<br />RENOVATION SPECIFICATIONS AND INSTRUCTIONS FOR ELECTRICAL INSTALLATION WORK
<br />1.0 GENERAL
<br />1.1 BIDDERS QUALIFICATIONS AND INSTRUCTIONS:
<br />1.1.1 QUALIFICATIONS: THE BIDDERS SHALL BE QUALIFIED, EXPERIENCED, AND
<br />LICENSED ELECTRICAL CONTRACTORS. THEY MUST BE FAMILIAR WITH ALL
<br />FEDERAL, STATE, AND LOCAL LAWS, ORDINANCES, RULES, AND REGULATIONS
<br />THAT MAY, IN ANY MANNER, AFFECT THE TASK. THE BIDDERS SHALL HAVE
<br />STRONG FINANCIAL POSITIONS TO PERFORM THE SPECIFIED TASK.
<br />1.1.2 BIDDING INSTRUCTIONS: BEFORE SUBMITTING THE BID, THE BIDDERS MUST
<br />REVIEW THE SPECIFICATIONS, PLANS, DRAWINGS, CODED AND GENERAL
<br />NOTES AND ALL OTHER CONDITIONS AND REQUIREMENTS THAT MAY, IN
<br />ANY MANNER AFFECT THE WORK UNDER CONTRACT. THEY SHALL VISIT THE
<br />SITE OF THE PROPOSED PROJECT TO FAMILIARIZE
<br />THEMSELVES WITH THE LOCAL CONDITIONS, FIRE RATING REQUIREMENTS,
<br />AND THE NATURE OF THE PROJECT. THE PRICING SHALL BE BASED ON THESE
<br />SPECIFICATIONS AND THE MATERIALS SHOWN ON THE DRAWING. SUBMISSION
<br />OF THE BIDS SHALL BE CONSIDERED AS THE EVIDENCE THAT THE BIDDER IS
<br />FAMILIARIZED TO ALL THE FACETS OF THE SPECIFIED PROJECT.
<br />1.1.3 EXCEPTIONS: ANY EXCEPTIONS, OMISSIONS, DISCREPANCIES, AND DOUBTS
<br />REGARDING PLANS, DRAWINGS, AND SPECIFICATIONS, IF ANY, SHALL BE
<br />COMMUNICATED IN WRITING TO THE ARCHITECT OR TO THE ENGINEER,
<br />WITHIN TEN (10) WORKING DAYS. NO ORAL COMMUNICATION REGARDING THE
<br />EXCEPTIONS OR CHANGE SHALL BE ACCEPTED. BIDDERS SHALL BE NOTIFIED
<br />WITHIN 10 (TEN) WORKING DAYS OF ANY CHANGES, IF MADE, DUE TO THE
<br />ACCEPTANCE OF EXCEPTIONS.
<br />1.1.4 MATERIAL TAKE OFF:
<br />ALL MATERIAL TAKE OFFS, SHALL BE MADE USING THE LIGHTING AND
<br />POWER CONDUIT AND WIRING DRAWINGS AND THEIR ASSOCIATED REFERENCES,
<br />INCLUDING THE SPECIFICATIONS ON THIS DRAWING. ALL LIGHTING MATERIALS
<br />INCLUDING FIXTURES, RECEPTACLES, SWITCHES, WIRES, PANELS AND RACEWAYS,
<br />ETC. SHALL BE PURCHASED BY THE CONTRACTORS UNLESS NOTED OTHERWISE.

<br />1.1.6 SUCCESSFUL BIDDER: THE SUCCESSFUL BIDDER WILL BE REFERENCED AS THE
<br />CONTRACTOR FROM THIS POINT ONWARDS THROUGHOUT THE REST OF THE
<br />SPECIFICATION.
<br />1.2 THE ELECTRICAL CONTRACTOR REQUIREMENTS AND INSTRUCTIONS:
<br />1.2.1 THE CONTRACTOR SHALL USE EXPERIENCED AND SKILLED PERSONS TO
<br />PERFORM ALL THE ELECTRICAL INSTALLATION WORK UNDER THE CONSTANT
<br />SUPERVISION OF LICENSED ELECTRICIANS AND /OR LICENSED JOURNEYMAN
<br />ELECTRICIANS.
