<br />ORDINANCE NO.: 780-01 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF <br />THE CITY OF ZEPHYRHILLS, FLORIDA, A <br />MUNIClP AL CORPORATION, AMENDING <br />CHAPTER 6 OF THE LAND DEVELOPMENT <br />CODE OF THE CITY OF ZEPHYRHlLLS, <br />FLORIDA SECTION 6401 ACCESSORY <br />BUILDINGS AND STRUCTURES BY AlVIENDING <br />SUBSECTION (A) ZONING OF ACCESSORY <br />STRUCTURES AND INCORPORATING <br />SUBSECTION (J) ACCESSORY BUILDING AND <br />STRUCTURES iN OFFICE PROFESSIONAL AND <br />RESIDENTIAL ZONING DISTRICTS; AND <br />PROVIDING FOR AN EFFECTIVE DATE. <br /> <br />BE IT ORDAINED by the City Council of the City ofZephyrhil~s, Florida, sitting <br /> <br />in regular meeting that: <br /> <br />SectiOIl 1: That Chapter 6, Land Use Regulations, Section 6401. Accessory <br /> <br />Buildings and Structures (A). Zoning of Accessory Structures of the Zephyrhills Land <br /> <br />Development Code is hereby deleted and shall henceforth read as follows: <br /> <br />CHAPTER 6 Land Use Regulations: <br />SECTION 6401. Accessory Buildings and Structures <br />(A) Zoning of Accessorj Structures. <br /> <br />A. Zoning of Accessory Structures. All accessory uses to a principal use shall <br />be located i/l a zoning district that permits the principal use. Structures up to 625 square <br />feet and 110 more than 16 feet in height, at the ma.ximum point of roof pitch, from the grade, <br />shall be allowed or pennitted uses in residential and office professional districts. Btructures <br />more than 625 or in excess of 16 feet to the peak of the root; as measured from the grade, <br />shall be listed as conditional uses in residential and. office professional districts. Conditional <br />use requests shall include requirements and/or data pertaining to height, increased setbacks <br />and landscaping plans around the perimeter of the building. <br /> <br />Sectiml 2: That Chapter 6, Land Use Regulations, Section 6401. Accessory <br /> <br />Buildings and Structures (J). Accessory BuildulllS and Structures in Office Professional <br /> <br />and Residential LoninQ Districts of the Zephyrhills Land Development Code is hereby <br /> <br />created and incorporated and shall henceforth read as follows: <br /> <br />CHAPTER 6 Laud Use Regulations: <br />SECTION 6401. Accessory Buildings and Structures <br />(.T) Accessory Buildings and Structures in Office Professiollltl and Residential Zoning <br />Districts <br /> <br />J. Accessol}~ Buildings and Structures in Office Professional and Residential <br />Laning Districts. Accessory buildings and structures located in Office Professional and <br />Residential Zoning Districts that exceed one hundred and fifty (150) square feet, shall be <br />constructed of masonry, wood frame, aluminum or vinyl. Aluminum or vinyl shall be <br />residential grade materials. Construction shall be consistent with the existing architecture <br />of the principal building and the adjacent properties. Metal fabricated type structures that <br />are designed and intended for industriaVconmlercial use are prohibited. <br />
