUIPMENT AND PIPE ETC. ARE
<br />REMOVED AND NOT REPLACED, SHALL BE PATCHED NEATLY WITH THE SIMILAR MATERIAL TO
<br />ADJACENT CONSTRUCTION.
<br />7. EXISTING PIPING, FIXTURES, AND EQUIPMENT THAT ARE NOT TO BE REUSED SHALL BE REMOVED
<br />AND SHALL REMAIN THE PROPERTY OF THE OWNER IF THEY WISH TO RETAIN OWNERSHIP OF
<br />SAME. IF NOT, EQUIPMENT SHALL BECOME THE PROPERTY OF THIS CONTRACTOR AND SHALL BE
<br />REMOVED FROM THE SITE AS SOON AS PRACTICAL AND DISPOSED OF AN ACCORDANCE WITH
<br />APPLICABLE LAWS AND REGULATIONS.
<br />8. ALL CUTTING AND CHANNELING OF EXISTING BUILDING SHALL BE ACCOMPLISHED IN A NEAT AND
<br />WORKMAN -LIKE MANNER WITHOUT REMOVAL OF EXCESS MATERIALS. THIS CONTRACTOR SHALL
<br />PATCH AND REPLACE WITH MATERIAL SIMILAR TO ADJACENT CONSTRUCTION.
<br />9. WHERE EXISTING PIPING AND EQUIPMENT, ETC. THAT ARE TO BE UTILIZED IN THE COMPLETED
<br />PROGRAM CONFLICT WITH NEW CONSTRUCTION AND THE REQUIRED DEMOLITION, THEY SHALL BE
<br />RELOCATED AND RECONNECTED TO MAINTAIN THE DESIRED SERVICE.
<br />10. PORTIONS OF EXISTING SYSTEMS MAY BE SHOWN FOR CLARITY EVEN THOUGH IT MAY NOT BE
<br />NECESSARY TO MODIFY OR REVISE THEM. ALL EXISTING SYSTEMS ARE SHOWN BASED ON
<br />ORIGINAL OR REMODEL BUILDING DRAWINGS. CONTRACTOR TO VERIFY ALL EXISTING
<br />CONDITIONS.
<br />ii. ALL WORK MUST BE COORDINATED AND SCHEDULED WITH THE OWNER AND OCCUPANTS OF THIS
<br />BUILDING SO AS TO PROVIDE THE LEAST AMOUNT OF DISRUPTION OF BUILDING ACTIVITIES AS
<br />POSSIBLE.
<br />12. ALL ACCESSIBLE ABANDONED PIPING AND DUCTWORK SHALL BE REMOVED AND PROPERLY
<br />DISPOSED OF.
<br />13. CONTRACTOR SHALL VERIFY EXISTING SITE AND BUILDING CONDITIONS AND DIMENSIONS IN THE
<br />FIELD PRIOR TO DEMOLITION ACTIVITIES AND WORK.
<br />14. CONTRACTOR SHALL NOTIFY ARCHITECT AND OWNER OF ANY POSSIBLE ASBESTOS OR LEAD -
<br />CONTAINING MATERIALS DISCOVERED BEFORE PROCEEDING WITH WORK.
<br />15. CONTRACTOR SHALL NOT SCALE DRAWINGS.
<br />16. CONTRACTOR SHALL PROVIDE ALL NECESSARY TEMPORARY SHORING, TEMPORARY BRACING,
<br />AND/OR TEMPORARY SUPPORTS AS REQUIRED TO MAINTAIN STRUCTURAL INTEGRITY OF EXISTING
<br />STRUCTURE TO REMAIN AND/OR EXISTING BUILDING ELEMENTS TO REMAIN.
<br />17. CONTRACTORS TO VERIFY THE EXACT LOCATION OF ALL EXISTING UTILITIES PRIOR TO
<br />DEMOLITION ACTIVITIES AND WORK.
<br />18. CONTRACTOR SHALL REMOVE TRASH AND DEBRIS REGULARLY AS NECESSARY TO ELIMINATE
<br />INTERFERENCE WITH ROADS, STREET, WALKS, AND ALL OTHER ADJACENT FACILITIES.
<br />19. CONTRACTOR SHELL REPAIR, REPLACE, OR PATCH EXISTING BUILDINGS, DRIVEWAYS, SIDEWALKS,
<br />CANOPIES, AND/OR PARKING AREAS DAMAGED, MODIFIED, AND/OR DISTURBED BY DEMOLITION
<br />WORK AT NO COST TO THE OWNER.
<br />20. ALL EXISTING EQUIPMENT THAT REMAINS SHALL BE PROTECTED DURING DEMOLITION AND/OR
<br />CONSTRUCTION TO PREVENT DAMAGE. ANY DAMAGE TO REMAINING EXISTING EQUIPMENT
<br />SUSTAINED DURING DEMOLITION AND/OR CONSTRUCTION SHALL BE EQUIVALENTLY REPLACED OR
<br />EQUIVALENTLY REPAIRED AT NO COST TO THE OWNER.
<br />21. DO NOT INTERRUPT EXISTING UTILITIES, EXCEPT WHEN AUTHORIZED IN WRITING BY AUTHORITIES
<br />HAVING JURISDICTION.
<br />22. CONTRACTOR SHALL CONTACT ALL UTILITY COMPANIES INCLUDING BUT NOT LIMITED TO THE
<br />FOLLOWING: ELECTRIC, GAS, WATER, TELEPHONE, STORM SEWER, AND SANITARY SEWER FOR
<br />FIELD LOCATION OF ALL UNDERGROUND AND OVERHEAD UTILITY LINES. PRIOR TO
<br />COMMENCEMENT OF ANY DEMOLITION WORK, CONTRACTOR SHALL IDENTIFY ALL ELECTRICAL
<br />CIRCUITS SERVICING THE AREA INVOLVED WITH THIS DEMOLITION. THOSE CIRCUITS SHALL THEN
<br />BE LOCKED OUT AND TAGGED OUT IF THEY DO NOT SERVICE ANY OF THE REMAINING BUILDING.
<br />THOSE CIRCUITS WHICH ARE IDENTIFIED TO SERVICE BOTH THE AREA TO BE DEMOLISHED AND
<br />THE REMAINING BUILDING SHALL BE SPLIT SO AS TO KILL ALL ELECTRICAL POWER TO THE AREA
<br />TO BE DEMOLISHED WHILE MAINTAINING POWER TO THE REMAINDER OF THE BUILDING.
<br />23. ALL FURNITURE WILL BE REMOVED OR RELOCATED BY THE OWNER AS NECESSARY PRIOR TO THE
<br />DEMOLITION WORK OF THIS PROJECT. CONTRACTOR SHALL COORDINATE WITH THE OWNER AS
<br />REQUIRED.
<br />24. REMOVE EXISTING CONSTRUCTION TO THE EXTENT INDICATED ON THE DRAWINGS. SHOULD ANY
<br />DAMAGE OCCUR TO THE EXISTING CONSTRUCTION TO REMAIN, THE CONTRACTOR SHALL REPAIR
<br />THE DAMAGE TO MATCH EXISTING AND/OR ADJACENT CONSTRUCTION AT NO COST TO THE
<br />OWNER.
