"Bill" Burgess <br />Director of Building, <br />Licensing, & Zoning <br /> <br />George Neukom <br />38434 - 5th Avenue <br />Zephyrhills, Florida 33540 <br /> <br />Re: Preliminary Plat for Grand Horizons <br /> <br />Dear Owner/Developer: <br /> <br />At the regular City Council meeting, Monday, May 13,1996, <br />the City Council approved your preliminary plat for Grand <br />Horizons. <br /> <br />Please accept this letter as written approval by Council <br />and the conditions recited in said approval shall <br />constitute a development permit which authorizes: <br />1. The developer to apply for construction plan <br />review; <br />2. Development in accordance with the approval and <br />conditions recited therein, after construction plan <br />approval; <br />3. Clearing, grading, filling or excavating in <br />conformity with plans approved under the <br />provisions of this Code, provided all other necessary <br />governmental permits or approval have been obtained. <br /> <br />It shall be unlawful for any person to convey lots by <br />reference to a preliminary plan. Approval of a preliminary <br />plan shall not be construed as authority for the recording <br />of a plat with the Clerk of the Circuit Court. A final <br />plat should be submitted next for final approval by <br />Council. <br /> <br />No building permits shall be issued for any property which <br />is depicted upon the subdivision plan until said plat is <br />recorded in the public records of Pasco County, Florida, <br />and a copy of the recorded plat provided to the Building <br />Official.
