ELECTRICAL SPECIFICATIONS
<br />1. ENGINEER:
<br />THIS ENGINEER SHALL BE THE SOLE INTERPRETER OF THE ELECTRICAL DRAWINGS AND SPECIFICATIONS.
<br />2. CONTRACTOR:
<br />CONTRACTOR SHALL MEAN BOTH THE GENERAL CONTRACTOR AND ALL SUBCONTRACTORS. CONTRACTOR
<br />SHALL BE RESPONSIBLE FOR ALL WORK SHOWN AND ADDRESSED. BY SIGNING THE CONTRACT,
<br />CONTRACTOR ACKNOWLEDGES THAT HE UNDERSTANDS ALL REQUIREMENTS CONTAINED IN THE DRAWINGS
<br />AND SPECIFICATIONS CLEARLY AND THOROUGHLY. IF THE CONTRACTOR HAS ANY QUESTIONS OR
<br />REQUIRES CLARIFICATIONS, HE SHALL BRING THOSE TO THE ATTENTION OF THIS ENGINEER IN WRITING
<br />PRIOR TO BIDDING. CONTRACTOR SHALL BE RESPONSIBLE FOR THE IMPLEMENTATION OF WORK
<br />ADDRESSED IN ALL CONSTRUCTION DOCUMENTS, COVERING ALL DISCIPLINES. ALL CONTRACTORS SHALL
<br />BE LICENSED IN THE STATE OF FLORIDA AND IN THE LOCALITY IN WHICH THE WORK IS PERFORMED.
<br />3. VERIFY:
<br />VERIFY SHALL MEAN THAT THE CONTRACTOR SHALL CAREFULLY REVIEW AND INSPECT THE DRAWINGS,
<br />SPECIFICATIONS AND ALL EXISTING SITE CONDITIONS PRIOR TO BIDDING. IF THERE ARE ANY
<br />DISCREPANCIES BETWEEN SAID ITEMS, CONTRACTOR SHALL BRING THOSE TO THE ATTENTION OF THE
<br />ENGINEER IN WRITING PRIOR TO BIDDING. NO MONETARY COMPENSATION SHALL BE AWARDED TO THE
<br />CONTRACTOR DUE TO UNAVAILABILITY OF SPACE, CAPACITY OR ANY OTHER EXISTING CONDITIONS OR
<br />DISCREPANCIES IN THE CONSTRUCTION DOCUMENTS.
<br />4. GENERAL:
<br />PROVIDE MATERIAL, EQUIPMENT, ACCESSORIES, INCIDENTALS, ARTICLES, ITEMS, OPERATIONS, INCLUDING
<br />LABOR, NECESSARY OF COMPLETION OF WORK INDICATED AND /OR CALL FOR ON THESE DRAWINGS.
<br />5. REGULATORY REQUIREMENTS:
<br />ALL WORK SHALL BE PER 2007 FLORIDA BUILDING CODE, NEC 2008 OR AS ADOPTED BY THE LOCAL
<br />AUTHORITIES HAVING JURISDICTION.
<br />6. COORDINATION:
<br />INSTALLATION OF ALL WORK SHALL BE COORDINATED WITH THE BUILDING'S EXISTING CONDITIONS AND
<br />BUILDING STANDARDS. ALL NEW WORK INSTALLED SHALL MATCH THE BUILDING STANDARD.
<br />COORDINATE WITH THE OWNER.
<br />7. WARRANTEES:
<br />CONTRACTOR SHALL PROVIDE A WRITTEN ONE YEAR WRITTEN WARRANTY FOR ALL MATERIALS AND LABOR
<br />FROM THE DATE OF SUBSTANTIAL COMPLETION. WARRANTEES SHALL COVER ALL LABOR AND MATERIAL
<br />TO REPLACE DEFECTIVE MATERIALS AND TO ENSURE PROPER OPERATION OF ALL SYSTEMS.
<br />8. INSTALLATION:
<br />ALL EQUIPMENT AND MATERIAL SHALL BE INSTALLED PER THEIR RESPECTIVE MANUFACTURER'S WRITTEN
<br />INSTRUCTIONS. PROVIDE ADEQUATE CLEARANCE FOR ALL EQUIPMENT AND MATERIAL FOR REGULAR
<br />MAINTENANCE, REMOVAL AND AIR FLOW.
<br />9. FEES AND PERMITS:
<br />CONTRACTOR SHALL SECURE AND PAY FOR ALL PERMITS AND FEES.
<br />10. INSURANCE AND DAMAGE:
<br />CONTRACTOR SHALL CARRY INSURANCE NOT LESS THAN 200% OF THE TOTAL COST OF THE PROJECT.
<br />ALL DAMAGES CAUSED BY THE CONTRACTOR SHALL BE PAID FOR BY THE CONTRACTOR.
