OR BK 3544 PG 1690 <br /> 4 of 9 <br /> Exhibit A - to City of Zephyrhills Ordinance No. 632 <br /> The following data and analysis was presented and approved <br /> by motion by the City Council of the City of Zephyrhills, <br /> Florida at public hearings held on February 26, 1996 and <br /> March 11, 1996, and serve as Exhibit A of Ordinance No. 632, <br /> providing for a proposed amendment to the Comprehensive Plan <br /> of the City of Zephyrhills. <br /> I . Annexations: <br /> 1. Availability of and demand upon services: <br /> A. Potable Water and Sanitary Sewer: <br /> a. City of Zephyrhills - 33 acres. Water currently serves <br /> the site and sewer can be provided. Sewer is available and <br /> serves other properties located at the municipal airport, <br /> which abuts this site. This property is located within an <br /> industrial land use designation, with its highest use and <br /> based upon like development in the city, it is estimated that <br /> actual water consumption could total 5,246 GPD and 3,672 GPD <br /> of wastewater. (This site is a former parachute center. ) <br /> b. Hammond site - 4.7 acres. Designated within an industrial <br /> land use, no utilties are on site. City code requires <br /> connection to city water and sewer when both are available to <br /> the property. Development will require immediate connection <br /> to the city system. This site is adjacent to the city site <br /> Na above) . Estimated water consumption is 1,311 GPD and 918 <br /> GPD of wastwater usage. <br /> c. Armstrong property - . 8 acre. This parcel, located within <br /> a residential land use designation, is a single family <br /> residence. While previously located outside the city limits, <br /> this property is within the city' s utility service area and <br /> receives city services. Average water usage totals 135 GPD <br /> and 101 GPD of sewer. <br /> d. Moates property - 5 acres. This parcel has a residential <br /> land use. Water and sewer lines adjoin this property (at the <br /> 10 acre first phase) on the north. The owner/developer will <br /> be required, per City policy and detailed in the City' s Land <br /> Development Code, to extend lines onto this property at their <br /> cost. As a proposed residential development of 15 single <br /> family homes, at its highest use, 2,092 GPD of water and <br /> 1,569 GPD of sewer will be used. <br /> Density is estimated at no more than 3 . 3 units per acre. The <br /> City Utilities Department estimates average residential <br /> household usage of 135 gallons per day. It also assumes that <br /> 75% of water usage is returned to the wastewater system. <br /> e. Phyllis Rose site (Great Spring Water Co. ) - 8.75 acres. <br /> Located within a current residential land use, this site <br /> abuts an industrial facility to the north. Proposed land use <br /> designation is industrial. Water and sewer is available at <br /> the northern site. Estimated highest usage is 2,587 GPD of <br /> water consumption with 1,810 GPD of sewer usage. <br /> These annexations will not adversely affect or impact the <br /> City' s ability to provide potable water and sanitary sewer. <br /> B.
