124 <br /> SECTION 8 . SITE AND DEVELOPMENT PLAN. <br /> A. Procedure : Where by the terms of this <br /> Ordinance a site and development plan is required which <br /> shall be prior to the issuance of a building permit , such <br /> site and development plan shall be submitted to the City <br /> 111 <br /> Manager. He shall circulate the site and development plan <br /> for comment and criticism to the City Council and any other <br /> City officer or department which may have a responsibility <br /> for some aspect of the site and development plan. The City <br /> Manager shall review the site and development plan applica- <br /> tion within thirty (30) days from the date of submission of <br /> all data required in this section for an adequate review. <br /> B . Contents . The site and development plan required <br /> to be submitted under subsection A above and by the require- <br /> ments of this Ordinance shall include the following elements , <br /> where applicable: <br /> 1 . Statements of ownership and control of the <br /> . proposed development . <br /> 2 . Statement describing in detail the character <br /> and intended use of the development . <br /> 3 . General location map , showing: relation of the <br /> . site for which site and development plan <br /> approval is sought to major streets , existing <br /> utilities , important physical features in <br /> and adjoining the project, and the like. <br /> 4. A site plan containing the title of the project <br /> and the names ofthelproject planner and developer <br /> date, and north arrow and, based on an exact <br /> survey of the property drawn to a scale of <br /> sufficient size to show (a) boundaries of the <br /> project, any existing streets , buildings , water <br /> courses , easements , and section lines ; (b) <br /> exact location of all buildings and structures ; <br /> (c) access and traffic flow and how vehicular <br /> traffic will be separated from pedestrian and <br /> other types of traffic ; ,.(d) off-street park- <br /> ing; (e) recreation facilitie's locations ; (f) <br /> all screens and buffers ; (g).. refuse collection <br /> areas ; and (h) access to utilities and points <br /> of utilities hookups . <br /> 5 . Tabulations of total gross acreage in the- project <br /> and the percentages thereof proposed to be devoted <br /> to (a) various permitted uses ; (b) ground <br /> coverage by structures ; and (c) impervious surface <br /> coverage . <br /> EC 9 .6 • <br /> PAGE 6"12 <br /> e <br />
