That he or she s~ll comply with the following conditions.: <br /> <br /> <br />T1the owner and he or she alone shall act as the builder for all phases of <br />con truction. <br />Tha the owner will comply with al~ provisions of the City of Zephyrhills <br />or ' ances and codes pertinent to-the building. <br />Tha in the event various phases of construction are Subcontracted, he will <br />eng e only properly licensed subcontractors and will perSonally supervise <br />su work._ <br />That in the event the Building :I:nspector shall require corrections to be made, <br />the er will assume full responsibility to insure they are made, 'a:c.d. upon <br />camp etion wili call for a reinspection before proceeding with the building. <br />That the oWner shall assume full responsibi~ity for the construction and will <br />not ect supervision of his Work from the City of Zephyrhills Building <br />Dap tmen t. <br />That prior to final inspection any additional fees, including reinspection <br />fees must be paid in full. A written request from this office shall <br />. constitute' an official notice_to pay additional fees. <br />That 1 the owner shall comply with all City, State and Federal laws' in regard to <br />soci 1 security, workman's Compensation, lien laws, etc., where applicable. <br />That the owner shall comply with all the safety codes issued by the Florida <br />:I:ndu trial Commission. . <br />Stat law requires construction to be done by licensed contractors. You have <br />appl ' ed for a pe:cmi.t under an exemption to that law. '!'he exemption allows <br />you, as the owner of your property, to act as your own contractor with certain <br />rest ' ctions even though you do not have a license. You must provide direct <br />onsit supervision of the construction yourself. You uy build or imprC?Ve .a <br />one-f 'ly or tWO-family residence or a fcu:m outbuilding. You may also build <br />or rove a commercial building, provided your costs do not exceed $25,000. <br />The b 'lding or residence must be for your own use or OCcupancy. J:t may not <br />be b 'lt or. sUbstantially improved for sale or lease. If you seal :o~ lease a <br />build ng yotihave built or substantially improved yourself within 1 year after <br />the c nstruction is complete, the law will presUme .that you built: or <br />subst tiallyimproved if for sale or lease, which is a. violation of this <br />exemp ion. You may not hire an unlicensed person to act as your contractor or <br />to su ervise people working on your building. J:t is your responsibility to <br />make ure that people employed by you have licenses required by state law and <br />by co ty or municipal licensing ordinances. You may not delegate the <br />respo sibility for supervising work to a licensed contractor who is not <br />l.icen ed to perform the work being done. Any person working on your building <br />who i not l.icensed must work under your d.irect supezvis.ion and must be <br />emplo ed by you, which means that you must deduct P'.:I:.C.A. and withhold.ing tax <br />and p .ide workers' compensat.ion for that employee, all as prescribed by iaw. <br />Your c nstruct.ion must comply with all appli-cable laws, ord.inances, bu.ilding <br />codes. and zoning r~t~ODS.
