OF THE CITY OF ZEPHYRBILLS, FLORIDA, A MUNICIPAL' CORPORATION, A1\1ENDING CHAPTER 6 OF THE LAND DEVELOPMENT CODE OF THE CITY OF ZEPHYRHILLS, FLORIDA SECTION 6401 ACCESSORY BUll,DINGS AND STRUCTURES BY AMENDING SUBSECTION (A) ZONING OF ACCESSORY STRUCTURES AND INCORPORATING SUBSECTION (J) ACCESSORY BUILDING AND STRUCTURES IN OFFICE PROFESSIONAL AND RESIDENTIAL ZONING DISTRICTS; AND PROVIDING FOR AN EFFECTIVE DATE. BE IT ORDAINED by the City Council of the City of Zephyrhil~s, Florida, sitting in regular meeting that: Section 1: That Chapter 6, Land Use Re~lations, Section 6401. Accessory Buildings and Structures (A). Zoninl,jt of Accessory Structures of the Zephyrhills Land Development Code is hereby deleted and shall henceforth read as follows: . CHAPTER 6 Land Use Regulations: SECfION 6401. Accessory Buildings and Structures (A) Zoning of AccessorfStructures, A. Zoning of Accessory Structures, All accessory uses to a principal use shall be located in a zoning district that permits the principal use, Structures up to 625 square feet and 110 more than 16 feet in height, at the ma.'Cimum point of roof pitch, from the grade, shall be allowed or pennitted uses in residential and office professional districts, 'Structures more than 625, or in excess of 16 feet to the peak of the root; as measured from the grade, shall be listed as conditional uses in residential and. office professional districts, Conditional use requests shall include requirements and/or data pertaining to height, increased setbacks and landscaping plans around the perimeter of the building, Sectiml 2: That Chapter 6, Land Use Regulations, Section 6401. Accessory Buildings and Structures in Office Professional and Residential Zonin~ Districts of the Zephyrhills Land Development Code is hereby crealed and incorporated and shall henceforth read as follows: CHAPTER Ii Land Use Regulations: SECTION 6401. Accessory Buildings :md Structures (.1) Acce.,sory Buildings :mrl Structures in Office Professional and Residential Zoning Districts J. Accessory Buildings and Structures in Office Professional and Residential Zoning Districts. Accessory buildings and strUctures located in Office Professional and Residential Zoning Districts that exceed one hundred and fifty (I 50) square feet, shall be constructed of masonry, wood frame, aluminum or vinyl. AJuminum or vinyl shall Qe residential grade materials. Construction shall be consistent with the existing architecture of the principal building and the adjacent properties, Metal fabricated type structures that are designed and intended for industrinUconmlercial use are prohibited.
