<br />Instructions to bidders:
<br />1. Bids shall be submitted to the owner in the manner and time frame specified and faxed to the architect at 727-867-9455 by the end of the some day.
<br />2. AA form G701 - Instructions to bidders shall apply to this project.
<br />3. Requests for information (RFI) to the architect or engineer shall be submitted in writing to the GC who will submit these RFI to the architect. Facsimile and legible handwritten
<br />requests are acceptable. Subcontractors shall not contact the design professional directly for interpretations. Responses will be issued in writing to all parties.
<br />4. This project does not require a payment bond, a performance bond nor a completed AIAA312.
<br />5. The contractor shall be responsible for securing all required building permits and paying for permit and inspection fees. Permit and impact fees will be considered a
<br />reimbursable cost to the owner.
<br />6. Unless specifically requested and approved, allowances in lieu of a price are NOT acceptable.
<br />7. Additional printing shall the contractor's responsibility. .
<br />8. Bids shall be considered valid for 45 days.

<br />General conditions of the construction contract:
<br />1. AIA document A201 shall be considered a part of this contract.
<br />2. The contract documents are intended to show the scope of work in sufficient detail for permitting, for creating a construction proposal and to help define a complete
<br />construction project.
<br />3. The contractor shall consider this scope of work a complete construction project and shall bid it as such.
<br />4. The contractor shall be responsible for the means and methods of construction.
<br />5. The contractor shall be responsible for coordination of all of the trades and work implied by a trade. One trade's work maybe partially defined on the pages generally used
<br />to define another trade. The general contractor shall be responsible for biding and building a complete project.
<br />6. The contractor shall be responsible for understanding the entire scope of work and forwarding requests for information if clarification is required.
<br />7. The contractor shall foresee long lead items and coordinate their delivery within the construction schedule.
<br />8. The contractor shall be responsible for the openings and supports required by mechanical and electrical equipment.
<br />9. The contractor shall be responsible for blocking for equipment.
<br />10. The contractor shall be responsible for site safety.
<br />11. The contractor shall maintain an appropriate level of liability insurance and produce evidence of such insurance with the first application for payment.
<br />12. The contractor shall be responsible for full time field project supervision and shall keep a copy of the construction documents on site at all times.
<br />13. Contractor shall maintain a broom clean site and shall be responsible for removing all debris promptly during construction.
<br />14. Provide temporary bracing where applicable.
<br />15. Contractor shall utilize forms standard to the industry, preferably AIA forms wherever applicable.
<br />16. All equipment supplied as a art of the contract shall bear a UL label.

<br />17. All work shall conform to applicable building codes and ordinances.
<br />18. Applicable codes shall take precedence over the drawings. The contractor shall be familiar with applicable codes and laws.
<br />19. Contractor shall abide by applicable OSHA regulations and other site safety standards.
<br />20. Contractor shall be responsible for submitting certified materials testing including compacted fill and concrete on projects where it is applicable.
<br />21. Prior to the first application for payment, the contractor shall submit a construction schedule detailing construction activities and a completion date. After a 45-daygrace
<br />period, the owner may choose to deduct a $100 per calendar day penalty for work not complete by the completion date.
<br />22. CAD files will not be available for the contractor or trades.
<br />Quality of construction:
<br />1. Contractor shall use only qualified site supervision staff and subcontractors who have a documented record of successful work in their field of expertise.
<br />2. Construction shall conform to the standards of each industry or trade.
<br />3. Construction shall conform to the recommendations and standards of each product manufacturer.
<br />4.Wood that contacts concrete shall be pressure treated. GWB in shower rooms shall be moisture resistant "green board". GWB at oil exterior walls shall be Dens Glas
<br />paperless wall board.
<br />5.Substandard or non -conforming work will not be accepted.
<br />6. Contractor shall be responsible for maintaining manufacturer's guarantees and the ratings of assemblies during construction.
<br />7. The contractor shall guarantee all work for one year against any defective materials and workmanship.
<br />8. Professional observation of construction by the architect or engineer is intended to help assure conformance with the contract documents. Observation does not imply
<br />warranting the construction.
<br />Addenda and field orders:
<br />1. The contractor shall maintain an up to date field set of plans incorporating all addenda, revisions made to the permitted set of plans, field orders and other changes to the
<br />drawings. Changes may be faxed during construction and must be incorporated on the larger sheets.
<br />2. A response to quote requests and field orders shall be submitted to the architect and owner within 10 days of issuance.
