RERECORD WITH EXHIBIT A INTR# <br /> ' 09/05/2019 11:06am Page 1 of 3 <br /> Rcpt: 2087533 Rec: 27.00 <br /> DS: 0.00 IT: 0.00 <br /> Nikki Alvarez-Sowles, Esq. <br /> Pasco County Clerk & Comptroller <br /> ORDINANCE NO.: 1385-19 <br /> ij/ AN ORDINANCE OF THE CITY OF ZEPHYRHILLS, FLORIDA <br /> APPROVING THE 5622 AND 5630 11TH STREET PLANNED UNIT <br /> DEVELOPMENT ("PUD") IN ACCORDANCE WITH THE PROVISIONS <br /> OF SECTION 166.041, FLORIDA STATUTES; PROVIDING FOR <br /> CODIFICATION, CONFLICT SEVERABILITY, AND AN EFFECTIVE <br /> DATE. <br /> WHEREAS, the property located at 5622 and 5630 11th Street, Zephyrhills, FL was <br /> originally developed as a 3,000 SF house of worship and last used as such over 30 years ago; and <br /> WHEREAS,the applicant/owner, Kathleen Reed, seeks to revitalize and reuse a building <br /> constructed in 1933 that has outlived its original intended use (first, as a house of worship, then <br /> later as a large residence)by redeveloping it into four(4) apartments, each approximately 750 sf; <br /> and <br /> WHEREAS,the proposed redevelopment is consistent with the designated future land use <br /> of residential urban (RU) and is under the maximum density allowed by the RU future land use <br /> classification; and <br /> WHEREAS,the current zoning would require the 3,000-sf structure to be utilized only as <br /> a house of worship or a single-family dwelling; and <br /> WHEREAS,the size of the structure is significantly larger than any single-family dwelling <br /> in the neighborhood where the property is located; and <br /> WHEREAS, a request for compliance determination with the terms of Sec. 6.04.01 C (6) <br /> modification to minimum site size from one (1) acre to .38 acre is requested on the basis that the <br /> proposal is an adaptive reuse project in the central core of the city where one(1) acre parcels are <br /> the exception rather than the rule; and <br /> WHEREAS, the proposed site plan, devised upon the presumption that the proposed <br /> zoning designation of PD will be approved, was presented and approved at the Site Plan Review <br /> Committee meeting held on June 18th, 2019; and <br /> WHEREAS, the proposed zoning change to Planned Unit Development ("PUD") was <br /> reviewed by the Planning Commission on July 16, 2019.
