You may also build or improne a commerci.al building, provided your costs do aot exceed $25,000. The building or residsrace must be for your ovan use or occupancy. It may not be built or substantially improved for sale or lease. If you se1.l or lease a bvilding you have built or substaatially improved yourself �vithin 1 ygar after the constniction is complete, the law wi11 pres�e •that you built or substantially improved if for sale ar lease, which is a violation of this ex�ption. You may not hire an ualiceasad pErson tc act as your contsactor or to supervise people working on your building. It is your respoasibili:ty to make sure that people employed by you lzave licesises rez,;red by state la�r and by county or muni.cipal liceasi.ng ordinances. You may not delegate the responsibility for supervising vvork to a licensed contractor who is not. licensed to perform the work beixag daae.
