G< <ER;1. SPECIFICATIONS:
<br />i DIVISION 1 - GENERAL
<br />IA. Specifications are general in sc ope, use only those sections which
<br />apply to this project; relative to plans and details.
<br />1B. All work shall conform with requirements of the Standard Building
<br />code; South Fla. Building Code; Local Building and Zoning Codes;
<br />and all other Local, State, and Federal Codes (with latest editions
<br />with revisions and amendments) applicable to this project. The
<br />above are "Specification" type codes and set minimum standards if
<br />not superseded on plans and specs.
<br />1C. A.I.A. Document No. A201 or (1976) "General Conditions of the Con-
<br />tract for Construction" shall also become a part of this project by
<br />reference. (Copy Attached)
<br />1D.. Contractor shall guarantee the work, including equipment, materials
<br />and labor to be free from defects for a period of one (1) year from
<br />date of acceptance by Architect and Owner, and he shall promptly
<br />repair and/or replace any failures or defects which occur from
<br />normal use during the one year period w/out additional cost to
<br />owner.
<br />1L. Contractor shall furnish all labor, materials, tools, equipment,
<br />appliance, transportation, scaffolding, services, supervision, and
<br />shall perform all operations as required to properly lock and key -
<br />complete the construction of the project as entitled and in accor-
<br />dance with the drawings and the specifications, and all other con-
<br />tract documents, except as otherwise noted.
<br />IF. Contractor shall carry (in force during entire construction) all
<br />insurance as required by the State of Florida (workmen's Comp. for
<br />all employees), etc. Also Contractors and Sub -Contractors shall
<br />indemnify and hold -harmless the Owner, Architect and Engineers for
<br />any personal or property damages arising from, this project.
<br />1G. lotations referenced to Contractor shall also refer to Sub-Contrac-
<br />;ors where separate sub -contracts are negotiated.
<br />1H. substitutions will be considered by architect after full data sub-
<br />:,.ission and review of product with difference in price. Substitu-
<br />tions allowed upon 1,_rchitect approval in writing only.

<br />2A. Contractor shall visit site to familiarize himself with existing
<br />conditions, become responsible for the work relative to these con-
<br />ditions, and repair at his expense to original condition any damage
<br />caused by their work.
<br />2B. Grade earth to elevations shown on drawings. Provide drainage swales
<br />as required by plans and municipality involved.
<br />2C. Soil bearing capacity design based on minimum 2,500 PSF. if lesser
<br />amount is encountered or suspected notify Architect. vihere com-
<br />pacted fill is required compact in Max. 8" layers to Min. 2,500
<br />PSF bearing capacity. Submit standard Proctor test reports to
<br />certify above -at min. 95% density. Compact bottom of all footings
<br />with two complete passes of a vibratory sled type compactor before
<br />placing forms or reinforcing steel.
<br />2D. Provide underground utility work as required by Code and Municipality.
<br />2Z. Asphalt paving shall conform to Asphalt Institute Type IV Specifi-
<br />cations 1" thick (dense grades). Furnish certification of same.
<br />Base course (6 inches after compaction) shall be limerock material
<br />compacted to min. 95% density. Fitch to drain per plans without
<br />low spots.
<br />DIVISION 3 - CONCRETE
<br />3A. All concrete work shall be done in accordance with provisions of
<br />"Building Code requirements for reinforced concrete, ACI 318
<br />(including lastest amendments)".
<br />31-. Minimum ultimate strength of concrete shall be 3,000 PSI at 28 days.
<br />3C. Minimum of (1) test per each (50) cubic yards shall be provided by
<br />Contractor in accordance with ASTM C-39. (5) copies of each test
<br />report shall be submitted to Architect.
<br />3D. Reinforcing steel shall conform to requirements ASTM A-615, grade 60.
<br />Submit (5) copies of shop drawings to Architect for approval prior
<br />to fabrication.
<br />3Z. Welded wire fabric shall conform to ASTM A-185.
<br />3F. Protect all concrete work a minimum 7 days after placing.
<br />DIVISION 4 - MASONRY
<br />4A. Hollow concrete masonry units shall conform to requirements of Speci-
<br />fications for hollow load -bearing concrete masonry units ASTM C-9011.
<br />4B. Face brick shall conform to ASTh: C-216, grade SW, type FBS, color
<br />and texture as selected by Architect.
<br />4C. Mortar shall be type M (2,500 PSI at 28 days).
<br />4D. i-recast concrete lintels shall be minimum 8" wide with height and
<br />steel reinforcing as required. Lintels to bear on masonry a minimum
<br />of 8" each end.