<br />11. 2.2 THE CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING
<br />AND OBTAINING ALL REQUIRED PERMITS, PAYING ALL FEES, AND
<br />PROVIDING ALL NECESSARY INSPECTIONS INCIDENTAL TO THE ELECTRICAL
<br />PORTION OF THE WORK.
<br />1.2.3 THE CONTRACTOR SHALL BE RESPONSIBLE FOR CARRYING NECESSARY
<br />INSURANCE AS REQUIRED BY LAW TO PROTECT EMPLOYEES, OTHER PERSONS,
<br />EQUIPMENT, MATERIAL AND ANY OTHER REQUIREMENTS.
<br />1.2.4 THE INSTALLATION WORK SHALL COMPLY WITH ALL APPLICABLE STATE,
<br />COUNTY, AND LOCAL BUILDING CODES. APPLICABLE CODES, AS A MINIMUM,
<br />WILL INCLUDE THE LATEST EDITION OF THE FOLLOWING. THESE WILL BE
<br />CONSIDERED PART OF THE SPECIFICATION OF THIS PROJECT.
<br />A) UNIFORM BUILDING CODE OF THE APPLICABLE CITY AND COUNTY.
<br />B) NATIONAL ELECTRIC CODE NFPA 70, 2002
<br />C) LIFE SAFETY CODE NFPA 101, 1997
<br />1.2.5 IN CASE OF SUBSTITUTIONS THE CONTRACTOR SHALL PROVIDE A WRITTEN
<br />REQUEST TO THE ARCHITECT FOR HIS REVIEW . THE CONTRACTOR SHALL

<br />OFFICIAL NOTICE TO PROCEED. SHOP DRAWING SUBMITTAL SHALL BE MADE
<br />FOR THE FOLLOWING MATERIALS AND SYSTEMS:
<br />A) LIGHTING FIXTURES, DIMMERS, LAMPS, AND SAFETY SWITCHES,
<br />B) TRANSFORMERS, SWITCH BOARDS, DISTRIBUTION PANELS , DISCONNECTS,
<br />C) METER CENTERS, CIRCUIT BREAKERS, FUSES, MOTOR STARTERS IF PURCHASED
<br />D) TIME CLOCK AND OTHER DEVICES
<br />E) SCHEMATIC DIAGRAMS FOR THE ABOVE ITEMS
<br />1.2.7 THE CONTRACTOR SHALL PROVIDE FOLLOWING DOCUMENTS BEFORE THE
<br />CLOSING OF THE PROJECT AND PRIOR TO THE FINAL PAYMENT:
<br />A) ONE YEAR WRITTEN WARRANTY FOR ANY DEFECT IN WORKMANSHIP,
<br />B) TWO SETS OF MANUFACTURER'S OPERATIONAL AND MAINTENANCE

<br />SHALL BE IN ADDITION TO THE MINIMUM GUTTER SPACE SPECIFIED ABOVE
<br />AND THE UNITING WIDTH MAY BE INCREASED ACCORDINGLY. AT LEAST FOUR
<br />(4) INTERIOR MOUNTING STUDS SHALL BE PROVIDED.
<br />ALL UNUSED HOLES IN THE BOXES SHALL BE PLUGGED WITH APPROVED
<br />INSERT CAPS. BOXES SHALL BE "STEEL CITY" OR EQUAL.
<br />2.17 DISCONNECT SWITCHES: THE CONTRACTOR SHALL INSTALL N.E.M.A. TYPE 1
<br />ENCLOSURES FOR INDOOR APPLICATIONS AND TYPE 313 ENCLOSURES FOR OUT
<br />DOOR APPLICATIONS. DISCONNECT SWITCHES FOR MOTOR CIRCUIT AND FIXED
<br />LOAD (SUCH AS HVAC EQUIPMENT, AND WATER HEATER ETC.) CIRCUITS SHALL
<br />BE FUSIBLE OR NON FUSIBLE AS SHOWN ON THE DRAWINGS OR REQUIRED BY
<br />THE MANUFACTURER.