<br />3. The contractor shall be responsible for obtaining a written approval to change orders.
<br />4. The contractor shall be responsible for updating permits with any changes made during construction.
<br />Request for substitution
<br />1. Contractor shall submit any proposed substitutions or requests for information to the architect in writing, preferably during the pricing process.
<br />2. It shall be the contractors' responsibility to submit request for substitution and other construction submittals in writing in a timely manner to not affect the construction schedule.
<br />Payments:
<br />1. No application for payment will be processed without all applicable notice to owner letters.
<br />2. No application for payment will be processed without all applicable release of lien letters.
<br />3. No application for payment will be processed without a current schedule for construction on file.
<br />4. No application for payment will be processed until a copy of the contractor's license and proof of insurance has been submitted to the owner.
<br />5. Applications for payment AIA G702 and G703 shall be completed and forwarded to the architect with a standard "Release of Lien" form. All Change Orders shall be
<br />forwarded to the architect and shall contain sufficient detail from which to be evaluated.
<br />6. Ten percent of project payments will be retained urnil project completion.
<br />Existing -site conditions: ;
<br />1. Contractors shall visit the site and become familiar with the existing conditions before submitting a,proposal for -construction or commencing with the work. Contractors shall
<br />be responsible for verifying the existing site conditions prior to submitting a price for the work.
<br />2. Should an irregularity, discrepancy, or unforeseeable conditions arise; it shall be the responsibility of each trade to notify the general contractor. The general contractor shall
<br />notify the architect immediately.
<br />3. The contractor shall be responsible for demolition, cutting, patching, and the preparation of all surfaces for construction.
<br />4. The contractor shall coordinate access to the building, staging, temporary dumpster, access to utilities and similar items before commencement of construction with an owner's
<br />representative.
<br />5. The contractor shall be responsible for the safety of the construction site. The contractor shall erect temporary barriers and signage in conformance with the building
<br />department and governing codes whenever applicable.
<br />6. The contractor shall review the ratings of walls, penetrations and other assemblies within the scope of work and assuring that each has a valid UL rating.
<br />Site development:
<br />1. The recommendations of the soils engineer shall be considered included in the scope of work. - .
<br />2. The contractor shall coordinate the field placement of the transformer and the configuration of the electric service with the local utility.
<br />3. The contractor shall coordinate the connection to water, sewer and electric with the local utility companies.
<br />Submittals
<br />1. Submittals shall be reviewed and approved by the contractor prior to forwarding to a design professional for comment.
<br />2. Submittals clearly intended for one of the architect's engineers shall be forwarded directly to the engineer with a transmittal directing the engineer to review and then forward
<br />to the architect for processing. A copy of the transmittal shall be faxed to the architect simultaneously.
<br />3. Time frame for the review of all submittals shall be 14 days.
<br />4. Submittals are not "approved" by the design professional. They are "reviewed" as a courtesy, The submittal process does not modify the contractor of the obligations of the
<br />contract documents.
<br />5. Five copies of each submittal are required, one shall be in full color for the owner with four (black and white) copies for the architect, engineer, and contractor,
<br />6. Proposed substitutions shall be submitted as such. The submittal process is not the appropriate method for requesting substitutions.
<br />7. Submittals anticipated include:
<br />Cabinetry, Carpet, paint and other finishes, Detailed Construction Schedule, Doors, frames and hardware, Electrical fixtures and equipment, HVAC fixtures and equipment,
<br />HVAC layout coordinated with project conditions including access widths, Irrigation plan, Payment Applications, Notices to Owner and Lien Releases, Plumbing, Windows
<br />8. Required field observation requests:
<br />The contractor shall call for the following field observation from the architect:
<br />1. Prior to back filling underground utilities.
<br />2. After locating plumbing, electrical and reinforcing steel in slab and prior to pouring concrete slab.
<br />3. After filling masonry with insulating foam and prior to pouring tie boom.
<br />4. After locating wall mounted electrical and data boxes and prior to drywall.
<br />5. After final grading and prior to pavement, walks and landscape
<br />Close-out:
<br />1. The contractor shall be responsible for having the work complete prior to calling for a walk through with the owner and architect. The contractor shall furnish a punch list of
<br />any items not yet complete and the reason for the incompleteness.
<br />2. The contractor shall advise the owner of pending insurance changeover requirements.
<br />3. The contractor shall submit certificates of final inspection from all authorities having jurisdiction.
<br />4. The contractor shall submit all owner's manuals, warrantees and service agreements.