<br />DIVISION 5 - METALS
<br />51-. Structural metal (steel) framing shall conform to requirements of
<br />ASTM A-36, and American Institute of Steel Construction manual.
<br />5b. welding electrodes shall be E-70xx. welding shall be done in accor-
<br />dance with "Structural welding Code" of The American Welding Society.
<br />DIVISION 6 - WOOD AND PLASTICS
<br />6A. Wood rr;err,bers design and quality shall conform to requirements of
<br />chapter 17 of "Standard Building Code" or other applicable codes
<br />(applicable editions). Species and grade as noted on drawings.
<br />6B. All lumber shall be air dried and well seasoned unless otherwise
<br />specified on plans. Wood framing, blocking, furring, nailers,
<br />grounds and cants-=#2 common LL pine or construction grade Douglas
<br />Fir, with minimum of 1,200 F stress rating. Any wood in contact
<br />with concrete shall be pressure treated with approved wood pre-
<br />servative. Exposed wood framing, beams, rafters, decking, etc.
<br />shall be .western Red Cedar, rough sawn, commercial grade unless
<br />otherwise specified on plans. Interior wood trim to be no. 1
<br />Pine or Clear Fir, or Architect approved equal. Verify type and
<br />grade woodwork relative to paint or stain finish. (Architect's
<br />option)_
<br />6C. Furnish and install all items of finished woodwork shown on the
<br />plans, including laminated plastic covered cabinets etc. ::ach
<br />item shall be complete as detailed with all parts necessary for
<br />proper function and service.
<br />6:--. Cabinets shall be of plywood or particle board main construction,
<br />with exterior covered with laminated plastic (Formica brand or
<br />equal) and interior with sprayed lacquer paint finish. Colors shall
<br />be selected by Architect from. standard selection boards. Hardware
<br />shall be selected in the same manner. Lacquer finish natural wood
<br />and cabinets if noted on plans - Birch or equal.
<br />6E. Provide pre-fab. wood trusses as noted on drawings. Provide (6)
<br />copies of shop drawings, details, and roof framing plans signed
<br />and sealed by Registered Florida Engineer.
<br />6F. Submit (6) copies of millwork shop drawings to Architect for ap-
<br />proval.
<br />DIVISION 7 - THERMAL AND MOISTURE PROTE.'CTION
<br />7A. Cedar Shake Roofing shall be installed in accordance with the spe-
<br />cifications of Red Cedar Shingle and Handsplit Shake Bureau.
<br />7B. Built-up gravel finish roof shall be 20 year bondable type installed
<br />in accordance with Barrett (or approved equal) specifications.
<br />7C. Colored cement tile roofing shall be "Empire Tile" by Cement Roofing
<br />Inc., Tampa, FL. Submit samples to Architect for color approval.
<br />7D. Composition shingle finish roofing shall be installed in accordance
<br />with manufacturers specifications for a 15 year bondable roof. See
<br />plans for type and manufacturer. (Verify color with Architect).
<br />7E. Sealant/caulking to be "General Electric" silicone sealant or Archi-
<br />tect approved equal. Caulk all joints exposed to weather adjacent
<br />to interior spaces. Color to be selected by Architect.
<br />7F. Wall insulation to be full thickness fiberglas as manufactured by
<br />"Johns -Manville" or Architect approved equal. R-Value per plans.
<br />DIVISION 8 - DOORS AND WINDOWS
<br />8A.. 400d doors (except front entrance door) shall be Beech Face Veneer
<br />type for stain finishing or painting. Provide owners with "Standard
<br />Door Guarantee of the National wood Manufacturers Association (I.W.M.A.)
<br />and meet requirements of CS 171. Provide fire rated doors as re-
<br />quired by code.
<br />8B. Finish hardware: (See Allowance Items - Division 1)
<br />SC. Metal windows shall be aluminum frame mill finish or painted as in-
<br />dicated on window schedule as manufactured by Harcar Window Corp.,
<br />Sanford, Florida. Provide glass; thickness per code; insulate and
<br />or solar treatment as indicated on schedule, sizes as indicated on
<br />drawings. 4indows shall meet requirements of "Architectural Alum-
<br />inum Manufacturers Association (A.A.M.A.)".
<br />8D. Mood Windows shall be as manufactured by Pella, to sizes and details
<br />as indicated on plans. Color as selected by Architect.
<br />8Z, Aluminum storefront doors and storefronts shall be as manufactured

<br />medium stile type with following hardware, maximum security locks,
<br />flush bolts, ball bearing butts, standard push bars and pull handles.
<br />S Storefronts shall be 1 3/4" X 4" flush frame system complete with
<br />thresholds and required accessories and adjustable sidelight base.

<br />8F. Metal doors and frames to be standard type and sizes as manufactured
<br />Architect approved equal. Frames and trim 18 Ga.

