118 <br /> After receipt of the Council review the City Manager <br /> shall take the appropriate action, based on the applications <br /> conformance to the stated objectives and regulations of this <br /> Ordinance . The applicant shall be notified in writing of <br /> the reasons for said rejections . <br /> SECTION 4. PERMITTED USES . Upon designation of an <br /> area for use as a mobile home park or subdivision, the <br /> following permitted uses shall be allowed: mobile homes and <br /> accessory or support facilities customarily incidental to the <br /> operation of the facility. This would include such things as <br /> laundry facilities to serve the residents , recreational <br /> facilities , and -maintenance facilities (completely contained in <br /> enclosed structures) , necessary to serve the facility . <br /> SECTION 5 . DEVELOPMENT STANDARDS FOR MOBILE HOME PARKS . <br /> Mobile home parks may be developed as permitted by the <br /> City Council ' s written authorization and in accordance with <br /> the following requirements : - <br /> A. Minimum site area of ten (10) acres . <br /> B . Minimum lot area of four thousand (4, 000) square <br /> feet . <br /> C . Maximum possible gross density 8 . 8 dwelling units <br /> per acre . <br /> D. Mobile homes shall be separated from each other <br /> and other structures by at least fifteen (15) feet . <br /> E . (a) A set-back of fifteen (15) feet in width from <br /> all property lines of parcels of different <br /> use except for public streets shall be pro- <br /> vided and maintained in each mobile home <br /> park. Such set-back shall not be consider- <br /> ed to be part of an abutting mobile home <br /> space nor shall said set-back be used as <br /> part of the recreation area. <br /> (b) Front set-backs from existing or planned <br /> centerlines of rights-of-way of public <br /> thoroughfares shall be required if the <br /> set-backs in (a) are less than the follow- <br /> ing . <br /> 11/ - <br /> 1 . Major and minor arterials - 145 <br /> feet from centerline. <br /> 2 . Collector Streets - 70 feet from <br /> centerline. <br /> 3 .
