SPECIFICATIONS <br />DIVISION ONE - GENERAL REQUIREMENTS <br />SECTION 01010 - SUMMARY OF THE WORK <br />1. The work includes interior tenant buildout within an existing <br />commercial building all in accordance with the Contract Documents. <br />2. The performance of all construction under this contract shall conform <br />to all applicable local codes and ordinances and the Federal <br />Occupational Safety and Health Standard. <br />3. The Contractor must exercise proper precaution to verify figures shown <br />on the drawings and must notify the Architect if discrepancies are found. <br />4. Mechanical, Plumbing and Electrical drawings are diagrammatical. <br />Contractor to furnish and install all items necessary for a complete, <br />first-class installation or that are essential for proper operation of work <br />indicated. <br />5. All materials to be incorporated into the project shall be new. If <br />required, the contractor shall furnish satisfactory evidence as to kind <br />and quality and meet all specification standard and requirements. <br />6. The contractor shall store all materials for construction and protect <br />from rain, pilferage and damage. Contractor shall obtain insurance <br />covering same. <br />7. Verification of field measurements or conditions shall remain the <br />responsibility of the Contractor. <br />SECTION 01720 - PROJECT RECORD DOCUMENTS <br />1. Maintain at the job site one copy of all Contract Drawings and Project <br />Manual. Clearly mark the Drawings as "Project Record Copy"; maintain <br />in good condition, available at all times for inspection by the Architect. Do <br />not use for construction. <br />2. Mark up the most appropriate Document to show: <br />a. Significant changes made during the construction process. <br />b. Significant detail not shown in the original Contract <br />Documents. <br />3. Keep Project -Record Documents current. Do not permanently conceal <br />any work until the required information has been recorded. <br />4. Use red line on all documents. In marking the Drawings use the same <br />symbols, legends, etc. as used on the Drawings to identify like material, <br />piping, etc. <br />5. Submit Project Record Documents to the Architect upon completion <br />of the Project and prior to final payment. <br />DIVISION TWO - SITEWORK <br />(No work in this division) <br />DIVISION THREE - CONCRETE <br />(No work in this division) <br />DIVISION FOUR - MASONRY <br />(No work in this division) <br />DIVISION FIVE - METALS <br />SECTION 06120 - STRUCTURAL STEEL <br />1. Comply with AISC "Code of Standard Practice for Steel Buildings <br />and Bridges", AISC "Specifications for the Design, Fabrication, and <br />Erection of Structural Steel for Buildings", AISC "Specifications for <br />Structural Joints using ASTM A-325 or A-490 Bolts" and the AWS <br />D1.1 "Structural Welding Code". <br />2. Qualify welding processes and Welding operators in accordance with <br />the AWS "Standard Qualifications Procedure" <br />3. Submit shop drawings showing complete details and schedules for <br />fabrication and assembly of members. <br />4. Steel product specifications are as follows: <br />a. Structural steel shapes, plates and bars to be ASTM A-36. <br />b. Cold formed steel tubing to be ASTM A-500 Grade B <br />C. Hot formed steel tubing to be ASTM A-501 <br />d. Anchor bolts to be ASTM A-307 non -threaded type (unless <br />otherwise indicated) <br />S. High strength fasteners to be hexagonal structural bolts <br />(medium carbon steel) as per ASTM A-325. <br />5. Provide welding electrodes as per AWS code. <br />6. Shrink -resistant grout to be nonmetallic as manufactured by Burke <br />Company, US Grout Corp. or equal. <br />7. Splices in structural members shall not be permitted without prior <br />approval. <br />8. Shop paint structural steel work except for portions of members to be <br />embedded in concrete or which are to be welded or bolted with friction <br />type connectors. <br />SECTION 05400 - METAL STUDS <br />1. Provide "C" shaped cold -formed metal studs as manufactured by <br />U.S. Gypsum or equal. Provide manufacturer's recommended size, <br />gage and type for height and spacing, condition and application shown <br />on the drawings. <br />2. 16 gage and heavier units to be fabricated of ASTM A 446 sheet steel. <br />3. 