<br />11. EXCAVATION, DEWATER AND BACKFILL:
<br />CONTRACTOR SHALL BE RESPONSIBLE FOR EXCAVATING, DEWATERING AND BACKFILLING. ALL
<br />EXCAVATION SHALL BE BY HAND. PIPING AND CONDUIT RUN UNDERGROUND SHALL BE INSTALLED AT A
<br />MINIMUM OF 24" BELOW FINISHED GRADE. ROUTING OF UNDERGROUND PIPING AND CONDUIT SHALL BE
<br />VERIFIED PRIOR TO BIDDING AND THE COST OF BYPASSING ALL EXISTING VISIBLE OBSTRUCTIONS SHALL
<br />BE INCLUDED IN THE BID. ENTIRE ROUTING SHALL BE VIDEO TAPED PRIOR TO START OF WORK TO
<br />DOCUMENT THE CONDITION OF THE EXISTING SURFACES. ALL AREAS AFFECTED SHALL BE RESURFACED
<br />TO THEIR ORIGINAL CONDITION. A COPY OF THE VIDEO TAPE INDICATING THE DATE TAKEN SHALL BE
<br />PROVIDED TO THE ARCHITECT PRIOR TO START OF WORK.
<br />12. PHASING:
<br />ALL PHASES AND SCHEDULING OF DEMOLITION AND RENOVATION WORK SHALL BE COORDINATED WITH
<br />THE OWNER OR OWNER'S REPRESENTATIVE.
<br />CONTRACTOR. TEMPORARY POWER SHALL BE PROVIDED BY THE
<br />13. EXISTING CONDITIONS:
<br />SCOPE OF WORK UNDER THIS CONTRACT INCLUDES WORK IN AN EXISTING BUILDING. PRIOR TO
<br />BIDDING, CONTRACTOR SHALL VISIT THE JOB SITE AND SHALL VERIFY SIZE, CAPACITY, PERFORMANCE
<br />AND LOCATION OF ALL EXISTING WORK. CONTRACTOR SHALL ALSO VERIFY ALL AVAILABLE CLEARANCES
<br />PRIOR TO BIDDING. EXISTING WORK IS OBTAINED FROM EXISTING DRAWINGS AND HAS NOT BEEN
<br />VERIFIED BY THIS ENGINEER. EXISTING WORK IS SHOWN FOR REFERENCE ONLY. CONTRACTOR SHALL
<br />PAY FOR ANY AND ALL CHANGES DUE TO EXISTING CONDITIONS REQUIRED TO COMPLETE THE WORK AS
<br />SHOWN IN THE CONSTRUCTION DOCUMENTS. ALL WORK SHALL BE PERFORMED BY CONTRACTORS
<br />LICENSED IN THE AREA OF DISCIPLINE IN WHICH THEY WORK. VERIFY STATUS OF ASBESTOS EXISTENCE
<br />OR CONTAINMENT WITH THE ARCHITECT.
<br />14. DEMOLITION:
<br />ALL WORK TO BE REMOVED SHALL BE TURNED OVER TO THE OWNER FOR OWNER'S USE. CONTRACTOR
<br />SHALL DISPOSE ALL EXISTING WORK NOT USED OR ACCEPTED BY THE OWNER PROPERLY PER LOCAL,
<br />STATE AND FEDERAL CODES AS APPLICABLE.
<br />15. SCOPE OF WORK:
<br />WORK SHALL INCLUDE FURNISHING AND INSTALLING OF ALL MATERIAL AND LABOR; WIRING,
<br />CONDUCTORS, CONDUITS, JUNCTION BOXES, PULL BOXES, RECEPTACLES, SWITCHES, SAFETY SWITCHES,
<br />PANELS, APPLIANCES AND ALL OTHER LABOR AND MATERIAL AND ACCESSORIES AND SPECIFIED OR
<br />REQUIRED FOR A COMPLETE POWER AND LIGHTING SYSTEM.
<br />16. SUBSTITUTION:
<br />CONTRACTOR SHALL BID THE PROJECT AS SHOWN AND SPECIFIED. CONTRACTOR, AT HIS OPTION, MAY
<br />CHOOSE TO USE SUBSTITUTED EQUIPMENT AND MATERIAL IN LIEU OF THOSE SPECIFIED. IF SO,
<br />CONTRACTOR SHALL USE A SEPARATE LINE IN HIS BID PROPOSAL FOR EACH SUBSTITUTED MATERIAL
<br />AND EQUIPMENT WITH AN ASSOCIATED ADD OR DEDUCT COST. SUBSTITUTED ITEMS SHALL NOT BE
<br />FURNISHED AND INSTALLED UNLESS APPROVED IN WRITING BY THIS ENGINEER.
<br />17. MATERIAL & WORKMANSHIP:
<br />ALL MATERIAL SHALL BE NEW AND SHALL CONFORM TO THE STANDARDS OF IEEE, NEMA AND THE
<br />UNDERWRITER'S LABORATORIES.