<br />2.18 FUSE: THE CONTRACTOR SHALL USE DUAL ELEMENT, TIME DELAY CURRENT
<br />LIMITING, CLASS RK -1 FUSES WHEN PROTECTING PANEL BOARDS AND XFRMRS.
<br />AND CLASS RK -3 FUSES WHEN PROTECTING MOTORS UNLESS NOTED OTHERWISE
<br />OR REQUIRED DIFFERENTLY BY THE MANUFACTURER. FUSES SHALL BE MANUFA-
<br />CTURED BY BUSSMANN, COULD SHAWMUT OR EQUIVALENT.
<br />3.0 INSTALLATION INSTRUCTIONS:
<br />3.1 GENERAL: THE PLAN LOCATION OF LIGHTING FIXTURES, JUNCTION BOXES,
<br />CONVENIENCE OUTLETS, AND PANEL 80ARDS ARE APPROXIMATE UNLESS
<br />DIMENSIONED AND ARE TO BE ADJUSTED BY THE CONTRACTOR AS REQUIRED
<br />IN THE AREAS WHERE CEILING GRID AND OTHER OBSTRUCTIONS DETERMINE
<br />FIXTURE LOCATIONS. THE CONTRACTOR SHALL COORDINATE WITH OTHER
<br />ARCHITECTURAL, MECHANICAL AND OTHER SYSTEMS TO AVOID
<br />INTERFERENCE. ALL CUTTING AND CONSEQUENT REPAIRS IN CONJUNCTION
<br />WITH THE WORK SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
<br />3.2 THE CONTRACTOR SHALL PROVIDE ALL NECESSARY MATERIALS, LABOR,
<br />TRANSPORTATION, RIGGING & HOISTING, TOOLS, AND STORAGE, ETC. FOR ALL
<br />WORK INDICATED AND REQUIRED FOR COMPLETE INSTALLATION.
<br />3.3 ELECTRICAL WORK SHALL BE EXECUTED IN ACCORDANCE WITH ALL APPLICABLE
<br />CODES AND SHALL INCLUDE COMPLETE TESTING OF ALL EQUIPMENT AND WIRING.
<br />WORKMANSHIP SHALL BE THE HIGHEST QUALITY AS ESTABLISHED BY TRADE STD.
<br />3.4 THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING NECESSARY
<br />PERMITS, AND COMMUNICATIONS WITH THE LOCAL BUILDING DEPARTMENT
<br />AND INSPECTION PERSONNEL TO REVIEW CONTRACT DOCUMENTS PRIOR TO
<br />INSTALLATION.
<br />3.5 OWNER WILL NOT BE HELD RESPONSIBLE FOR FIELD CHANGES THAT ARISE
<br />FROM CONTRACTOR'S ERROR OR OMISSION OF MATERIALS OR WORKMANSHIP
<br />IN WORK PERFORMANCE.
<br />3.6 THE CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFICATION OF ALL
<br />UTILITIES PLACEMENT AND LOCATION OF THE ELECTRICAL SERVICE
<br />EQUIPMENT. THE CONTRACTOR SHALL PAY ALL NECESSARY CHARGES
<br />ASSOCIATED WITH INSTALLATION OF ALL UTILITIES TO THE POWER
<br />COMPANY PRIOR TO THE CONSTRUCTION AND PROVIDE A LETTER FROM THE
<br />POWER COMPANY THAT ALL THE CHARGES HAVE BEEN PAID IN FULL.
<br />3.7 NECESSARY AND OBVIOUSLY REQUIRED, ELECTRICAL ITEMS THAT ARE NOT
<br />SHOWN ON THE DRAWINGS, SHALL NOT RELIEVE THE CONTRACTOR OF HIS
<br />RESPONSIBIUPES TO INSTALL A COMPLETE AND SAFE ELECTRICAL SYSTEM.
