Regardless of the provisions of this text, no construction shall be allowed within the <br /> boundaries of Zephyrhills Industrial Air Park, except that which complies with all <br /> provisions of applicable building codes. <br /> B. Any land use proposal or development standard not specifically covered by this text <br /> shall be subject to the regulations of the City of Zephyrhills having jurisdiction over <br /> the real property which comprises Zephyrhills Industrial Air Park. <br /> C. Any request by a property owner for modification of applicable building, zoning or <br /> land use regulations must first be approved by the Airport Authority /City of <br /> Zephyrhills. <br /> D. The owner (other than City of Zephyrhills) must occupy at least one-third (1/3) of <br /> the building constructed unless otherwise specifically approved in writing in advance <br /> of occupancy by City of Zephyrhills. <br /> E. The owner(other than City of Zephyrhills) shall commence building construction no <br /> later than one year from the signing of lease. <br /> F. The owner shall complete building construction no later than eighteen (18) months <br /> from the signing of lease. <br /> 5. Permitted Uses <br /> The intent of this section is to outline the uses permitted within the park which <br /> include: professional offices, business offices, government facilities, aviation related <br /> business, commercial, light industrial manufacturing and associated retail, assembly <br /> or service industries. Zephyrhills Municipal Airport Authority and the City of <br /> Z ephyt hills has the right to restrict the manner in whichany parcel is used within <br /> the center. <br /> Unless otherwise specifically prohibited herein, any industrial or business use will be <br /> permitted if it is performed or carried out entirely within a building that is so <br /> designed or constructed that the enclosed operations do not cause or produce a <br /> nuisance to adjacent sites such as vibration, radio frequency interference, sound, air <br /> pollution, water pollution, emission of toxic or noxious odors, or toxic or nontoxic <br /> matter. <br /> 6. Site Plan Review <br /> Each site plan will be required to be reviewed by City of Zephyrhills Site Plan <br /> Review Committee with emphasis on the following design considerations: loading <br /> area orientation, parking facilities, landscape and irrigation, structural screening, <br /> signage, lighting, building size, height, setbacks, fencing, and other such <br /> requirements. <br /> II. SPECIFIC DESIGN STANDARDS <br /> The Airport Master Plan for Zephyrhills Industrial Air Park features a well balanced <br /> combination of industry, commercial support services, and professional offices. To promote <br /> and preserve this harmonious unity, these design standards are intended to guide the <br /> planning, design, construction, and maintenance of Zephyrhills Industrial Air Park. <br /> The following design standards focus on typical design elements, including the most <br /> common elements of design, construction, landscaping, signage, lighting, parking, utilities, <br /> and site planning. <br /> Adherence to these design standards will result in an efficient, environmentally attractive <br /> complex, and help to enhance and protect the value of the property. <br />