18 gage and lighter units to be fabricated of ASTM A 446, A 570, or <br />611 sheet steel. <br />4. Provide runner tracks secured at a maximum of 16" on center. Provide <br />fasteners at ends and corners of tracks. <br />5. Frame openings larger than 2'-0" square with double stud at each <br />jamb of frame. Install runner tracks and jack studs above and below <br />openings. Install horizontal stiffeners in stud system at not more than <br />4'-6" on center. <br />DIVISION SIX - WOOD AND PLASTICS <br />SECTION 06200 - ROUGH CARPENTRY <br />1. Provide labor and materials for all wood grounds, nailers, blocking, <br />framing, wood furring, etc. <br />2. Comply with the following wood product quality standards: <br />a. Lumber standards - PS 20 <br />b. Plywood standards - PS 1 / ANSI - A199.1 and APA <br />3. Nominal sizes of lumber are indicated, except as shown by detail <br />dimensions. <br />4. Provide dressed lumber, S4S unless otherwise indicated, seasoned <br />lumber with 19% maximum moisture content at time of dressing. <br />5. Provide exterior or interior grade plywood as required by field <br />application. Provide 18 gage hurricane clips (Heckman or equal) <br />6. All wood exposed to weather or in contact with masonry shall be <br />pressure treated in accordance with AWPB LP-2. <br />7. Furring for gypsum drywall, unless otherwise indicated, provide 1" x 2" <br />furring at 16" on center vertically. <br />DIVISION SEVEN - THERMAL AND MOISTURE PROTECTION <br />SECTION 7200 - INSULATION <br />1. Extent of insulation work is shown on drawings, by generic name or by <br />abbreviation. <br />2. Insulation to be as follows: <br />a. Exterior wall insulation to be %" foil -faced rigid type <br />(R-Max or equal). <br />b. Interior wall sound insulation shall be 4" batt <br />insulation. <br />3. Comply with manufacturer's instructions for the particular conditions of <br />installation in each case. If printed instructions are not available or <br />do not apply to project conditions, consult manufacturer's technical <br />representative for specific recommendations before proceeding with <br />work. <br />4. Extend insulation full thickness as shown over entire area to be <br />insulated. Cut and fit tightly around obstructions, and fill voids with <br />insulation. Remove projections which interfere with placement. <br />SECTION 07900 - JOINT SEALERS <br />1. Provide elastomeric sealants to seal and make watertight all exterior <br />joints as required. <br />2. Provide caulking compound to fill or close interior joints where <br />expansion and contraction are of no consideration and where <br />appearance is of primary importance. <br />3. Caulking compound shall be architectural grade non -shrink elastic <br />caulking compound conforming to federal specifications TT-C-598. <br />4. Sealants shall be one of the following types: <br />Manufacturer Masonry and Concrete All other areas <br />G.E. Silprup 1200 <br />Dow Coming 790 786 <br />PRC - 500 <br />5. Color of caulking compound and sealants shall match adjacent surfaces <br />where not painted. <br />DIVISION EIGHT - DOORS AND WINDOWS <br />SECTION 08100 - DOORS AND WINDOWS <br />1. Provide doors and windows as indicated on the drawings and as <br />scheduled. Conform to all manufs installation requirements. <br />DIVISION NINE - FINISHES <br />SECTION 09250 - GYPSUM DRYWALL <br />1. Gypsum wallboard products: <br />a. Standard gypsum wallboard shall be 48" wide with tapered <br />edges, 5/8" thick and shall conform to ASTM C-36 <br />b. Water resistant gypsum wallboard shall be self furring 48" <br />wide sheets, 5/8" thick and conform to ASTM C-36. <br />2. Products and metal accessories: <br />a. Corner beads and casing beads shall be standard <br />galvanized steel section and manufactured for use with <br />drywall construction. <br />b. Nails shall be annular ring nails conforming to ASTM C- <br />380. <br />C. Screws shall be self -drilling, corrosion resistant screws <br />with Phillip heads. <br />3. The gypsum wallboard shall be installed by an approved, <br />experienced drywall applicator normally engaged in this trade. <br />4. Water resistant gypsum wallboard shall be applied to walls in toilets <br />5. Gypsum wallboard of maximum practical length shall be used so that <br />an absolute minimum number of end joints occur. Boards shall be <br />brought into contact with each other but shall not be forced into place. <br />gypsum board joints at openings shall be located so that no end joint will <br />align with edges of openings. All end joints shall be staggered. <br />6. Apply gypsum board with the length at right angles to the supporting <br />members. Center abutting ends or edges over supports. <br />7. Fasteners shall be spaced not less than 1/8" from ends and edges of <br />wallboard. Wallboard shall be held in firm contact with support slightly <br />below the surface of the wallboard with care being taken while fasteners <br />are being placed. Heads shall be dimpled to break the paper face. <br />8. Apply gypsum board with fasteners spaced 12" on center in the field <br />and 8" on center along vertical edges. <br />9. All joints, internal angles, dimpled comers and edges shall be <br />reinforced and finished using the 3-coat system. Allow 24 hours for <br />drying time between applications of cement. Sand the cement after <br />each coat is dry to a smooth surface effectively concealing the joints <br />or fasteners. <br />10. Joint treatment products shall be fiber reinforced tape and ready mixed <br />joint compound and toppings compound as recommended by the gypsum <br />board manufacturer. <br />11. Comer beads shall be applied to all external comers. Casing beads <br />shall be applied around all wall or ceiling openings. <br />12. All materials shall be delivered to the job site in unbroken manufs <br />containers and shall be properly stored and protected from the <br />elements until use. <br />SECTION 09900 - PAINTING <br />1. Paint all exposed surfaces unless otherwise indicated. All paints shall be <br />first -line, premium quality as manufactured by Sherwin Williams. <br />2. Refer to drawings for painting schedule. <br />3. All interior walls / ceilings shall receive 1 coat of latex based primer <br />followed by 2 finish coats of paint scheduled. <br />4. All exterior painted surfaces shall receive 2 coats of paint scheduled. <br />SECTION 10800 - TOILET ACCESSORIES <br />1. The extent of each type of toilet accessory is shown on the drawings <br />and schedules, and as described in these specifications. <br />2. Deliver accessories to the job in protective cartons; store in a safe <br />place protected against damage. <br />3. Coordinate with Section 06200 Rough Carpentry for the accurate <br />location of all wood blocking required for the anchoring of toilet room <br />accessories. <br />4 Installer must examine the areas and conditions under which <br />accessories are to be installed and notify the Contractor in writing of <br />conditions detrimental to the proper and timely completion of the work. <br />Do not proceed with the work until unsatisfactory conditions have been <br />corrected in a manner acceptable to the Installer. <br />5 Provide anchors, bolts, and other necessary anchorages, and attach <br />accessories securely to walls and partitions in locations as shown. <br />6 Install concealed mounting devices and fasteners where possible, <br />fabricated of the same material as the accessories, or of galvanized <br />steel, as recommended by manufacturer. <br />7 Secure accessories to adjacent walls and partitions complying with the <br />manufs instructions for each item and each type of substrate. <br />8 Mount all accessories in handicap accessible toilet rooms as required <br />by all applicable codes. <br />DIVISION TEN - SPECIALTIES <br />(No work in this division) <br />DIVISION ELEVEN - EQUIPMENT <br />(No work in this division) <br />DIVISION TWELVE - FURNISHINGS <br />(No work in this division) <br />DIVISION THIRTEEN - SPECIAL CONSTRUCTION <br />(No work in this division) <br />DIVISION FOURTEEN - CONVEYING SYSTEMS <br />((No work in this division) <br />DIVISION FIFTEEN - MECHANICAL <br />SECTION 15400 - PLUMBING <br />1. All plumbing materials, fixtures and installation shall comply with all <br />requirements of the Florida State Board of Health's Sanitary Code, <br />the Florida Building Code and the Florida Plumbing Code. <br />2. The work consists of cold water supply piping, soil waste and vent <br />piping, plumbing fixtures and trim, flashings for roof penetrations, <br />and connections of equipment supplied by others. <br />3. All materials shall be new and shall bear underwriters' label, where <br />applicable. <br />4. All work shall be performed by a licensed plumbing contractor, in a <br />first-class workmanlike manner. The completed system shall be fully <br />operative and acceptance by engineer or architect must be a <br />condition of the subcontract. <br />5. All work shall be coordinated with other trades, to avoid interference <br />with the progress of construction. <br />6. Verify locations, size, elevations and materials and present state of <br />all existing utilities, prior to beginning construction. Advise Owner of <br />any discrepancies. <br />7. Water piping to be Type 'L' copper, with wrought solder fittings, except <br />where noted otherwise. <br />8. Soil, waste and vent piping to be schedule 40 PVC, together with <br />schedule 40 PVC fittings. Fittings on waste lines to be drainage pattern. <br />All joints to be made with approved cement applied in strict accordance <br />with the manufacturer's published instructions. <br />9. Install readily accessible gate valves in all branch water lines serving <br />any room having plumbing fixtures. All fixtures must be provided <br />with readily accessible stops. <br />10. Where dissimilar metals are to be joined, approved insulating unions <br />shall be used. <br />11. Contractor shall guarantee all materials and workmanship free from <br />defects, for a period of not less than one (1) year, from date of <br />acceptance. <br />SECTION 15500 - HEATING, VENTILATION AND AIR CONDITIONING <br />1. HVAC Contractor shall install HVAC units, diffusers and ductwork as <br />shown on the drawings for a complete and operable Air Conditioning <br />system to provide Heating, Cooling and ventilation comfort in accordance <br />with Ashrae Standards. Contractor to provide all ductwork, thermostat <br />wiring, electrical hookup etc. to provide a fully operational system. <br />2. Drawings are diagrammatic. Do not scale the drawings