<br />3.8 THE ELECTRICAL CONTRACTOR SHALL FOLLOW THE SAME COLOR CODE
<br />IDENTIFICATION FOR EACH PHASE THROUGHOUT THE SYSTEM FROM SERVICE
<br />SWITCH OR TRANSFORMER THROUGH ALL BRANCH CIRCUITS.
<br />3.9 ALL SLAB OR ROOF PENETRATIONS SHALL BE MADE WITH APPROVED FIRE
<br />RATED SMOKE BARRIER FITTINGS. PROVIDE ACCESSORIES (PITCH POCKETS,
<br />SLEEVES, ETC.) AS REQUIRED.
<br />3.10 JUNCTION BOXES FOR SIGN LIGHTS, SWITCHES, LIGHT FIXTURES, RECEPTACLES,
<br />AND PULLING WIRES SHALL BE AS APPROXIMATELY AS SHOWN ON THE PLANS
<br />BUT EXACT LOCATIONS SHALL BE GOVERNED BY THE ARCHITECTURAL PLANS.
<br />3.11 ALL OUTLET BOXES SHALL HAVE SQUARE CUT CORNERS. AIR SPACE GREATER
<br />THAN 1/8" AROUND OUTLET BOXES, AND ADJACENT DRYWALL WILL NOT BE
<br />PERMITTED. THE CONTRACTOR SHALL COORDINATE WITH DRYWALL INSTALLER
<br />IPRIOR TO INSTALLATION. THE CONTRACTOR SHALL CAULK AROUND BOXES.
<br />3.12 LIGHTING SWITCHES AND CONVENIENCE RECEPTACLES SHALL BE FLUSH
<br />MOUNTED IN SECTIONAL SWITCH BOXES WITH MATCHING COVER PLATES
<br />UNLESS NOTED OTHERWISE.
<br />3.13 THE MOUNTING ARRANGEMENT OF EACH FIXTURE WILL BE IN ACCORDANCE
<br />WITH MANUFACTURER MOUNTING INSTRUCTIONS.
<br />14 THE E C NTRA T R HA 0 C 0 S HALL FURNISH AND INSTALL ALL LUMINARIES, DEVICES,
<br />AN EQUIPMENT D EQ MEN AS SPECIFIED AND SHOWN ON THE PLAN DIAGRAMS. PROVIDE
<br />ALL CABLES, CONDUCTORS, CONDUITS, AND CONNECTIONS AS REQUIRED TO
<br />PROVIDE COMPLETE AND OPERATIONAL ELECTRICAL AND MECHANICAL
<br />SYSTEMS. ALL CONDUITS SHALL BE RUN CONCEALED IN FINISHED AREAS.
<br />3.15 INDIVIDUAL BREAKERS WILL SUPPLY ELECTRICAL POWER TO INDIVIDUAL
<br />SIGN OR NEON LIGHT CIRCUITS. NEON TRANSFORMER EQUIPMENT IS TO BE
<br />CONCEALED ABOVE ADJACENT COLUMN ENCLOSURE. OR TO BE INSTALLED
<br />AS SHOWN ON ARCHITECTURAL DRAWINGS.
<br />3.16 ALL JOINTS IN CONDUIT AND RACEWAY SHALL BE MADE TIGHT AND BENDS
<br />SHALL BE MADE OVER LONG RADIUS 'WHERE ENTERING A CABINET AND
<br />JUNCTION BOX. THE CONTRACTOR SHALL SUPPORT ALL CONDUIT AND
<br />RACEWAYS SECURELY FROM JOISTS AND /OR BEAMS (TIE WIRES ARE NOT
<br />ACCEPTABLE). THE CONTRACTOR SHALL VERIFY ALL RACEWAY SIZES IN
<br />ACCORDANCE WITH THE N.E.C. CODE. NO CONDUIT SHALL CARRY MORE THAN
<br />THREE(3) CURRENT CARRYING CONDUCTORS.
<br />3.17 LIGHTING CONDUITS SHALL BE SUPPORTED AT EVERY 8 FEET.
