The exemption allows you, as the owrier of your property, to act as your owri contractor with certain restsictions evea though you do not have a license. You must provide direct onsite supervisioa of the construction yousself. You may build or improve a one-family or two-family resideace or a fasm outbuilding. You may also build or improne a commercial bvildixig, pro'vided your costs do aot exceed $25,000. The building or resideace must be for your own use or occupaacy. It may not be built or substasitially improved for sale or lease. If you se1:l or lease a bvilding you have built or substasitially i.mproved yourself within 1 year after the construction is complete, the 1aw wi11 presume•that you built or substa:atially improvad if for sale or laase, which is a violation of this exemptioa. You may not hire an unlicarisad pErsoa to act as youz contsactor or to supervise people �vorking on yovr building. It is your respoasibility to make sure that people e�ployed by you have licenses rez by state law and by county or municipal licensing ordiaances.
