All Tenant's work (including alterations and other improvements} <br /> undertaken in the Premises by Tenant shali consist af new znaterial installed in a workmanlike manner and in <br /> compliance with all applicable Iaws and regulations and shall be perfarmed anly by contractars or <br /> subcontractors wha have compiied with the Tenant insurance standards specified in Sectian 14. Said wark <br /> shall be at Tenant's sole risk and expense and Tenant shall proznptly pay all materiai therefore far Tenant. <br /> Tenant agrees nat to undertake any Tenant wark without Landlord's priar written cansent. <br /> 10.2 Tenant agrees that all impravements made ta the premises by Tenant under this sectzan are for the sole <br /> use and benefit of Tenant during the lease term, including aIl extensions. Therefore, Landlord's interest in <br /> the Fremises shall nat be subject to liens for improvements made by Tenant. Tenant shall notify all <br /> contrac�ors canstructing such improvements or supplying Iabor andlor znaterials of this lease pravision in <br /> accordance with Section 713.10, Florida Statutes. Tenant agrees to indemnify and hold harmless Landlord <br /> fram all liens, claims, expenses and damages ta persons or property (including the Premises} stemming in <br /> any mannex from Tenant's work. <br /> f 10.3 All trade fixtures and equipment installed by Tenant in the Premises shall be new ar campletely <br /> � reconditioned and shall atong with Tenant`s merehandise remain the persanal property of Tenant. Tenant <br /> may, at the expiration of the Term, remave alI its personal property that is removable withaut injury to ar <br /> defacement of the Premises, provided all Rents are paid in full and Tenant is not otherwise in default under <br /> this Lease and further, provided, that any damage to the Premises or the Shopping Center resulting fram such <br /> removal shall be simuitaneously repaired at Tenant's expense. Tenant agrees that all Tenant's persanal <br /> property in the Premises shall be at the Tenant`s sale risk and/ar those ciaiming under Tenant. Landlard shall <br /> nat be responsible to Tenant for any lass that may be oceasioned by the acts or omissions of persons <br /> occupying any space adjacent to or adjoining Tenant's Premises, or liable to Tenant for any loss resulting to <br /> , Tenant, or any of Tenant's property, caused in any manner whatsoever. <br /> � <br /> ; 1Q.4 Subject to Landlord's consent as to size, coior,type, location and specifications, Tenant may install and <br /> illuminate a sign on the upper front parapet of the Premises on the Shopping Center exterior. Tenant may <br /> also install and illuminate an under canopy sign. If there is an exterior canopy adjacent to the front of the <br /> Premises, Tenan.t agrees to provide and install thereunder a sign designed, fabricated, and installed pursuant <br /> to Landlord's specifications. Tenant agrees that it will not erect any other exteriar signs without first <br /> obtaining Landlord's w.ritten appraval. Tenant agrees to install all of said signs in conformance with <br /> applicable gove:rnment reguiations and to keep the same in a good state af repair and save Landlord harmless <br /> from an.y dama�es stemming from the instailation, maintenance, existence or removal of the same and shall <br /> repair any damage which rnay have been caused by said installation, existence, maintenance, or removal. <br /> Upon vacating the Premises, Tenant agrees to remove aI1 signs and sirnultaneously repair any damage to the <br /> Premises or Shopping Center caused by such removal. <br /> ,� � <br /> 10.5 In the event Landlord should remodel the building or fascia facade of the Premises or any portian af the <br /> Shopping Center it is agreed as foliaws: <br /> I A. The wark shall be done by Landlord at Landlord`s expense in a timely and expeditious manner. <br /> EB.
