<br />I. Contractor to oversee cleaning and Insure that the premises are maintained free of rubbish during construction. Final cleanup Is the

<br />2. At the termination of work, submit to Building Agent/Tenant maintenance manuals presenting full details for care and maintenance of all
<br />surfaces and equipment of every nature. Contents shall include manufacturer's and Installer's names, addresses, and phone numbers, and
<br />Instructions for Installation, start-up, operation, maintenance parts list, and data sheets.
<br />J. Contractor Is responsible for compliance with all Codes, Ordinances and Regulations applicable at project location. Contractor Is responsible
<br />for filing and securing all necessary permits, approvals, etc. for all trades.
<br />4. When 'or equal'. 'alternate'. or other qualifying terms are used, those Items shall be approved by Building Agent/Tenant and/or Architect.
<br />5. Existing materials or Items scheduled to remain that are damaged by construction shall be repaired, patched, and ref InIshed to the nearest
<br />Intersection, restoring surface to It's original condition.
<br />6. Contractor shall protect all existing walls, doors, frames, surfaces, fixtures, finishes, etc. from damage during demolition and construction. Existing
<br />materials to be removed shall be coordinated with Owner to verify if Owner wishes to salvage some. Relocation of salvaged materials, once
<br />removed, to be by the Building Agent/Tenont's forces
<br />7. Contractor shall verify and be responsible for all dimensions and Job site conditions related to this work. Any discrepancy In dimensions or
<br />special modlflcatlons required due to field conditions shall be reported to the Architect for ciariflcatlon
<br />8. The Architect does not hove control or charge of. and shall not be held responsible for construction means, methods, techniques, sequence or for
<br />safety precautions and programs in connection with work, for the acts or omissions of the contractor, sub -contractors or any other persons
<br />performing any of the work, or for the failure of any of them to carry out the work In accordance with the Documents.
<br />9. All plpes, ducts, conduit, etc., which penetrate the final slab or walls shall be Installed so as to maintain the fire resistive and structural integrity
<br />of the building construction.
<br />I0. Demolition of existing construction necessary to Install new construction and equipment Is to be performed by the contractor who is to
<br />supply and Install the new construction and equipment. Install lintels where required with prior written approval.
<br />11, Contractor to repair floor slabs, flll gaps, cracks and voids. Grind smooth any high spots or ridges. Floors to be prepared as required to
<br />receive floor finishes so that previous substrate defects cannot be detected.
<br />12. GENERAL CONDITIONS OF THE CONTRACT, AIA Document A201, latest edition, shall apply.
<br />13. All gypsum board in partitions around 'wet use areas' ( I.e.: Toilet Room(s), Laundry Room(s), Shower Room(s), etc.) shall be of molsture-resistant
<br />type, and these partitions are to be sound -rated.
<br />14. All studs, furring and miscellaneous metal accessories In walls having molsture-reslstont gypsum board are to be of galvanized metal.
<br />l5. All fire-roted partitions are to extend to deck above, and have all volds packed between the deck and top of wall with fire safeing Insulation.
<br />Floor track Is to be set in a bed of sealant. Joints In gypsum board partitions are to be taped over the full height of the partition.
<br />16. Fire extinguisher cabinets mounting height to be 2'-6' from floor to bottom of receptacle. Top of extinguisher to be 4'-0' AFF, max.
<br />17. All non-fire-roted partitions are to extend 4' above suspended ceiling grid. All such partitions are to be braced back to the structural
<br />decking or Joists with suitable sub -framing at 48' o.c., max. Provide additional framing, bracing and blocking for all required cabinetry
<br />and equipment.
<br />18. Not all listed GENERAL NOTES may apply, nor ore they all-inclusive for every work situation. Excellence, throughout the Job, does apply.
<br />19. Each new FIRE WALL, FIRE BARRIER, FIRE PARTITION, SMOKE BARRIER, SMOKE PARTITION, or any other new wall
<br />required to have protected openings shall be permanently identified with signs or stenciling above any
<br />decorative ceiling and In concealed spaces with the words,'FIRE AND SMOKE BARRIER - PROTECTED ALL OPENINGS',
<br />or similar language. Sign or stenciling to include UL Design number of partition. Such signs or stenciling shall be in 4-Inch
<br />high letters, Vp-Inch stroke, and not more than 15-feet on center. Per Florida Fire Protection Code 101:8.3.2.4.
