<br />GENERAL IRRIGATION NOTES
<br />1. Install a new automatic irrigation system to provide 100% coverage of all landscape areas.
<br />2 Shrub risers shall only be used in hedges or mass plantings. Risers shall not extend more than 2" above the
<br />installed height of the plant. All risers shall be schedule 40 pipe, painted black. In no case shall shrub risers be
<br />installed adjacent to walkways, driveways or other areas where they may be damaged.
<br />3. All heads installed in planting areas along walks, drives and parking lots shall be 12" pop -up fixed spray
<br />heads. All heads shall be installed with the top of the spray body flush with finish grade. All groundcover areas
<br />shall be irrigated with 12" pop -up fixed spray heads and extensions as required.
<br />4. All sodded areas shall be irrigated with 4" pop -up spray heads or pop -up gear driven heads unless
<br />otherwise specified.
<br />5. Pipe, valves and other irrigation equipment may be shown in drives, walks or buildings for clarity only. Install
<br />all valves and other equipment in landscape beds for best accessibility and concealment.
<br />6. Valves shall be installed in a manifold within a valve box of sufficient size to service all valves within the box.
<br />Valve box shall be free from any debris which may cover valves. Provide a 3" depth gravel sump at the bottom of
<br />the valve pit.
<br />7. All irrigation equipment and installation techniques shall meet federal, state and local codes, regulations and
<br />ordinances.
<br />8. All gear driven heads and all heads along walks, curbs, drives and parking areas shall be installed on flexible
<br />polyethylene swing joints.
<br />9. Gear driven heads and fixed spray heads shall be installed on separate zones where possible. Precipitation
<br />rates and head type should be compatible within each zone.
<br />10. Gar driven heads shall not be installed in shrub areas or be installed on risers whey
<br />0 e e possible .
<br />11. Controller shall be mounted as shown on plan
<br />12. All sleeves shall be schedule 40 pipe installed a minimum of 14" below grade. Sleeves shall be used only
<br />to install lateral irrigation lines through. Sleeves shall not be used as a method to convey water through the
<br />system.
<br />13. Adjust all heads to provide maximum coverage and efficiency and minimize overthrow. Irrigation heads shall
<br />not spray over walks, drives or any other non - irrigated areas.
<br />14. Equipment shall be manufactured by, "Toro ", "Rainbird" or "Hunter" or as otherwise stated on the plans.
<br />15. Contractor shall field verify water source to deliver the proper pressure, pounds per square inch (PSI) and
<br />water flow, gallons per minute (GPM) as required by the irrigation system. Notify the Landscape Architect if there
<br />is any discrepancy.
<br />16. All permits required for installation shall be provided by the contractor.
<br />17. Refer to the Landscape Plans when locating all irrigation equipment. Allow ample room near irrigation
<br />equipment for the proper installation of trees, shrubs and other work shown on drawings to be installed.
<br />18. All wires shall be installed in wire sleeves.
<br />19. Contractor shall be responsible for all items on the plan and irrigation specification.
<br />20. Contractor shall instruct the owner on the full operation and maintenance of the irrigation system.
<br />21. Contractor shall be responsible for all final repairs or adjustments to provide proper coverage to all
<br />landscape areas.

<br />GENERAL LANDSCAPE NOTES
<br />1. All plant materials shall be Florida #1 or better and installed to highest nursery standards. Plants shall be
<br />healthy, free of pest and disease.
<br />2. All plants shall be container grown except as noted on plan.
<br />3. All palms and trees shall have straight trunks with no twists, knotting or other defective characteristics.
<br />4. Mulch shall be 1010% Pine Bark, installed to a minimum thickness of 3 ".
<br />5. Sod shall be 95% weed free Bohio, installed with tight joints.
<br />6. All dimensions shall be field checked by the Landscape Contractor prior to construction with any
<br />discrepancies reported to the Landscape Architect.

<br />FERTILIZATION
<br />Groundcovers, Shrubs and Trees
<br />All trees and shrubs shalll have on application of 20 -15 -5 slow release fertilizer at time of planting and prior to
<br />installation of plant pit backfill. Fertilizer shall be placed uniformly around the root ball at a depth that is between
<br />the middle and bottom o)f the root ball. Follow manufacturers recommendations for application rates.
<br />TREE PROTECTION /MAINTENANCE NOTES
<br />Protective barriers and the use of other measures to prevent tree damage
<br />(pesticide application, root pruning, intensive mulching to reduce soil compacting,
<br />et cetera) will be reqluired as necessary. Any stacking of soils, debris,
<br />construction materials, vehicles, and et cetera within the required barricades is
<br />strictly prohibited. A,ny tree losses incurred during construction may be subject
<br />to replacement penalities.
<br />Trees shall be trimmed or pruned in such a manner so as not to alter their
<br />natural form, growth habit or character and shall not be pruned into unnatural
<br />shapes, including circlles, ovals, squares and other hard -edged geometric shapes.
<br />Not more than one - tthird of the tree canopy shall be trimmed or pruned in any
<br />year unless it is dead. Tree topping is not allowed under any circumstance.

