McAlvanah
CIty Attorney

The following is my rationale for calculating TIF for
the subject development.

The most nearly comparable lanq u'se for which we have a
calculated rate is Light Industrial. This rate of $467/1000
GSF is based on an' assumed 5 day work~eek. We assume that
your flea market will be open 2 days a, week which would be
40% of the Light Industrial traffic on a weekly basis.

JOlIMe Good
City Clerk

40% of $467 = $186.80 x lCl.9K sq. ft. = $19,034.92

If you do not agree with my rationale you may provide a
traffic analysis prepared by a qualified traffic engineer to
support an alternative.

Sincerely,

~

Nick Nichols
City Manager

NN/lb

cc: Burnside
