ktu <br /> EXHIBIT "A" <br /> Ordinance No.: 7 5 3-0 0 <br /> I. GENERAL DEVELOPMENT STANDARDS: <br /> The General Development Standards were prepared by the City of Zephyrhills. These <br /> requirements guide and restrict the planning, design, and development of both individual <br /> sites and the overall complex. <br /> These regulations are supplemental to the City of Zephyrhills existing zoning classification <br /> of AP-2(Airport Related Zoning District). They establish the site plan review process and <br /> the general development standards. <br /> The development standards for Zephyrhills Industrial Air Park are as follows: <br /> 1. General Intent and Purpose <br /> The intent of the general development standards contained herein is to guide the planning, <br /> design and development of a business and light industrial center. The business and light <br /> industrial center is to be perceivable from the integrity of its overall design. Development <br /> quality through site planning, streetscapes, architectural design, materials and workmanship <br /> of all buildings and structures is encouraged in the guidelines contained in this text. <br /> 2. Land Utilization <br /> The Zephyrhills Industrial Air Park development has been divided into four basic groups: <br /> - Office <br /> - Office Research and Development <br /> -Light Industrial <br /> • Aviation Related Businesses <br /> 3. Definitions of Terms <br /> Building Site - shall mean any lot, or portion thereof, or two or more contiguous <br /> lots, or portions thereof, or a parcel of land upon which commercial, industrial, cafeteria, <br /> office building, or buildings and appurtenant structures may be erected in conformance with <br /> the requirements of these covenants. <br /> Board - shall mean the Airport Authority and/or City Council. <br /> Improvements - shall mean and include commercial, industrial, cafeteria, office <br /> building or buildings, out buildings appurtenant thereto, parking areas, loading areas, fences, <br /> masonry walls, hedges, lawns, mass plantings, and any structures of any type or kind located <br /> above or below ground. <br /> Building Lines- shall mean the minimum distance which commercial, industrial, <br /> cafeteria, office building, or any structures of any type or kind located above ground shall <br /> be set back from property or street lines. <br /> Side Building shall mean the boundary or property line dividing two adjoining <br /> Site Line- building sites. <br /> Front Building shall mean the boundary or property line dividing two facing building <br /> Site Line - sites or street lines. <br /> Park - shall mean the Zephyrhills Industrial Air Park. <br /> SPR- shall mean Site Plan Review Committee <br />
