6-60 <br /> which fall within this section include youth shelter, youth <br /> crisis, youth attention, spouse abuse, displaced youth and adult, <br /> mental health, substance and alcohol abuse, offender halfway, or <br /> facilities serving persons adjudged delinquent or criminal . <br /> C. Any group or congregate care facility required to be <br /> licensed by the Florida State Department of Health and <br /> Rehabilitative Services may be authorized by the City with <br /> respect to any approval of a Special Exception, Conditional Use, <br /> or building permit subject to obtaining such state license as may <br /> be required and to the continuing validation of the same. <br /> D. Group and congregate facilities shall meet all <br /> applicable building, fire, safety and health code requirements of <br /> the State of Florida, Pasco County, and the City of Zephyrhills. <br /> All permits or licensures issued by the City will be subject to. <br /> initial and continuing compliance with all applicable <br /> requirements. <br /> E. No group or congregate care facilities shall be located <br /> within a radius of one thousand five hundred feet of another <br /> congregate or group care facility, as measured from property line <br /> to property line at the closest point. <br /> F. A group home facility which treats less than seven <br /> persons shall be treated as a one-family dwelling for the <br /> purposes of determining lot area, lot width, building setback, <br /> building height, parking, sign, fence and other miscellaneous <br /> requirements of the respective zoning district in which such <br /> facility is located; however, the owner of the facility must <br /> operate and reside there on a full-time basis. In addition, no <br /> such facility shall be designed to house more individuals per, or <br /> within, one bedroom than permitted by the state licensing <br /> authority. <br /> G. Expansion of the capacity of a given group or congregate <br /> facility by more than ten percent from the originally approved <br /> capacity shall require reapplication and all attendant <br /> procedures. <br /> H. The building for a group or congregate living facility <br /> must provide a minimum of 1,200 square feet of living floor area <br /> for the first four residents and 120 additional square feet of <br /> living area for each additional resident. Twenty percent of the <br /> site must be landscaped and not covered with an impervious <br /> surface. <br /> I . The maximum number of residents at any group/congregate <br /> care facility is limited to three times the dwelling unit density <br /> per acre as established within this Code. The maximum resident <br /> capacity of a facility to be use for density calculations will be <br /> the maximum number approved by the Florida Department of Health <br /> and Rehabilitative Services or other regulatory agency. <br />