<br />jamb. Provide hardware as required. Provide rubber door silencers
<br />on strike side of frames. Grout frames solid at masonry walls.
<br />Doors up to 1-3/4 inch thick flush type to have 16 Ga. framing with
<br />18 Ga. skins, insulated. Provide fire rated doors and frames as
<br />required by code.
<br />8G. Wood Sectional Upward Acting Doors shall be as manufactured by
<br />drawings." to sizes and details shown on
<br />8H. Steel Sectional, upward acting doors shall be by Overhead Door Corp-
<br />oration. Sections rolled of 24 gauge (424 series), Zinc -coated
<br />steel, prime painted both sides with 2" deep channel -shaped end
<br />stiles with door. See door schedule for sizes.
<br />81. Redwood Jalousie Windows shall be 3/4" X 4�" Redwood Louvered Jal-
<br />ousie Windows manufactured by Universal Metal Products, or approved
<br />equal. Include 14/18 charcoal gray fiberglass screens with each
<br />unit. Finish: Electrostatic painted bronze color metal frames.
<br />8J. Provide 26 Ga. galvanized metal flashing at all window and door
<br />heads (erood frame construction).
<br />I
<br />8K. Wood Panelized doors shall be as manufactured by C.E. Morgan, Inc.
<br />Oshkosh, Wisconsin, or Architect approved equal.
<br />8L. Mirrors shall be 4" thick polished plate mirror glass as manufac-
<br />tured by Pittsburgh Plate Glass Industries, Inc. Mount securely
<br />in accordance with Manufacturers instructions, and only after all
<br />other construction work is completed.
<br />DIVISION 9 - FINISHES
<br />9A. Gypsum wallboard (drywall) shall be as manufactured by "United
<br />States Gypsum Company" (or Architect approved equal). Install in
<br />complete accordance with manufacturers instructions. Provide fire
<br />rating as required by code and plans.
<br />9B. Carpet and Pad: (See Allowance Items - Division 1)
<br />9C. Ceramic tile wall material shall be standard color 4?i inch X 44
<br />inch glazed tile. Ceramic tile floor material shall be standard
<br />color 2 inch X 2 inch matte finish. Matching trim and accessories
<br />shall be provided. Manufacturer shall be "American -Olean" or
<br />F.rchitect approved equal. Color as selected by Architect. in-
<br />stallation shall be thin set method. All work shall be in accor-
<br />dance with "Tile Council of America" standards.
<br />9D. Vinyl Lsbestos tile shall be as manufactured by "Armstrong Co."
<br />(or Architect approved equal). Size to be 12 inch X 12 inch X 3/32
<br />inch thick in standard colors. Install in strict compliance to
<br />manufacturers specifications. 4 inch hgt. vinyl base to be sup-
<br />plied same as above. Color and pattern to be selected by Architect.
<br />9::. wood Parquet flooring: (See Allowance Items - Division 1).
<br />9F. Marble Tile Flooring: (See Allowance Items - Division 1).
<br />9G. Clay Tile Flooring: (See Allowance Items - Division 1).
<br />9H. Painting shall be as follows:
<br />1. GENERAL: All surfaces must be clean, dry, and prepared for the
<br />specific paint system to be used, according to substrate, as here-
<br />in specified. Such preparation and application must be in accord-
<br />ance with label instructions on each product specified. (On metal
<br />steel structure painting council SSPC procedures are to be used.
<br />All cleaned metal surfaces must be primed immediately). Products
<br />are to be used without reduction, unless otherwise stated on the
<br />label. Colors are to be selected by Architect from the Sherwin-
<br />Williams Beau Monde color system. All paint, primer, stain, etc.
<br />shall be manufactured by "The Sherwin-Williams Company" (or Archi-
<br />tect approved equal).
<br />2. 1NTERIOR DRYWALL: All surfaces shall be smooth, clean, dry, and
<br />free from dust.
<br />Flat Finish - Latex Base:
<br />1st coat - S4 PC Fast-Dri Latex Primer, B45 W3
<br />2nd coat - S.d PC Quali-Kote Latex, B45 series
<br />3. METAL: NON GALVANIZED: Door Frames, Trim, etc., shall be clean-
<br />ed free of mill scale, rust, and foreign matter by (1) sandblasting,
<br />(2) flame cleaning, (3) wire brushing, or (4) scraping, (SSPC),
<br />unless factory primed. Grease shall be removed with a solvent.
<br />Loose and scaling paint shall be scraped and wire brushed to sound
<br />metal. Dust and dirt shall be removed by dry brushing or air blast
<br />prior to painting. No paint shall be applied over a damp or frost-
<br />ed surface, or when temperature is below 500 F.
<br />Flat Finish - Alkyd Base
<br />1st coat - SW PC Kromik Metal Primer, S41 N1

<br />4. DOORS AND WOOD TRIM: All surfaces of doors shall be sanded
<br />smooth, with the grain, never across it. Surface blemishes shall
<br />be corrected, and the room cleaned of dust, before proceeding with
<br />the .finishing coats. Znamel and Varnish finishes shall be lightly
<br />sanded between coats to a smooth finish.
