WHEREAS,the City Council has been given authority by the State of Florida pursuant to Chapters 163 and 166,Florida Statutes,to rezone property withinthe City limits upon receipt of written consent of the landowner,together with approval of the Cty Council of said rezoning duly expressed by Ordinance;and WHEREAS,the City Council gave due public notice of he rings on the proposed rezoning as required by the Zephyrhills Land Development Code,as amen ed,and Chapters 163 and 166, Florida Statutes;and WHEREAS, the Planning Commission, sitting as the Local Planning Agency,did hold public hearing on the 16th day of March, 2021 to consider the proposed rezoning and has recommended approval;and WHEREAS, the subject property is located within the boundaries of the Zephyrhills Historic District and the request to rezone the property was heaid by the Historic Preservation Board on the 25th day of February,2021 who has recommended a proval;and WHEREAS,the City Council has determined that the R zoning category is consistent r ` with the assigned Future Land Use Classification of VC Villa e Center Overla asi established # in the adopted Comprehensive Plan and wouldpromote the general welfare of the yo and would I P P P encourage proper development within the City;and WHEREAS,the zoning amendment is consistent with the goals,objectives and policies of the Comprehensive Plan;and NOW,THEREFORE,BE IT ENACTED AND ORDAINED Y THE CITY COUNCIL OF ZEPHYRHILLS,FLORIDA,AS FOLLOWS: SECTION 1: The above Whereas clauses are hereby adopted an incorporated herein; SECTION 2: The following described lands,lying and being situated in Pasco County,to wit: Parcel ID No: 11-26-21-0010-13800-0191 Physical Address:5460 11th Street Legal Description:See Exhibit"A" Assessed in Section 11,Township 26 South,Range 21 East of Pasco County,Florida. 0.19 acres M.O.L G the zoning category is hereby changed from R4 to R2 and is inclu 4 ed within the boundaries of the City of Zephyrhills,Florida.
