Finished lot grading plan for each lot to be reviewed / approved by City Planning <br />Department to ensure that there is no extensive cut / fill outside of the house pad prior to <br />issuance of individual home building permits; <br />7.) Home builders shall provide staggered front yard setbacks, not less than two feet on <br />adjacent lots and shall be allowed to reduce the rear yard setback a distance equal to the <br />additional front setback; <br />8.) Monotony Control — houses shall be required to have sufficient differences in both front <br />elevation and color schemes, and includes the following situations being subject to the <br />monotony code: <br />2. 1 Two houses on each side of a proposed home that all face the same street. <br />2.2 The houses directly across the street from the proposed home. <br />2. 3 One house on each side of the house directly across the street from the proposed <br />home. <br />9.) Roofing shingles shall be dimensional type shingles, commonly referred to as architectural <br />shingles; <br />10.) Street Trees and two trees per lot shall be provided; <br />11.) Decorative underground lighting to be provided; and <br />12.) PVC Fencing to be provided along the Kovac's property. <br />SECTION 3: All ordinances or parts of ordinances in conflict herewith are hereby repealed to <br />the extent of such conflict. <br />SECTION 4: That if any section, sentence, clause, or phrase of this ordinance is held to be <br />invalid or unconstitutional by a court of competent jurisdiction, then said holding shall in no way <br />affect the validity of the remaining portions of this ordinance. <br />SECTION 5: This'Ordinance shall become effective upon passage on the second reading and <br />signing by the Mayor. <br />The fegaiiig [Ordinance No. 1412 -21 <br />rectlar 'imeeting a#e .
