The drop in <br />grade precipitated the installation of fresh, compacted fill to level the area under the <br />home, but the rear of the home sits right at the edge of the rapid decline. Recent rain <br />has washed a portion of the fresh fill away slightly undermining at least one pier pad. <br />While the area immediately under the home at the time of our inspection was providing <br />a structurally sound base for the home, the grading at the rear, and the ability of rain <br />water to flow under the home, causes us to doubt this stable condition will last without <br />some additional corrective measures: <br /> <br />1. Water must not be allowed to flow under the home. Other homes in the <br />neighborhood have mortared brick skirting which is traditionally installed on a B~ ~ <br />concrete footer around the entire perimeter of the home; if this (or something <br />similar) is used, that would suffice; if not, the grading will have to corrected to <br />divert the water flow away from, and around, the home. <br />2. Grading at the rear of the home must be stabilized either by adding more fill <br />to decrease the angle of decline around the immediate vicinity of the home, lj<f-ft <br />or by building a retaining wall to hold the fill in place now (even this approach <br />will require additional fill). In both cases appropriate sod should be placed to <br />help prevent erosion of the fill. <br />3.