<br />18. COMPLIANCE WITH CONSTRUCTION DOCUMENTS:
<br />CONTRACTOR SHALL FOLLOW THE CONSTRUCTION DOCUMENTS CLOSELY WITHOUT EXCEPTION. IF THE
<br />CONTRACTOR WISHES TO MAKE ANY CHANGES TO THE CONSTRUCTION DOCUMENTS, HE MUST OBTAIN
<br />WRITTEN PERMISSION FROM THIS ENGINEER AND WAIT UNTIL DIRECTED BY THIS ENGINEER IN WRITING
<br />TO MAKE THE REQUESTED CHANGES. IF THE WORK INSTALLED IS REJECTED BY THIS ENGINEER OR
<br />THE BUILDING OFFICIALS DUE TO NONCOMPLIANCE OF THE WORK INSTALLED WITH THE WORK SHOWN IN
<br />THE CONSTRUCTION DOCUMENTS, THE CONTRACTOR SHALL PAY THE ENGINEER $200 PER HOUR, IN
<br />ADVANCE, FOR ANY WORK THAT THE ENGINEER AND THE ARCHITECT MAY HAVE TO DO TO OBTAIN THE
<br />NECESSARY PERMITS FROM THE BUILDING OFFICIALS. THE ENGINEER WILL GIVE THE CONTRACTOR THE
<br />ANTICIPATED NUMBER OF HOURS, PRIOR TO MAKING ANY CHANGES TO THE CONSTRUCTION DOCUMENTS.
<br />IF THE CONTRACTOR REFUSES TO PAY THE ENGINEER FOR THE ENGINEER AND ARCHITECT'S ADDITIONAL
<br />TIME, THE CONTRACTOR SHALL HAVE TO REMOVE ALL NONCOMPLIANT WORK AND INSTALL WORK AS
<br />ORIGINALLY SHOWN IN THE CONSTRUCTION DOCUMENTS AT CONTRACTOR'S EXPENSE.
<br />19. WORK INCLUDED:
<br />CONTRACTOR SHALL BE RESPONSIBLE FOR THE IMPLEMENTATION OF WORK ADDRESSED IN ALL
<br />CONSTRUCTION DOCUMENTS, COVERING ALL DISCIPLINES.
<br />20. PAINTING:
<br />ALL EXPOSED PIECES OF EQUIPMENT & CONDUIT, INCLUDING THOSE MOUNTED ON THE ROOF SHALL BE
<br />PAINTED TO MATCH SURROUNDING SURFACES. SEE ARCHITECTURAL FOR PAINT SPECIFICATIONS.
<br />21. ARCHITECT APPROVAL:
<br />ALL WORK, INCLUDING BUT NOT LIMITED TO LIGHT FIXTURES, SWITCHING, OUTLETS, RECEPTACLES AND
<br />EQUIPMENT SHALL BE APPROVED BY THE ARCHITECT. WHERE THERE ARE CONFLICTS BETWEEN THIS
<br />SET OF SPECIFICATIONS AND THE ARCHITECT'S, THE ARCHITECT'S SPECIFICATIONS SHALL TAKE
<br />PRECEDENCE.
<br />22. BALANCING OF PHASES:
<br />IT IS UNDERSTOOD THAT SOME CIRCUITING MAY BE CHANGED DUE CONSTRUCTION CONDITIONS. THIS IS
<br />ACCEPTABLE. HOWEVER, ALL PHASES SHALL BE BALANCED TO WITHIN 10% OF EACH OTHER AS
<br />ORIGINALLY DESIGNED.
<br />23. CONDUITS:
<br />A. RIGID GALVANIZED STEEL CONDUIT SHALL BE USED FOR ALL EXPOSED & ABOVE GROUND AREAS.
<br />B. ALL BRANCH CIRCUIT WIRING RUN IN CONCEALED WALLS AND CEILING SHALL RUN IN ELECTRICAL
<br />METALLIC TUBING.
<br />C. ALL UNDERGROUND WIRING SHALL RUN IN SCHEDULE 40 PVC PIPING. UG CONDUITS SHALL BE
<br />INSTALLED A MINIMUM OF 24" BELOW GRADE.
<br />D. REAM ALL CONDUITS TO REMOVE ANY SHARP EDGES.
<br />E. ALL CONDUITS SHALL RUN PARALLEL AND PERPENDICULAR TO BUILDING WALLS, STRUCTURAL
<br />MEMBERS AND CEILING LINES. DIAGONAL RUNS SHALL NOT BE ACCEPTED. RUNNING OF CONDUITS
<br />OVER AND THRU LIGHT FIXTURES SHALL NOT BE ACCEPTED.
<br />F. ALL CONDUITS SHALL BE SECURED IN PLACE PER NEC CHAPTER 3.
<br />G. ALL CONDUITS BETWEEN BUILDINGS SHALL RUN UNDERGROUND UNLESS OTHERWISE NOTED.
<br />24. WIRING:
<br />ALL WIRING SHALL BE NEW AWG OR KCMIL THWN COPPER UNLESS OTHERWISE NOTED. ALUMINUM
<br />WIRING SHALL NOT BE ACCEPTABLE UNLESS OTHERWISE NOTED. WIRE SIZES 8, 10 & 12 SHALL BE
<br />SOLID COPPER. LARGER SIZES MAY BE STRANDED COPPER. ABANDONED WIRING IN CONDUIT RUNS
