Seller has reviewed and approved the Purchase Money Mortgage and Note, (if <br /> applicable) and Buyers arrangements for frre insurance, and liability insurance, (if applicable). <br /> 4. Buyer and Seller hereby certify that no real estate commission is due t:o any realtor as a <br /> -.. �result of this transaction other than as shown in the attached closing statement. <br /> 5. The undersigned hereby acknowledges that the Tax Proration is based upon the prior <br /> years tax bill unless the current years tax biil has been issued, and the mortgage lender (if <br /> any), and Meridian Tit1e Company, Inc., are not responsible for the accuracy of the proration <br /> and any further re-proration of taxes will be made between Seller and Buyer. In order to file, you must appear at the Prope►ty Appraiser's Office in the <br /> County Courthouse where your property is located anytime prior to February 28 of first year <br /> follawing the year within which the conveyance takes place. You must take your recorded <br /> deed, and each year thereafter, the County wil! notify you of continuing the homestead or <br /> other applicable exemption status. Failure to do this will resuit in higher property taxes and <br /> increase in your monthly mortgage payments, if taxes are escrowed by your Mortgage holder <br /> -�� <br /> (if appiicable). <br /> 8. Buyer and Sefler hereby agree that any private agreements made by and between the <br /> parties herein, will be handled by the Buyer and Seller and that Meridian Title Company, Inc., <br /> has no part or responsibility or knawledge regarding said private agreements.
