Ex/f49/7 "e <br /> SCope of Oak <br /> Tenant Space F4 <br /> Zephyr Commons, Bldg F <br /> 7810 Gall Blvd <br /> Zephyrhills, FL <br /> Scope of work for tenant build out (hereafter referred to as "scope "): <br /> Architectural <br /> 1. The scope is limited to tenant space F4 in Bldg F. The northern wall of the space shall be centered on <br /> column line F -7. The southern wall of the space shall be the exterior wall. The space shall be 20' wide <br /> (measured from the outside face of the CMU wall to the center of the demising wall). <br /> 2. The scope does not include any work related to the parking lot, landscaping, site utilities, site drainage, <br /> site lighting, or any other site features. <br /> 3. The scope does not include any work on any of the buildings in the shopping center other than Bldg F. <br /> 4. The scope does not include any work to the sidewalks, hardscape areas, or landscape areas immediately <br /> adjacent to any of the buildings. <br /> 5. The scope does not include any work to the finishes, awnings, stone work, or decorative trim on the <br /> exterior elevations of any of the buildings. <br /> 6. The scope includes adding a new storefront door to the existing storefront window on the west side of the <br /> corner tower. Other than that, the scope does not include any work to the storefront systems, decorative <br /> windows, front storefront doors, or rear hollow metal doors on any of the buildings. <br /> 7. The scope does not include any work on the existing roof system other than what is required to add an <br /> exhaust fan and a vent for the new restrooms. The scope does not include any work on the shingle roofs <br /> or on the roof drainage systems. <br /> 8. The scope on the front framed wall shall be limited to what is needed to construct the new tenant <br /> demising walls. The existing 1 hour fire rating on the front framed wall shall be maintained. <br /> 9. The scope includes one new tenant demising wall. The demising wall shall be 6" metal stud framing with <br /> R19 batten insulation and 5/8" gyp board sheathing on both sides. The walls shall extend from the inside <br /> face of the front wall to the inside face of the rear wall and from the top of the floor slab to the underside <br /> of the roof deck. The walls shall provide a minimum 1 hour fire rating. The gyp board sheathing shall be <br /> left paint ready on both sides. <br /> 10. The scope includes adding 1/2" gyp board sheathing over 1.5" metal furring and 1.5" rigid insulation on <br /> the inside of the rear masonry wall inside the restroom and along the entire side masonry wall. The <br /> sheathing, furring, and insulation shall terminate 10' -6" AFF. The gyp board sheathing inside the <br /> restroom shall be moisture resistant and shall receive enamel paint. The rest of the rear wall outside of <br /> the restroom will be left as exposed masonry with no finish. <br /> 11. The scope includes relocating one of the existing fire extinguishers on the rear wall and re- installing it at <br /> the rear of the space. <br /> 12. The scope includes installing one new restroom. The size and location of the restroom shall be as shown <br /> in the attached exhibit. <br /> 13. The restroom walls behind the toilets shall be 6" metal stud framing with R19 batten insulation. The <br /> restroom wall with the door shall be 3 -5/8" metal stud framing with Rl 1 batten insulation. All walls shall <br />
