<br />policy of title insurance showing no material adverse exceptions. <br /> <br />Lessee shall receive a credit toward the purchase price of the full <br /> <br />FIFTEEN THOUSAND DOLLARS ($15,000.00) option money. The Lessor <br /> <br />agrees to pay equally to ANTHONY & ASSOCIATES, INC., and LEWIS <br /> <br />ABRAHAM REALTOR a total commission of ten percent (10.0%) of the <br /> <br />sales price for their services. SEVEN THOUSAND FIVE HUNDRED DOLLARS <br /> <br />($7,500.00) of the option money shall be paid equally to the <br /> <br />Realtors when received as part of their total commission, or, if a <br /> <br />purchase does not take place, shall constitute the full commission <br /> <br />payable to them. The balance of the commission shall be paid at <br /> <br />closing. Lessee shall pay the purchase price in cash at the <br /> <br />closing. The obligation to pay rent shall terminate at closing. <br /> <br />11. Payment of Rent. All rents are payable to Lessor at <br /> <br />such place as Lessor shall from time to time designate in writing <br /> <br />to Lessee. <br /> <br />12 . Eviction Process. It is expressly understood and <br /> <br /> <br />agreed, by and between the Lessor and Lessee that if the rent or <br /> <br /> <br />any part thereof shall be in arrears for thirty (30) days or more, <br /> <br /> <br />or if the Lessee defaults in any of the covenants or agreements <br /> <br /> <br />herein contained, the Lessor at his option may declare the said <br /> <br /> <br />tenancy granted hereunder ended and enter into the said premises, <br /> <br /> <br />either with or without process of law, to expel, remove and put out <br /> <br /> <br />Lessee using such force as may be necessary in so doing, without <br /> <br />being liable to prosecution or damages. <br /> <br /> <br />13. Attorney Fees. It is agreed that in the event that <br /> <br />it is necessary for the Lessor to employ an attorney for the <br /> <br />collection of any delinquent rentals or for either party to employ <br /> <br />4 <br />