<br />3.18 MOUNTING HEIGHT OF LIGHTING EQUIPMENT, UNLESS NOTED OTHERWISE
<br />SHALL BE APPROXIMATELY AS FOLLOWS:
<br />LIGHTING SWITCHES CENTERLINE 4 FEET ABOVE A.F.F
<br />CONVENIENCE OUTLETS CENTERLINE 1 FEET, 6 INCHES A.F.F

<br />EXIT LT /EMG LTS 9 FEET A.F.F. TO BOT. OF UNIT
<br />3.19 ALL EQUIPMENT GROUNDING CONDUCTOR SHALL BE INSTALLED IN ALL
<br />ELECTRICAL RACEWAYS AND SHALL BE SIZED IN ACCORDANCE WITH
<br />NATIONAL ELECTRIC CODE (N.E.C), ARTICLE 250. ALL BRANCH CIRCUITS SHALL
<br />HAVE A SEPARATE GREEN INSULATED GROUND WIRE IN EACH CONDUIT RUN.
<br />ISOLATED GROUND CONDUCTORS SHALL BE ROUTED TO THOSE CIRCUITS WHICH
<br />NEED ISOLATED GROUND, SPECIALLY FOR COMPUTERS AND CASH REGISTER ETC.
<br />SUCH CIRCUITS SHALL BE INDENTIFIED ON PLAN DRAWINGS BY LETTER "IG"
<br />3.20 THE CONTRACTOR SHALL PROVIDE LIGHTNING PROTECTION VOLTAGE SURGE
<br />PROTECTOR FOR ALL SERVICE PHASE CONDUCTORS TO GROUND IF IT IS NOT
<br />ALREADY THERE. DEVICE APT TE 400 OR APPROVED EQUIVALENT SHALL BE
<br />USED.
<br />3.21 LUMINARIES SHALL BE AS SPECIFIED IN THE "LIGHTING FIXTURE SCHEDULE ".
<br />ALL RECESSED AND LAY -IN FIXTURES SHALL BE SUPPORTED FROM THE FOUR
<br />CORNERS WITH SUPPORTS CAPABLE OF CARRYING TWICE THE WEIGHT OF THE
<br />FIXTURE. ALL SUPPORTS SHALL BE ATTACHED TO THE JOISTS AND /OR BEAMS.
<br />3.22 THE CONTRACTOR SHALL INSTALL ALL TELEPHONE JACKS AND WIRING FROM
<br />THE MAIN TELEPHONE TERMINAL BOARD TO THE FINAL TELEPHONE OUTLETS.
<br />WIRING SHALL BE INSTALLED IN A MINIMUM 1/2 INCH CONDUIT.
<br />3.23 THE CONTRACTOR SHALL COORDINATE WITH THE FIRE PROTECTION
<br />CONTRACTOR AND SHALL MAKE ALL NECESSARY CONNECTIONS BETWEEN
<br />DUCT SMOKE DETECTORS AND HVAC UNITS.
<br />3.24 ALL JUNCTION BOXES SHALL BE ACCESSIBLE FROM BELOW. OTHERWISE,
<br />CONTRACTOR SHALL PROVIDE ACCESS PANEL AT ALL JUNCTION BOX
<br />LOCATIONS AND SMOKE DETECTORS.
<br />3.25 IF NOT ALREADY PROVIDED, THE CONTRACTOR SHALL FURNISH ALL THE
<br />NECESSARY DISCONNECT SWITCHES, RELAY BOXES, AND CONTROL BOXES AS
<br />REQUIRED AND RECOMMENDED BY THE HVAC MANUFACTURER FOR THE
<br />HVAC UNIT AND WATER HEATER. THE ELECTRICAL CONTRACTOR SHALL
<br />COORDINATE WITH THE MECHANICAL CONTRACTOR AND MAKE ALL
<br />NECESSARY CONNECTIONS TO MAKE THE HVAC SYSTEM FUNCTIONAL.
<br />3.26 COMPLETE TYPE WRITTEN IDENTIFICATION CARD FOR ALL MAIN AND BRANCH
<br />CIRCUITS SHALL BE POSTED AT THE INSIDE OF THE PANEL DOOR.
