expected to generate 2 tons of garbage annually. <br /> (2) Smith Cattle and Grove: As a residentially <br /> designated site, based on 3 .3 dwelling units per acre, with a LOS <br /> of 1 . 5 tons per year, it is estimated that this site could generate <br /> 24 tons per year. <br /> (3) Nye: Using actual figures for the site immediately <br /> east, it is expected that this site will generate 1 . 5 tons <br /> annually. Furthermore, small office operations within the City are <br /> presumed to generate tonnage similar to that of a single family <br /> dwelling unit. <br /> (4) Townview Medical Arts Partnership: The four acres <br /> designated commercial land use, can be expected to generate 53 tons <br /> of solid waste per year. This figure is based upon figures used in <br /> previous amendments pertaining to like development. For example, <br /> it is assumed that 35 acres of commercial/medical facilities <br /> developed at maximum, will generate 142 yards of solid waste per <br /> week, or 7, 384 yards annually. Dividing that figure by acreage and <br /> then converting yardage to tonnage, results in a four acre parcel <br /> generating 53 tons of solid waste per year. For the remainder of <br /> this parcel, the City estimates each dwelling unit generates 1 .5 <br /> tons annually. With a highest use figure of 207 units on the <br /> remaining 31 acres, total solid waste usage is 310 . 5 tons per year. <br /> All solid waste collected within the City of Zephyrhills is <br /> delivered to the Pasco County Transfer Station, and in turn <br /> delivered to the Pasco Resource Recovery Plant. The Resource <br /> Recovery Plant has capacity to handle 1, 050 tons per day. Pasco <br /> County estimates it will be at least nine years before the plant <br /> reaches its capacity. <br /> These annexations will not adversely impact the City' s solid <br /> waste service. <br /> C. Drainage: <br /> Florida Adventist Association <br /> Smith Cattle and Grove <br /> Nye Annexation <br /> Townview Medical Arts Partnership <br /> All sites under development or redevelopment within the City of <br /> Zephyrhills handle their drainage (run-off) on site. Each is <br /> treated as a new facility and all development is required to <br /> provide on-site retention of stormwater of sufficient capacity to <br /> assure that post-development run-off is no greater than pre- <br /> development conditions . The adopted level of service standard is <br /> a 25 year storm of 3 . 6 inches of rainfall in one hour. <br /> These annexations will not adversely impact the City' s <br /> drainage service. <br /> D. Traffic Circulation: <br /> (1) Florida Adventist Association: This parcel, with <br /> potential development of a church, can be expected to generate 63 <br /> trips daily. <br /> (2) Smith Cattle and Grove: This site, with potential <br /> build-out of 26, 000 square feet, is expected to generate 1, 440 <br /> trips per day at full use. Interim construction of the initial <br /> 7, 000 square feet will generate 395 trips per day. <br /> (3) Nye: This half acre parcel will be joined for <br /> development with a similarly sized site that currently is used as <br /> a professional office.