for the exact <br />location of equipment, piping, ductwork, etc. <br />3. These drawings are not intended to show every minor detail. The <br />Contractor shall furnish and install all items required for a complete, <br />acceptable working installation. <br />4. All work shall be performed by a licensed Contractor, in a First -Class <br />workmanlike manner. The completed system shall be fully operative <br />and acceptance by Owner is a condition of the Sub -contract. <br />5. All work shall be coordinated with other trades, to avoid interference <br />with the progress of construction. <br />6. All workmanship and materials shall be in strict accordance with <br />applicable National, State and Local Codes, Rules and Ordinances. <br />7. All materials shall be new and shall bear underwriters' label, where <br />applicable. <br />8. Ductwork below roof to be spiral metal type as indicated on the <br />drawings. Fabricate and install in strict accordance with the <br />manufacturers' instructions. <br />9. Air distribution accessories shall be of aluminum with volume controls as <br />manufactured by 'Metalaire', or approved equal, unless shown or <br />scheduled otherwise. All grille finishes to be white. <br />10. All elbows must be furnished with approved turning vanes. <br />11. Branch takeoffs must be provided with approved, adjustable, <br />accessible air extractors. <br />13. Filters to be throw -away type, unless noted otherwise. Locate in air <br />handler and/or at return grille. <br />14. Furnish and install all temperature controls under this contract, <br />including humidity controls, where applicable. <br />15. Mount thermostats 64 above floor, unless otherwise noted. <br />16. Install firestats in units over 2000 CFM <br />17. Provide all required roof openings, additional steel reinforcing, roof <br />curbs and flashing at new rooftop unit locations as required. <br />18. Contractor shall guarantee all materials and workmanship free from <br />defects, for a period of not less than one (1) year from date of <br />acceptance, unless noted otherwise. <br />DIVISION SIXTEEN - ELECTRICAL <br />1. Comply with the requirements of the latest edition of the National <br />Electrical Code, and applicable rules and regulations of Local and <br />State Laws and Ordinances. <br />2. Do not scale the drawings. Refer to Architectural Plans and <br />Elevations for locations of equipment. Confirm exact location from <br />approved shop drawings with Owner. It is not the intent of these plans to <br />show every minor detail of construction. Any discrepancies shall be <br />called to Architect's attention. The Contractor is expected to furnish and <br />install all items for a complete electrical system and provide all <br />requirements necessary for equipment to be placed in acceptable, proper <br />working order. <br />3. The electrical installation shall meet all standard requirements of local <br />Utility Company. Verify service requirements, current characteristics and <br />transformer data, prior to commencing any work. <br />4. All cutting and patching, excavation, compacting, backfill, etc., required <br />for the electrical work shall be done by the electrical contractor. <br />5. All materials shall be new and shall bear Underwriters' and Union <br />Labels, where applicable. <br />6. All work shall be coordinated with other trades to avoid interference <br />with the progress of construction. The final locations of all <br />equipment shall be verified with the Owner or his appointed Agent. <br />7. All work shall be performed by a licensed Electrical Contractor, in a <br />First -Class workmanlike manner. The completed system shall be <br />fully operative and acceptance by Architect must be a condition of <br />the Sub -Contract. <br />8. Load data is based on information given Engineer at the time of design. <br />Verify all equipment, panel sizes, protective devices and feeders before <br />ordering. Obtain necessary data from the approved shop drawings of <br />the various Subcontractors. <br />9 The Electrical system shall be completely and effectively grounded, <br />as required by the latest edition of the N.E.C. <br />10. Install facilities for temporary power for construction, as required. <br />Furnish and install all wiring for power and controls of all A/C systems <br />and mechanical equipment. Wire starters and control devices furnished <br />by others. Furnish and install all special systems as called for on the <br />plans or specifications. <br />11. Conductors shall be copper with 600 volt insulation, unless otherwise <br />noted. #6 AWG and smaller may have 60 degree C or higher insulation <br />rating; #4 and larger shall have 75 degree C or higher insulation rating. <br />All conductors #10 and smaller may be solid. #8 and larger shall be <br />stranded. Non-metallic cables and service cords installed where <br />permitted shall have an equipment grounding <br />conductor within the cable assembly sized per N.E.C.
