A minimum Sound Transmission Class <br />(STC) rating of 45 shall be achieved. As shown on the conceptual documents. <br />A/C and other mechanical equipment rooms <br />All Clinic rooms: exam, procedures, offices, group and conference rooms <br />SOUND TRANSMISSION CLASS (STC) 40 <br />The sound resistant enclosures of the following spaces shall be designed to <br />assure speech privacy and achieve an STC rating of 40. <br />Conference rooms <br />Consultation offices <br />Examination and treatment rooms <br />Individual offices in Mental Health and Behavioral Sciences Service <br />Audiology and Speech Pathology areas <br />NOTE: <br />Sound Rated Wall shall be installed with 1/8" to 1/4" between the drywall and <br />the floor, and then fill that gap with very flexible acoustic sealant. <br />Avoid compromising sound isolation with electrical outlets, follow these <br />guidelines: <br />1. Do not put outlets back to back, put them in separate stud cavities <br />2. Seal the outlets well with acoustical caulk. Seal quality around the outlet is <br />critical. <br />3. Use an acoustical pad around the outlet. <br />4. Use insulation in the wall. <br />FIRE RESISTANT WALLS & CEILINGS: <br />703.7 Marking and identification. <br />Where there is an accessible concealed floor, floor -ceiling or attic space, fire <br />walls, fire barriers, fire partitions, smoke barriers and smoke partitions or any <br />other wall required to have protected openings or penetrations shall be <br />effectively and permanently identified with signs or stenciling in the concealed <br />space. Such identification shall: <br />1 Be located within 15 feet (4572 mm) of the end of each wall and at intervals <br />not exceeding 30 feet (9144 mm) measured horizontally along the wall or <br />partition. <br />2 Include lettering not less than 3 inches (76 mm) in height with a minimum <br />3/8-inch (9.5 mm) stroke in a contrasting color incorporating the suggested <br />wording, "FIRE AND/OR SMOKE BARRIER —PROTECT ALL OPENINGS," <br />or other wording. <br />714.3.2 Membrane penetrations. <br />Membrane penetrations shall comply with Section 714.3.1. Where walls or <br />partitions are required to have a fire -resistance rating, recessed fixtures shall <br />be installed such that the required fire resistance will not be reduced. <br />CEILINGS <br />A complete acoustical ceiling system (which includes grid and lay -in tiles or <br />other Building standard ceiling system as approved by the LCO) throughout <br />the Space and Premises shall be required. The acoustical ceiling system shall <br />be furnished, installed, and coordinated with Tls. <br />A. Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 <br />feet and 0 inches measured from floor to the lowest obstruction. Areas with <br />raised flooring shall maintain these ceiling -height limitations above the <br />finished raised flooring. Bulkheads and hanging or surface mounted light <br />fixtures which impede traffic ways shall be avoided. Ceilings shall be uniform <br />in color and appearance throughout the Space, with no obvious damage to <br />tiles or grid. <br />B. Prior to closing the ceiling, the Lessor shall coordinate with the <br />Government for the installation of any items above the ceiling. <br />C. Should the ceiling be installed in the Space prior to construction of the Tls, <br />then the Lessor shall be responsible for all costs in regard to the disassembly, <br />storage during construction, and subsequent re -assembly of any of the ceiling <br />components which may be required to complete the Tls. The Lessor shall <br />also bear the risk for any damage to the ceiling or any components thereof <br />during the construction of the Tls. <br />D. Ceilings shall be a flat plane in each room and shall be suspended and <br />finished as follows unless an alternate equivalent is pre -approved by the LCO: <br />1. Restrooms. Plastered or spackled and taped gypsum board. <br />2. Offices and conference rooms. Mineral and acoustical tile or lay in panels <br />with textured or patterned surface and tegular edges or an equivalent pre - <br />approved by the LCO. Tiles or panels shall contain a minimum of 30% <br />recycled content. <br />3. Corridors and eating/galley areas. Plastered or spackled and taped <br />gypsum board or mineral acoustical tile. <br />E. For ceiling installations in new lease construction projects, tiles or panels <br />(for restrooms, offices, conference rooms, corridors, and eating/gallery areas) <br />must comply with the following environmental standards: a) California Section <br />01350 standard for low-VOC materials; b) recyclable in a closed loop process; <br />c) USDA Certified Biopreferred; and d) Environmental Product Declaration <br />(EPD) available. <br />INSULATION NOTE: 5EALED GAP IN 1 #5 <br />WALL & ROOF IN5ULATION BAR IN FILLED CELL <br />VALUE WILL BE DETERMINED BY <br />THE ENERGY EVALUATION <br />REPORT.
