<br />6-59 <br /> <br />The City Council may, as a condition of approval and adoption of <br />a PUD Final Site Plan, required that suitable areas for streets, <br />public rights-of-way, parks, and other public facilities be set <br />aside, improved, and/or dedicated for public use. <br /> <br />6360. Inspections to Assure Conformance <br /> <br />If site development is found to be in violation of the Final Site <br />Plan, the City shall have authority to withhold building permits <br />and/or certificates of occupancy until development is in <br />conformance with the adopted PUD plan. <br /> <br />6370. Sunset Provision <br /> <br />PUD approval shall be voided two years after Final Site Plan <br />approval if construction has not begun. <br /> <br />6400. SUPPLEMENTARY ZONING DISTRICT REGULATIONS <br /> <br />The purpose of the supplementary regulations is to set forth <br />general rules and regulations for uses, bUilding and structures <br />applying to all zoning districts; as well as to provide for <br />additional regulations for restricted uses applying to specific <br />zoning districts as enumerated herein. <br /> <br />6401. Accessory Buildings and Structures <br /> <br />The following regulations shall apply to all accessory uses and <br />structures incidental to any permitted or conditional use: <br /> <br />A. Zoning of Accessory Structures. All accessory uses to a <br />principal use shall be located in a zoning district that permits <br />the principal use. Structures up to 625 square feet and no more <br />than 16 feet in height, at a maximum point of roof pitch, from <br />the grade, shall be allowed or permitted in residential and <br />office professional districts. Structures more than 625 or in <br />excess of 16 feet to the peak of the roof, as measured from the <br />grade, shall be listed as conditional uses in residential and <br />office professional districts. Conditional use requests shll <br />include requirements and/or data pertaining to height, increased <br />setbacks and landscaping plans around the perimeter of the <br />bUilding. <br /> <br />B. Construction Timing. No accessory building shall be <br />constructed upon a lot or parcel or contiguous lot or parcel <br />except in conjunction with, or after construction of, the primary <br />bUilding. <br /> <br />C. Location of Accessory Structures. Structures shall be <br />located on the same lot or parcel as the principal building to <br />which it is accessory; or on a contiguous lot, and shall meet all <br />district setbacks unless otherwise stated. For this purpose, a <br />lot will be considered contiguous if separated from the primary <br />
