The exemption allows you, as the owner of your propPSty, to act as yovr own contsactor with certain restsictions even though you do not bave a licesise. �You must provide direct onsite supervision of the construction yovsself. You may bvild or improve a one-fam�.ly or two-family residence or a fasm outbuilding. You may also bvild or improve a commercial building, provided your costs do not exceed $25,000. The building or residence must be for yovr own use or occupancy. It may not be built or substanti.ally improved for sale or lease. If you sell or lease a bvilding you have built ot substasitially improved yours�lf within 1 year after the constsucti.on is camplete, the laW wi.11 presume •that you bvilt or substantial2y improved �i-f for sale or lease, which is a violation of this eaemption. You may not hire an unliceas�d person to act as your contsactor or to supexvise people working an your building. 2t is your responsibili:ty to make sure that people employed by you have licesises re?,;red by sta.te law and by county or muni.cipal licensing ordinances. You may not delegate the responsi.bility for supexvising work to a licensed contractor who is not licensed to perform t-he work bei.ng doae. Ariy p@rson working on your building who is not licansed must wosk under your diract supervision and must be P�Ployed by you, which means that you must deduct F.I.C.A. arid wit�iholding tax and provide workers' compensation for that employee, all as prescribed by law.
