The exemption allows you, as the owner of' your property, to act as your own coatsactor vrith certaia restrictions even though you do not ha.ve a license. You must provide direct onsite supervision of the constructioa yourself. You ma.y build or improve a one-family or two-family reside�ce or a farm outbuilding. You may also build or improve a commercial building, provided your costs do not exceed $25,000. The building or residence must be for yovr own use or oceupanc_v. It may not be built or substantially improved for sale or lease. If you se1:1 or lease a building you have built or substantially improved yourself' within 1 year aftES the constniction is complete, the law wi.11 presume •that you .built or substantially i.mproved •if for sale or laase, which is a violati.on of this exemptiori. You may not hire an unlicensed person to act as your contractor or to supervise people working on your building. It is your responsibility to make sure that people P�ployed by you have licenses rec�,;red by state law and by county or municipal licensing ordinances. You may not delegate the responsibility for supervising work to a licensed contractor v�rho is not. licensed to perform the work being dona. Any parson working on your building who is not licensed must work under your diract supervision and must be P�Ployed by you, which means that you must deduct F.2.C.A. and withholding tax and provide workers' compensation for that employee, a11 as prescribed by law.
