Tampa, Florida. <br /> 6500: CONDITIONAL USE <br /> A conditional use is a use not permitted as a matter ofright. . <br /> The approval of the City Council must be' obtained prior to the <br /> commencement of any conditional use, and. further, such <br /> conditional use.'may only be located in zoning districts 'in which <br /> conditional uses are .'identified as possible uses of property. <br /> • <br /> ' . A. Written Form . • <br /> ,The approval of the City Council shall 'be in a written, forme <br /> ' issued to an applicant after the completion of a review process . <br /> as set forth below.— <br /> B. Review Procedure <br /> Applications for a ,conditional use shall be submitted to the <br /> Director of Development. The Planning Commission and the City <br /> • Council shall hold separate public hearings on such an <br /> • application within sixty days after all information and facts <br /> comprising the application have been submitted. Due public <br /> notice, as defined :in Florida Statutes 163. 170, shall be given <br /> prior to said hearings. .The Planning Commission shall hold its <br /> hearing .and transmit. an advisory recommendation of approval or <br /> ' denial to the City Council. 'An application fee shall be <br /> established. by . the City. Council . <br /> C. Standards of Approval of Conditional Uses <br /> The City Council may, at its discretion, grant approval of a <br /> conditional use application if the evidence presented at the <br /> • public hearings establishes compliance with the following <br /> standards: <br /> • <br /> 1 . The proposed conditional 'use will not adversely <br /> affect or contribute to' the deterioration of quality of life, or <br /> ' property values in the immediate neighborhood; . <br /> 2. ' The proposed _conditional use is consistent with the <br /> character of and existing land use patterns in the surrounding <br /> area <br /> :3.- The proposed conditional use will not create or <br />