<br />Landscape Maintenance Plan
<br />Mowing Services
<br />Mowing of all turf areas will be performed once every seven (7) days during the heavy growing season
<br />(May through September), subject to scheduling adjustments due to inclement weather and /or rate of
<br />growth.
<br />Mowing of all turf areas will be performed once every fourteen (14) days during the slower growing
<br />season ( October through April), subject to scheduling ng adjustments due to inclement weather and /or
<br />rate of growth.
<br />All turf areas will be mowed to result in a height of all grass to be no more than 3'h inches or less
<br />than 2 inches, based on established industry standards and type of grass.
<br />Turf areas not accessible by power mower and areas along walls, fences, buildings, obstacles and
<br />inanimate objects shall be maintained by string trimming (weed- eater) to a height no greater than the
<br />height of the adjoining turf areas.
<br />Various mowing patterns will be employed to insure even distribution of clippings and to prevent ruts in
<br />the turf caused by mowers.
<br />Note: 36 total mowing visits.
<br />Edging Services
<br />Edging of all curbs and sidewalks shall be performed on every mow visit.
<br />Edging of all beds, tree rings and parking areas will be performed on every other mow visit to the
<br />property, unless inspection reveals more frequent edging is required to maintain a neat, clean
<br />appearance, free of grass invasion.
<br />Weeding Services
<br />All plant beds and pots shall be maintained to eliminate growth of weeds or unwanted vegetation. This
<br />shall include all annual beds.
<br />Weeding shall be accomplished by hand pulling and /or application of herbicide and shall be performed
<br />at each scheduled mowing as inspection may require.
<br />Weeds or grass that may appear in paved areas of walkways, patios, driveways or parking areas shall
<br />be treated by herbicide spraying every 30 days or as required to control or eliminate such growth.
<br />Pruning Services
<br />All hedges and shrubbery shall be pruned once monthly to maintain a uniform appearance and as is
<br />appropriate for the specific species of plant, This shall be managed by sectoring the property to
<br />ensure proper pruning practices and frequency.
<br />Pruning of all trees shall be performed once a year to remove deadwood, suckers, shoots or low
<br />hanging limbs over sidewalks or parking areas. Trees shall be maintained at a clear trunk height of
<br />eight to ten feet (8' -10').
<br />All palms shall be pruned once per year including the removal of all seed pods prior to hurricane
<br />season.
<br />Debris Removal Services
<br />The property shall be policed each visit and all litter, trash and build up natural debris shall be
<br />removed.
<br />Grass clippings shall be vacuumed or blown from all sidewalks, patios, curbs, or other paved areas
<br />where clippings are found after mowing or edging is performed.
<br />Mulching Services
<br />Pine Bark or Cypress Mulch shall be applied to all plant beds and tree rings one time a year.
<br />Seasonal Annuals
<br />Contractor shall be responsible for the full and complete care of all seasonal color beds (including
<br />watering, spraying, fertilizing, pruning, etc.) such that every annual bed shall maintain a healthy,
<br />vigorous appearance and shall provide the finest quality color planting possible,
<br />Seasonal annuals shall be rotated four (4) times per year with 4" pots at a spacing of 6" on center.
<br />Fertilization and Pest Control
<br />Fertilization of all turf areas shall be fertilized 4 times a year using a 16 -4 -8 25% turf fertilizer. All
<br />shrubs shall be fertilized 3 times each year using an 8 -10 -10 25% fertilizer. All trees and palms shall
<br />be fertilized 1 time each year.
<br />Pest control of all turf and shrub areas shall be done to control or eliminate insects and disease using
<br />appropriate materials. Mole crickets, nematodes (microscopic worms) shall be controlled and PH
<br />(salinity -salt) adjusted by the contractor.
<br />Irrigation System
<br />Repairs will be made on a time and materials basis. Contractor shall have written authorization for
<br />repairs exceeding $500.00, except in cases of emergency. Irrigation system shall be routinely
<br />maintenance to provide proper water coverage on a monthly basis.
<br />Liability
<br />Contractor shall maintain insurance during the duration of the Agreement, and furnish the owner of the
<br />property, or agent of the owner, a valid certificate of insurance naming the owner or owner's agent as
<br />additional insured.
<br />Contractor shall maintain a Florida State Pest Control License in the category of Lawn & Ornamental
<br />for the duration of the Agreement.
<br />Contractor shall comply with all local and state regulations, ordinances and /or laws that may apply to
<br />the performance of the work outlined in this proposal or subsequent agreements
<br />Contractor shall perform all Work in good and workmanlike manner and in strict accordance with all the
<br />regulations, customs, laws and ordinances, state and local, relating to the Work to be performed.
<br />If Client takes exception to any services performed, or claims that Contractor has failed to perform
<br />any services, such exception or claim must be submitted to Contractor, in writing, within five (5)
<br />business days or the services in question shall be deemed accepted by Client.
<br />Licenses
<br />Contractor shall have in his possession prior to the performance of the Work covered by this
<br />Agreement, all the necessary state and /or local licenses and permits required by law to perform the
<br />Work.
<br />NOTE: CONTRACTOR SHALL REMOVE ALL DELETERIOUS MATERIALS
<br />FROM PLANTING AREAS INCLUDING LIMEROCK, SUBBASE TO CLEAN
<br />NATIVE SOIL A MINIMUM OF 30" DEPTH WHICH EVER IS GREATER. FILL
<br />ALL AREAS TO GRADE AS SHOWN ON CIVIL DRAWINGS WITH CLEAN FILL
<br />CONSISTING OF SAND, 25 -53 %, SILT, 28 -50 %, CLAY, 8 -27% PER
<br />CODE REQUIREMENTS. TEST AND ADJUST pH OF SOIL TO A RANGE OF
<br />5.5 - 7.0. PROVIDE TO PLANNING DEPARTMENT RESULTS OF SOIL
<br />TEST OF SOIL FILL PRIOR TO INSTALLATION OF ANY FILL. EXCAVATION
<br />SHALL BE INSPECTED BY PLANNING DEPARTMENT PRIOR TO
<br />INSTALLATION OF ANY FILL.
