JEu LOW-,TY CLERK <br /> :S130'04 03 13pT 1 of 57 <br /> OR BK 5922 PC 279 <br /> WHEREAS, traditional development districts encourage mixed use, compact development that is <br /> pedestrian in scale and sensitive to environmental characteristics of the land, and facilitates the <br /> efficient use of services within the City; and <br /> WHEREAS, these developments contain shopping, employment, residences, and recreational <br /> uses located within close proximity with each other and are efficiently organized to provide for <br /> the daily needs of the residents; and <br /> WHEREAS, traditional neighborhood-type districts provide for a range of housing types together <br /> with efficient circulation systems for pedestrians, non-motorized vehicles, and motorists that <br /> serve to successfully integrate the various land use activities; and <br /> WHEREAS, the City Council of the City of Zephyrhills has determined that it is in the best <br /> interest of the growth of the City to create traditional development standards to allow and <br /> encourage strong neighborhood identity and focus. <br /> NOW, THEREFORE, BE IT ORDAINED BY the City Council of the City of Zephyrhills, <br /> Florida, as follows: <br /> SECTION 1. Article VI, Part 6.06.00 of the Land Development Code is amended to create new <br /> Sections 6.06.01 through 6.06.07 as attached hereto in Exhibit"A". <br /> SECTION 2. Article VII, Part 7.11.00 of the Land Development Code is amended to create new <br /> Sections 7.11.01 through 7.11.06.04 as attached hereto in Exhibit "B". Tables 7.11.01 through <br /> 7.11.10 are also hereby incorporated by reference and made a part hereof. <br /> SECTION 3. Article XIII, Section 13.020.00 of the Land Development Code is amended to add <br /> the following new definitions: <br /> Arcaded Sidewalk: A covered pedestrian walkway contiguous to a street, plaza or square <br /> that is open to the public. <br /> Build-to Line: An alignment established a certain distance away from the curb line along <br /> which the front elevation of a building must be built. <br /> Corner Store: A small store located in a multi-story mixed use building devoted to the <br /> retail sale of a limited line of food and household items with a corner entrance. <br /> Record and Return to: ## <br /> City Clerk's Office <br /> 5335 8th Street <br /> Zephyrhills, FL 33542 <br />
