(2) Smith Cattle and Grove: As a Fesifleritially recreationally designated site, with <br /> a LOS of 1.5 tons per year, it is estimated that this site could generate 24 tons per year. <br /> (3) Nye: Using actual figures for the site immediately east, it is expected that this <br /> site will generate 1.5 tons annually. Furthermore, small office operations within the City are <br /> presumed to generate tonnage similar to that of a single family dwelling unit. <br /> (4) Townview Medical Arts Panneiship: The four acres designated commercial <br /> land use, can be expected to generate 53 tons of solid waste per year. This figure is based upon <br /> figures used in previous amendments pertaining to like development. For example, it is assumed <br /> that 35 acres of commercial/medical facilities developed at maximum, will generate 142 yards <br /> of solid waste per week, or 7,384 yards annually. Dividing that figure by acreage and then <br /> converting yardage to tonnage, results in a four acre parcel generating 53 tons of solid waste per <br /> year. For the remainder of this parcel, the City estimates each dwelling unit generates 1.5 tons <br /> annually. With a highest use figure of 207 units on the remaining 31 acres, total solid waste <br /> usage is 310.5 tons per year. <br /> All solid waste collected within the City of Zephyrhills is delivered to the Pasco County Transfer <br /> Station, and in turn delivered to the Pasco Resource Recovery Plant. The Resource Recovery <br /> Plant has capacity to handle 1,050 tons per day. Pasco County estimates it will be at least nine <br /> years before the plant reaches its capacity. <br /> These annexations will not adversely impact the City's solid waste service. <br /> C. Drainage: <br /> Florida Adventist Association • <br /> Smith Cattle and Grove <br /> Nye Annexation <br /> Townview Medical Arts Partnership <br /> All sites under development or redevelopment within the City of Zephyrhills handle their <br /> drainage (run-off) on site. Each is treated as a new facility and all development is required to <br /> provide on-site retention of stormwater of sufficient capacity to assure that post-development run- <br /> off is no greater than pre-development conditions. The adopted level of service standard is a 25 <br /> year storm of 3.6 inches of rainfall in one hour. <br /> These annexations will not adversely impact the City's drainage service. <br /> D. Traffic Circulation: <br /> (1) Florida Adventist Association: This parcel, with potential development of a <br /> church, can be expected to generate 63 trips daily. <br /> (2) Smith Cattle and Grove: This site, with potential build-out of 26,000 square <br /> feet, is expected to generate 1,440 trips per day at full use. Interim construction of the initial <br /> 7,000 square feet will generate 395 trips per day. <br /> (3) Nye: This half acre parcel will be joined for development with a similarly <br /> sized site that currently is used as a professional office. A like use is expected, and will generate <br /> 52 daily trips. <br /> (4) Townview Medical Arts Partnership: Again, using actual figures for similar <br /> development, this 4 acre commercial parcel is estimated to generate 848 trips daily. This figure <br /> is based on actuals that a parcel twice this size with like development generates 1,696 trips daily. <br /> For the 11.5 acres planned for single family development, with a potential build-out of 3.3 units <br /> per acre and an average 9.25 trips per day, can expect to generate 351 trips daily. The 19.5 acres <br /> planned for multi-family use and with a build-out of 175 units and an average of 7.52 trips daily, <br /> can expect to generate 1,316 trips pre day. <br /> '13113220130920 <br />
