That he or she shall comply with the following conditions: 1. That the owxier and_he or she alone sha11 act as the builder for a11 phases of construction. 2. That the owaer wi11 comply with a11 provisions of the City of Zephyrhills ordinances and codes p2='tinent to the building. 3. That in the event varicus phases of construction are subcontracted, he will gngage only •properly licansed subcontractors aad will persosially supesvise such vrork. 4. That in the event the Building Inspector shall re�,�re corrections to be made, the o�aner will assume full responsibility to insure �they are made, and upon completion will ca11 for a reinspectioa before proceeding wi.th the building. 5. That the owner sha11 ass�e fu11 responsibility for the constsuction and wi11 not eapect_ supervision of his mork from the City of Zephyrhills Building Department. 6. 2'2�sat prior to final inspection aay additional fees, including reinspection fees, must be paid ia ful1. The exemption allows you, as the owner of' yovr property, to act as your own contractor with certain restrictians even though you do not have a license. You must provide direct onsite supervision of the construction yourself. You may build or improve a one-fami.ly or two-family reside�ce or a farm outbuildixzg. You may also build or improve a commerci.al �++,;1.�;Tq, provided your costs do not exceed $25,000. The buildiag or residsnce must be for yovr own use or oceupancy. It may nct be built or substantially improved for sale or lease. If you sell or lease a building you have built or su2�sta=itially i�proved yourself within 1 year after the coastruction is camplete, the lam wi11 pres�e �that you built or substantialZy improved •if for sale or laase, which is a violation of this exemption. You may not hire an unliceased pErson to act as your contractor or to supervise people working on your buildi.ng. It is your responsibili:ty to make sure that people employed by you have licenses rern,;red by state law and by county or municipal licensing ordinaaces. You may not delegate the responsibility for supervising work to a licensed contractor who is not. licensed to perform -the work beiag doaa. Any person working on your building who is aot liceased must work under Zrour direct supervision and must be employed by you, which meaas that you must deduct F.2.C_A. and withholcling t=T and provide workers' compensatioa for that employee, a11 as prescribed by law.
