Buyer and Seller hereby certify that no real estate commission is due t:o any realtor as a -.. �result of this transaction other than as shown in the attached closing statement. 5. The undersigned hereby acknowledges that the Tax Proration is based upon the prior years tax bill unless the current years tax biil has been issued, and the mortgage lender (if any), and Meridian Tit1e Company, Inc., are not responsible for the accuracy of the proration and any further re-proration of taxes will be made between Seller and Buyer. In order to file, you must appear at the Prope►ty Appraiser's Office in the County Courthouse where your property is located anytime prior to February 28 of first year follawing the year within which the conveyance takes place. You must take your recorded deed, and each year thereafter, the County wil! notify you of continuing the homestead or other applicable exemption status. Failure to do this will resuit in higher property taxes and increase in your monthly mortgage payments, if taxes are escrowed by your Mortgage holder -�� (if appiicable). 8. Buyer and Sefler hereby agree that any private agreements made by and between the parties herein, will be handled by the Buyer and Seller and that Meridian Title Company, Inc., has no part or responsibility or knawledge regarding said private agreements.
