Special Exception Uses • <br /> 1 . Flea Markets <br /> 2. Utility and Public Structures <br /> C. Lot Requirements <br /> 1 . All buildings shall have frontage on a dedicated public <br /> street. • <br /> 2. Minimum lot dimensions: 20 feet wide <br /> 3. Minimum landscaped area: 10% <br /> 4. Firelanes determined to be adequate by the Fire Chief shall <br /> be provided. <br /> 5. Curb cuts shall not be made in excess of those determined <br /> to be.,adequate by the Police , Fire, and Planning Depts . <br /> D. Building Requirements <br /> 1. All buildings must be in compliance with the Southern <br /> Standard Building Code . <br /> 2. Minimum setbacks: • <br /> front, 20 ft. when the frontage road easement is 60 ft. or less <br /> 0 required if frontage road easement exceeds 60 feet. <br /> side, 0 on interior sides ; 10 ft . when side abuts street <br /> rear, 10 feet <br /> . Maximum height: 2 story <br /> E. Off-Street Parking <br /> 1 . Off-street parking spaces shall be within 300 feet of the <br /> building they serve . <br /> 2. Retail stores and other places for trade or business. shall . <br /> provide 1 space .for every 200 sq. ft. of floor area for <br /> public use . . <br /> 3. Furniture , appliance , decorating, hardware , plumbing and <br /> electric, and other "showroom" centers shall provide 1 space <br /> for every 800 sq. ft. of floor area for public use . <br /> 4. Office buildings shall provide 1 space for every 200 sq. ft. <br /> of floor area. <br /> 5. Restaurants and taverns shall provide 1 space for every 50 <br /> sgaft. _"of floor area for public <br /> 6. Theaters , auditoriums , and other places of assembly shall <br /> provide 1 space for every 5 seats provided for assembly. <br /> 7. Food markets and grocery stores shall provide 1 space for <br /> every 100 sq. ft. of floor .area for public use .. <br /> 8 . Dance halls , roller rinks , clubs , lodges , and other similar <br /> places shall provide 1 space for every. '200 sq. ft. of floor <br /> area. <br /> 9 . Bowling alleys shall provide ' 5 spaces for each alley. <br /> F. Buffers <br /> 1. Buffers shall be provided by commercial establishments <br /> where said businesses abut residential zones . <br /> 2. All outdoor storage within the view of adjoining properties <br /> shall be obscured by buffers. <br /> 3. Buffers shall be in the form of opaque walls, fences , or <br /> sscreen-oplalattng,aand shall be a minimum of 6 feet tall .. <br /> -Landscape -buffers shall bedesigned to be 75% or more <br /> opaque within 1 year after start of construction. <br /> G.
